The Arc Student Residence - Housing

This building could be the worst option possible. In my experience, I stayed there for one year, and here are my reasons:

1- Staff members are so impolite and they are not responsible for any building-related issues.

2- The building is not safe. Literally everyone can come and stay in the shared areas, especially at night because no staff is there.

3-I don't think the amenities are worth the price. It doesn't make sense to spend that much on something so basic.

The manager only care about rent and the money you pay, not about you or your comfort, and even now, 4 months after I left, the deposit has not been refunded to us yet.

I NEVER recommend this residence to anyone:)
An update on my review, even after one year moving, they kept my deposit and the 10 days extra rent for ever, not paid.still the worst place in my opinion:)

The ARC has exceeded my expectations in many ways. The community here is fantastic, and the amenities are top-notch. I've been really happy with my decision to move here.

I mean its alright but for the price you should be getting better though but that's just my personal opinion.

Highly recommended for students coming into Manitoba for the first time. It's directly opposite UoM and has all the facilities required to start a new home.

I had a beautiful experience while staying there. I was welcomed with open hands by everyone. Very friendly workers as well, my favorite being Jelitza. She’s soo friendly and very helpful. Overall a great experience

This is the only best apartment around here it’s new and beautiful and the staffs at the lobby are great, beautiful and are eager to respond to any issue you are having. I am loving my time here and i will always recommend it to others.

There are both advantages and disadvantages, but I am relatively satisfied.good point
-The building is relatively new and clean
-Because grocery store and bus stop are near, it is relatively convenient for movement. (if you don’t have a car)
-close to university
-There is a study room (but often without chairs)

Bad points
-Anyone can pass through the auto lock
-Rent is expensive for a studio
-sometimes noisy because next to the building is under construction
-There are only two cooking stoves

One of the best places for students to reside in. Super close to UofM and the building has security. Everyone’s super friendly and welcoming.

In my opinion the place itself is not bad, but it's really expensive! Just for one small room (a bachelor unit) you have to pay same amount as one bedroom unit! I believe the most problem with ARC is it's rentals which doesn't worth at all! Especially because its a student residents, it should be cheaper than others. If they won't reduce the rental for next year, I definitely will move because it doesn't worth at all.

If you value quiet in your own apartment…pick somewhere else.i have been hearing obscenely loud music from my neighbours for the entirety of my lease.i have made countless noise complaints and spoke directly to the manager, there has been no consequences and no change.i am literally counting down the days until i can move out to escape the insufferable noise.upon complaining about the noise i was told to leave my unit and go somewhere else, instead of staff taking care of the issue.laundry machines get disgusting with soap residue and dryers will burn holes in your clothes if you don’t have them set to the lowest possible setting.underground parking sounds convenient until you’re surrounded by garbage, cigarette butts, and broken glass.staff is not especially friendly, and overall unhelpful.

I have recently moved to arc. I must say that the experience itself is like living in a luxurious hotel. The apartments are good. The building has laundry, gym, indoor games and other amenities too. Recently, they arranged a yoga class for the arc residents which was amazing. Many buildings in winnipeg may have gym but yoga room and class cannot be found everywhere. We have both in arc. I hope they keep more yoga sessions because it is very helpful for me being a MBA student to focus on health and calming my mind. Looking forward for more yoga sessions.

The worst place to rent. I recommend never renting here as the staff are incredibly unhelpful.

You pay $1250 for a studio apartment half the size of my living room now.

Living at the arc has been the absolute worst experience in my life.
The reception people are genuinely rude apart from Jelitza. It’s surprising that Mona hasn’t been fired considering the fact that the entire building hates her.
The police is there every two weeks and there’s been multiple times where brown water has come out of the taps. Due to the lack of security multiple break ins have happen.
There’s way cheaper accommodations all around Winnipeg and they’re bigger and better. If you’re worried about the weather being extreme you can just get a place next to the bus stop.
I was genuinely treated terribly by the reception staff especially Mona and I really would never recommend this place to anyone.

The management makes everything too difficult. It is hard to get an exact answer from them without miscommunication. Their response to my emails were like yes and no, and not making things clear. The lease wasn't seem really official. They tried to keep the fixed date September to August on the lease which is very open to request retroactive payment, but I was planning to move in on January 1st. Btw they are kicking you out on August 20th even you pay for the whole month. When the lease does not make sense for me, I tried to take someone's lease over that I found by myself. And the management forced me to sign double lease, instead of signing the lease takeover form. According to Manitoba rental rules, officially they cannot force you to make a new lease to take someone's lease. Whatever they do is very risky for the students. They are just thinking about the money and they even don't know how to communicate to their potential tenants. Management should be changed, otherwise the reviews will get worst. Such a SCAM student residence, not worth for the money.

They just try to draw advantage from the students who seek to find a closer place to the university, or the international students they cannot provide the credit check or something. It is not the way to run a business ethically. They should be more reliable since they are just newly opened. They will proably not last long. SAD.

P. S: Eventually, I found a furnished bachelor apartment, included all utilities for less monthly payment than this SCAM residence. Don't worry about the distance to the university, your peace of mind is more important. Go check to rental websites and Kijiji that you will find better options.

This place has the worst service, some receptionist are extremely rude and disrespectful to the tenants. Some receptionist will just judge you in front of your face, and when you ask them about something their attitudes are very bad. Have never had these kind of problems with other apartments. Its just so rude, the worst experiences

Its been 4 months since i moved out and it seems my deposit return date is set to infinity. Every time i asked for it they reply in a rude manner. I'm reporting this to the Manitoba tenancy reviews this week. I need a date to get my money back.

I wanted to move in here, after takin a look at the website. Now that i have read the real people’s opinions, i don’t think its gonna be worth it. I aint no spending thousands each month to expect this in return that you have been offering to your previous tenants. Either bring in improvement or bye to the business.

The place is good if you are looking for convenience, but can get more bang for your bucks at other places. Also property management isn’t great.

Love this place. Gamesome staff at the front desk great maintenance staff have all gone above and beyond

Love the gym huge perk to my suite. I can jog to school and spend as much time as I Want in the gym. Tunes are always bumping.

The lady at the front desk is SO RUDE. I can't remember her name but she had dark hair and curly hair, round eyes and was slim. Please, if the ARC cares about customer satisfaction, FIRE HER. I'm not the only one with this opinion, I have friends living here that also had a bad experience with her. It's like she is always in a bad mood. She doesn't want to help so when you ask her for help she gets annoyed and answers rudely. At least, someone talk to her about this. I haven't had a problem with the other ladies, they are all good, it's only her that always treats tennats poorly. Some of us just take it and keep quiet, but we are still annoyed to be treated this way.

I moved to Winnipeg on my own, this wasn't a bad choice, clean and lots of ppl; It worked out for me pretty well.

Terrible service, had called in and the lady seemed very rude over the phone. It has been 3 weeks with still no follow up call. There are SO many better options in Winnipeg for students. Please do not settle on this place, incredibly high rates and little to no help from the customer care side.

One of the reception ladies is incredibly rude, she always rolls her eyes when I ask any question. She seems so bothered that she’s been asked questions when that’s literally her job. When I moved in here, I has to ask her everything because she didn’t explain how anything worked, and when I did shes always answered in a annoyed way. She has no sense of hospitality and made me feel uncomfortable for asking questions.

LOVE this place, everything is super new and shiny lol But seriously, the suites are comfortable plus always fun ppl to hangout with

Worst apartment in Winnipeg, or anywhere ever. The cost performance is ridiculously bad! I have a friend who lives here and two of them pay over 1600 dollar a month for this tiny, crude room. The cooking facility has very little power and can barely cook Chinese food or any food that requires *normal* stove power. The decoration design is WAYYY too simple (black, white, grey) that makes me depressed just seeing it, not mention to really live in it. And the chemical smell from construction hasn't been gone yet. The elevators broken the other day and two of us with another white lady had to go down 7 floors on foot! I have much more information to give but I'm afraid more information could possibly give out my friend's identity and he doesn't want this unnecessary attention. He just wants to bear the one year lease he blindly signed and leave the moment when it's over. Just don't pay for this place. Not worth it! The picture is just to prove that I don't make all these things up. I was actually IN this building.

My daughter just moved into the residence and she loves it. I was quite impressed by the facilities as well when I was helping her move. I feel like she will be safe there.
