The worst place you can live. DO NOT LIVE HERE. PLEASE READ MY EXPERIENCE. The apartments fine but the management/landlord are horrible people. They are all scam and all sketchy. Took my sublets information for the forms then switched up right after saying she can’t live there anymore. They got a picture of her drivers license. When I tried to tell them to let her stay they forced me to terminate my lease early. Is that not sketchy? The minute I call them out on it they try kicking me out too? Strange.

The landlord keeps breaking rules and says they don’t allow visitors, however, according to Ontario Law visitors are allowed to stay as a guest for up to 30 days. Majority of the rules that are posted in every apartment are illegal and the landlord/management cannot enforce such things.

Whoever made a review and said that the landlord/management are good to students is not even a real tenant of the apartment just someone the management got to write the review. They are the least understanding about student situations. I was a student at waterloo and could barely afford my rent which they knew, but they still raised my rent $120 extra because of parking. Which doesn’t make sense because theres never any parking. DO NOT LIVE HERE if you are a student. They do not care if you’re a student, they will not help anyone. The old management was so much better compared to whoever the new management is.

My experience was forcefully shortened by the landlord who just stole my sublets information and took more money from me unreasonably.

They all are corrupt.

Worse place ever! This place was occupied by thousands of cockroaches. When I asked the manager to clean them up, they didn’t take that responsibility. Additionally, they kept breaking into the suite without any notice. If they find out that you have visitors, they will charge you for $150! Which I have never seen in any other properties!

Company doesn't pay their bills either.cheapens service costs then refuses to pay when contractors do the work. Beware service providers!

Worst place ever! There is cameras but tenants still steal your ordered food at the entrance, your parking are being taken by any fool

Didn't really have many problems with the management while I was here, they're quick with maintenance requests and don't really bother us otherwise.

The new management team is responsible and efficient. They really care about my problem and help me solve it with efficiency.

Called their office to ask for a Lease Draft before to review. Lady who took the call, was quite rude and shouted like "We Make the Rules & Not you". Could gauge their customer service from this

The landlord is so nice and they always try their best to solve problems from tenants. The environment of public area is tidy and clean. Each bedroom includes independent bathroom, which is so convenient especially for ladies.

I lived in this building for 7 months. During this time, I was harrassed by management almost endlessly over trivialities. The building is in a constant state of disrepair. The owners, and management have no use for useful feedback. Don't live here.

Have signed for the third year agreement. The place is suitable for students. Managers are responsible and active for any questions raised by tenants.

I have my own bathroom and mini kitchen as well as a nice kitchen and living room to share with others. The building is clean and well managed.

They will deduct illegal 'cleaning fee' after move out. They keep doing this because the students are either not aware of the Tenant Act, or too busy to spend time suing them for a few hundred dollars. What a shame.

Worst place I've ever rented from, DO NOT rent from here! The landlord is a scammer, constantly breaking the rules, and trying to get money from tenants illegally. During my time here, the landlord entered the unit without proper notice over 10 times over a 4-month period. If you have a guest stay over for a night, he will knock on your door and enter your unit without notice, he will then immediately start yelling and demand that you pay an extra $150 a month for the other person. Additonally, the $200 key deposit was not returned in full because he charged an illegal cleaning fee of common areas of the unit (which the landlord is responsible for anyways). Myself and the other tenants kept the unit and common area in good condition, and the cleaners that he brought in simply just had to mop the floors. When I confronted him about this being illegal to not return the key deposit and charge a cleaning fee, he simply responds with, "file a report to the landlord-tenant board, I don't care" and will once again resort to yelling and consistently talking over anyone who tries to confront him on his evil ways. The building is also a mess, cleaning and painting supplies are consistently left in hallways.the machine to load money on the laundry card stopped working and was not fixed for 2 weeks.there are hundreds of fruit flies in the kitchen and rooms, even if you keep things very clean and throw out your garbage. I have stayed at many student housing locations throughout Kitchener and Waterloo, and while I obviously know the challenges that come from these living spaces, none before have been so awful that I wanted to write a review about my experience

NEVER EVER live in this place! The landlord of here will never return any cent of your deposit! He’s a liar on everything he promised. Once you argue with him about the key deposit (which is illegal in ON), he will never reply you!

The insides of the rooms are ok but any common area is like a dump (and smells like one, too).

The management is also abysmal. On 2 occasions, they entered my room without notice, while I was still in bed! They knocked twice and immediately entered without even giving me a chance to react, then they start throwing around baseless accusations of me breaking rules.

They also threw out over $100 in food from the fridge that they claimed they notified us about but everyone I talked to said that there was no such email. The main guy also only seems to know how to communicate by yelling.

Horrible! Only live here if your only other option is commuting 1h everyday.

Lived here last year. Poorest management ever seen. The elevator is always smelly. Internet is solid, but everything other than Internet is messy.

What an absolute dump. I wonder if this would pass a city inspection. Typical of university slum areas
