Lived here for a year. Generally, it was not a good experience. But the rental market in Toronto is terrible so the reality is that many people cannot afford a high-quality rental. I hope the pro & con information below is helpful to people who have limited options.

PROS:
- Very close to subway station.
- Old apartment complex, so it's rent-controlled according to law. This means your rent can only go up by a limited amount each year. In Ontario, if a rental unit was occupied for the first time after November 15,2018, there is no limit to how much the landlord can raise the rent each year. This is a huge risk for renters, so renting in an older building provides some peace of mind.
- Size of apartment. We got a two-bedroom apartment between 900 and 1,000 square feet for $2,049/month in mid-2022. It's hard to find an apartment this size for the same price. (However, note that the price was for a non-renovated unit. The kitchen cabinets and other parts of the apartment were in poor condition. A renovated unit would have cost a few hundred more.)
- You can bring your pets.
- There were a couple things we asked to have fixed in the bathroom that were completed quickly.
- If you like going for walks or bike rides, it's very close to trails.

CONS:
- Bed bugs and German cockroaches. They do pest control routinely, but it is very disruptive because you have to move all your furniture and leave the unit when they're doing the treatments, and treatments have to be repeated to be effective. When we first moved in, we discovered a lot of bed bugs in our unit and had to stay somewhere else for three weeks while they dealt with the issue. After that, we used a mattress cover, sealed most of our fabric belongings in vacuum bags, used masking tape to seal gaps in the baseboards and cabinets, and spread diatomaceous earth everywhere to protect ourselves. But we still sometimes got bitten. We threw out a lot of furniture to avoid bringing any bugs or eggs to a new place. So in addition to the disruption it caused to our lives, we spent a lot of money dealing with the issue.
- Awful laundry facilities. Picking a washer/dryer is a lottery every time. The card reader always manages to deduct money from your pre-loaded laundry card,  but 1/3 of the time the washer/dryer doesn't actually work. Building management blames the laundry equipment vendor (Coinamatic) and nothing got better during our year living there. I tried to get a refund from Coinamatic once. No response from them.
- As many others have commented, there's a particularly rude staff member in the rental office who will argue with you for no good reason and blame other staff if there's an issue or miscommunication. Beyond that individual, staff are not all bad, but it seems there's generally a culture of deflecting responsibility.
- Related to the point above, there's general administrative disorganization. For example, we did not receive our final signed lease agreement back from management until one month after we moved in. We had to push to get it. There were many things like that that happened during our stay, so we never had confidence that staff would actually do what they said they would do.

In conclusion: Look elsewhere if you have options, but if you have to go with this place, be prepared to protect yourself from pests and push for what you need from building management/staff.

Worst place you can imagine to live in. Nothing is “good” here. It was an instant regret to move here, I am moving out as soon as my lease ends and never wanna be around Pinedale Properties ever again. It’s disappointing and disgusting.

Very rude office management staff, very dirty buildings and infestation of cockroaches and bed bugs, most of time elevator doesn't work, broken mailboxes and lock of doors

This is one horrible place to live in with some lowlifes running it.
Staff in both the rental and management offices are extremely rude and racist.

Building with 1001 issues that bedbugs, plumbing and dirtiness and laundry and fire alarm and so on are nothing compare to the other hidden problems, i experienced all those plus had a big issue with my neighbour and management of building instead of investing and solve the problem prefer to ignore it and when i noticed for leaving indirectly ask for compensation i was told ;, you signed contract for one year not just a-few months and that couse the problem ;
apparently their only concern is take the money out of tenants in any way and any reason.if you have no choice but to rent in this building take my advice and before signing the contract make sure your future neighbour do not use carpentering tools at home (especially among elder tenants) if you can cope with the other problems, that was my first and last horrible experience with Pinedale properties,

The management team (Bernadette Degsi - the lady at the front) has no respect to tenants, not helpful and they give you misinformation about interest on your deposit money. When they can’t answer your questions they just ignore your emails and if you face them in person they will just say they’ll check on it and you will never heard back from them again. They just don’t’ care.

I’m gonna have this report to the tenants board.

- I had bed bugs in my room once
- The elevator always brake.
- The intercom took them 2 years to fix. So I’ve never had a chance to use it once.
- Took them 3 months to come and fix things that you file a request for.
- The laundry room is dirty and full of broken machine.
- People at reception in the gym don’t know their jobs. I applied for a member and gave every documents they asked for, a week later I picked it up and they still didn’t have my card as the person who opened my case didn’t do anything. And many others events that show they they don’t know what they’re doing.
- The fire alarm always go off for longer than 10 mins.

Stay away from Pinedale properties.

Rude lady at the rental office, I visited the place today 2022/October/21 when I reached at the visitors parking, I called for directions to the rental office. She was so rude on phone, I reached to office she looked at me with a sad face. I had to leave without asking much, she made me feel unwelcome.

Quick to take your money, slow to refund it.

I pay $80/month for reserved, secured, underground parking. On Monday June 13 2022, they closed off my spot (and 167 others) due to construction, and told me to park in Visitors Parking on a first-come-first-serve basis. The problem is when another 44 spots in Visitors Parking are also closed due to construction, the parking lot gets full on weekends and evenings, leaving you and your car stranded. It is now Tuesday August 16 2022 (2+ months later), and I am still paying $80/month for parking. The construction situation remains the same, and there is no end-date for it. When you ask the Management Office for a refund due to reduced/lost services, they will ignore your calls and emails. If you are lucky enough to not be working Mon-Fri 9-5 and are able to visit the Management Office in-person, they will only say "try spot ## or come back tomorrow". Except every alternative spot they suggested has roof damage, or is occupied by another tenant, and you are forced to keep coming back day after day.

I once parked my car in Visitors Parking in an "Authorized Tenants Only" spot, and returned to my car a day after. I found my car fenced in by construction workers! This incident resulted in me being late for work, forced to work from home, and damaged my car's paint. When I asked the Management Office for answers as to why there were no notices put up, or why my plates weren't ran through their system so that I could move my car, I got no answer.

I am very disappointed with how they handled the situation. They ultimately denied my requests and provided no answers. I have all of the above documented with photos and emails and would be more than happy to share. Please reach out to me directly.

PINEDALE PROPERTIES RUNS A BUSINESS, NOT A RENTAL. You are better off going across the street to Massey Square, or searching elsewhere.

Doing Laundry in this building is no less than a battle, you win when u succeed in picking the drier that works. Sharing my today's experience when I had to switch to 4 different driers and finally bridging the half dried clothes back. Now I am in a fix so as to how to dry them. Shelled 15 cad for a family of 4 and I do this twice a week. How heavy is this on my pocket? Who is responsible? Waiting for response.

Rude people never answer the phone for any issue don’t deserve a star poor maintenance through the property even the main entrance door broken no safety for tenants

Doing Laundary in the building is becoming a hassle day by day. All the dryers are non functional. I have been shelling out dollars like anything switching from one dryer to another, getting all the clothes back wet n half dried each time. Management tells to call the laundry customer care and no one picks up phone at coinamatic. So who is going to address the problem?

Filled with bed bugs and cockroaches - a nightmare to live here; In one year I have remained packed for 8 months only to have cockroach and bed bugs treatment and now they are back after 4 months relief
