Went to a showing run by Abbey Rentals and at the end they told us they were only considering applications who e-transferred last month's rent ($2300) to be considered and that they would e-transfer it back if we weren't chosen. Seems sketchy at best and illegal at worst.

If you are looking for a landlord that will put illegal conditions into the lease, charge you illegal fees, and has no regards for the living condition of their tenants, look no further! We have tried working with. Abbey rentals for years now. We have a dangerous porch that has caused injury several times, siding falling off the house, fences falling over, black mould, improper fixes, hasty patch jobs never to be revisited, a balcony that looks to be caving in the rooms it sits on! Even after the city has mandated repairs, Abbey rentals apparently refuses to comply, and continues to threaten us with papers that aren't even legal documents, claiming rent is unpaid, when we have the entire history on paper. Some of the neighbours are also managed by Abbey rentals, with very similar stories. Ive had some doozy landlords, but this company has absolutely no regard for the state of their properties, even when tenants are trying to communicate that their investments are in danger. Abbey rentals currently has less than a month to do repairs, as ordered by the city of Windsor, and has not shown any interest in compliance. We will see what happens when the 30 days are up.

Very disappointed with how the scheduling of my viewing was handled. I was inquiring about a pet friendly rental, but it took the agent genuinely, without exaggeration, twelve emails over two days to notice that I mentioned we have four cats (which was apparently too many, despite being within local bylaws for a three adult household) in the questionnaire she'd sent me.

Had any kind of limit been discussed, or we been informed after I mentioned it initially, I wouldn't be so frustrated. I understand that four cats is a lot of pets. However, I was informed the *same day* as my schedule viewing, when I would have had to drive an hour both ways to attend. I also had to book off work for this.

I don't know if they're spreading themselves too thin by listing on multiple websites (as the agent was also confused for a time over which rental we were discussing) or are just overworked, but the result was days of wasted effort, a ruined sleep schedule, unnecessary time off work, and suddenly learning I have one less option that marketed itself as pet friendly with zero limitations.

I've been with Abbey for 3 years and counting. I love Abbey Rentals and all the staff I have encountered. This is a management company that looks after its tenants and buildings. Great staff, extremely responsive, and always focused on continuous improvement.

Jamie and his staff have been nothing but professional with me. If i call or email them with an issue i always get a prompt response and the help i need.

I was renting with Abbey Rentals for a few years now. I never had any problems with them by far. They have staff that listens and responds to my maintenance requests. The owner sold the house that we are renting initially and they help me transition in a new home that fits my needs which are still under their management. They are incredibly awesome!

These were the pictures of the house when we moved in.first two pictures were the condition of the washer.emailed them couple times to let them clean the house, no responses at all. We had to get a new washer because we didn’t want to risk our health to use the one they provided. If you’re lucky enough, you might be able to get toilet fixed through them within 3 months.unfortunately we didn’t have any luck and we had to pay to hire someone else to fix it. Took them 3 months to process a sublet request. I really don’t want to waste my time to write reviews but I just want you to think twice/three/100 times before you decide to deal with this company.

This company has no respect for your time, living situation, well being or money. Do NOT get involved with them. They will screw you over to try and turn a little bit more money in profit.

I wish i could say i had experiences with this company to really put a decent review together but i could barely get any real communication. I told them i was interested in a few units and even called but they would always answer with one email and a question, and then ignore any further emails. Not sure what kind of slumlord runs this company but it looks like i actually got lucky by not having to deal with them as my landlord.

Olivia & Jamie were probably the single handed most unprofessional, disrespectful, ignorant people I have ever met in my entire life. I gave it a shot going to this rental agency based on some of the older reviews they've had, giving the the benefit of the doubt, and that was the biggest mistake I've ever made. They never answer there phones, they don't show up to viewings, they don't speak nicely to you what so ever, they made me run around getting all of my information to rent a home, told me I was approved, just to tell me that "head office" suddenly unapproved. I look at there site a few weeks later, its because they put the rental home up a couple hundred dollars to a ridiculous price. They need to be shut down.

The worst property management company I've ever seen. They do absolutely nothing. Their maintenance/emergency guy is totally unresponsive when trying to get a hold of him. Just wasting the owner of the buildings money.

I wish I could give them 0 starts. Very poor business, please do not waste your time. Worth the read. They almost left my homeless during a pandemic. They allowed me to move into one of there homes, approved me to take over someones lease. Made me run around getting a guarantor and sending in all of my information. Told me to go ahead and move in, our application looks great and that it will take them 2-3 days to get a lease written up and we will do it electronically due to Covid. Suddenly, I was "unapproved" and they aren't legally entitled to tell me why. They told the people we took the lease over from that it was there responsibility to get us out. (We could have stayed there for a few months but why would you want to be somewhere you are nit welcome.) Thankfully we found a new home with a great landlord, but this was a huge reality check that people are very rude, and not trustworthy. Checked there site a few weeks later and noticed they increased the rent by 250 dollars. All of that for some extra money, SLUM LORD.

Quite possibly the most unprofessional rental company out there. Unresponsive on Facebook, then when you ask to see a property you get asked a long list of personal questions.no one else does this at the pre-viewing stage.

Then we had our appt booked but agent shows up with the wrong keys. We’re told we’d get a call back, but never did. Called in again to check the status of the keys since we still wanted to look at the place, but no follow up.

Looking at all the other neg reviews now makes sense.

I felt like i needed to post my experience with Abbey Rentals after seeing some of these reviews. I have had nothing but professional and friendly interactions with Jamie and the staff at Abbey Rentals. My appointments have always been on time and never had any issues. I think some people want to complain just for the sake of complaining, but i feel like giving credit where credit is due. Again i can only speak to my experience and the friends i have that are also renting from Abbey and all of us would recommend them.

DO NOT RENT FROM ABBEY RENTALS. We signed for a house originally managed by PAD rentals (great company) than in April we got a letter in the mail saying that Abbey Rentals was going to be our new property management company. I called them saying we needed a few days for rent and they insisted we send them a EMT or we would pay a $50 late fee and interest on rent. I sent my half of rent and a few days later PAD rentals called me asking for rent. Turns out abbey rentals was not our new company and they refused to give me my money back. After finally getting in contact with someone they told me I had to email support (I already did twice) and I would maybe get my money back. I threatened the police and I got it back a few days later. A month later we got another letter in the mail saying they were our property management again, this time they surprisingly were. It took almost 3 weeks to get a response from them about paying rent and I told them about all the repairs needed in the house. About 2 weeks ago we also got a letter in the mail saying we were going to be evicted because we owed $400 of rent. They were trying to charge us $1800 for rent when our rent is $1600 a month. I mentioned about a furnace filter and they said it they put in a work order for it. 2 weeks later and it still wasn’t fixed and now our AC was broke. I went and got a furnace filter myself and they still never came to fix it. It was a heat wave and it took 3 days for them to come fix it. A few weeks later our AC broke again and someone came to fix it. He came Wednesday and said he would be back Thursday. He didn’t come back until the next Tuesday to fix it. It was another heat wave and we were not allowed to turn the AC on the entire weekend. Now, it is the THIRD time our AC has broke. The guy has come once again and said he doesn’t have time to come tomorrow to fix the AC so he might be back Monday but we’re not allowed to turn it on. We don’t have screens in our windows to open them, I have 2 dogs that need the AC and it’s a heatwave. The property manager will also randomly decide to come park her car in your only designated parking spot and leave it there for 2 days with no contact information. They NEVER answer the phone, especially on fridays. HORRIBLE company to rent from.

Did not show up for our viewing, I called 10 minutes before to make sure they were on route and was told they were. However, nobody showed up and I received a text 10 minutes after the viewing was supposed to occur apologizing because they ran into an emergency. Would be more believable if so many other reviewers didn't have the same problem, can't imagine what they would be like as a landlord. They also asked for way too much information prior to the viewing, which is not normal practice.

They gave me schedule for viewing of unit (Date & Time), but when I got there at 93 High St, no one was around and they didn't answer the phone and my text messages either. I was ignored, so didn't like the experience.

I have never came across a company that lacks basic customer service. This company was extremely rude, and I would never give them my money, No wonder they have so many bad reviews.

If I could give this place 0 stars I would, just like everyone else in the reviews. This company is the absolute rudest company I have ever dealt with, and I would never suggest anyone to give them there money. They gave me nothing but headaches and the house they gave me was absolutely terrible coming to there appliances and was flat out rude. They act like they where doing me a favour by allowing me to live there. They don’t allow you to make the home your living in, feel like home. I would never suggest anyone to go with this rental agency.
