I own a townhouse and their tree branches are taken over my backyard from a property they manage and I asked if they could get the branches cut. Sherry the lady there was very professional in handling the situation and is going to have the issues rectified. Very pleasant lady.:)

Chris Payne is an overgrown bully to interact with. Obnoxious, ill mannered, uncouth. A boor. The way this guy talks to people and continues to is gross. He looks down on females which is indicative of his lack of respect for a good chunk of tenants. He is a sorry excuse for a property manager that should not be dealing with people in any way.

Unfortunately, I took a ticket for the second time in front of the house, knowing that my car was in my parking place. I tried to object to the ticket, but unfortunately they refused. Their justification for this violation was that they issued a new parking sticker, but I was not informed of this, the parking lot is 320 Westminster Ave.
I don't give them any star!

This company has poor communication, doesn't take accountability and has proven to be dishonest.

Do not purchase or rent any property from these people! If I could give a Zero rating I would.
I live in a condo, I own on Deveron Crescent. ARNSBY has decided to take out ALL the balconies in the "complex ".
I live in a ground floor unit, which they are Not touching my patio!
They have sent me a letter from the lawyer's office stating that I have till Friday to remove my ONLY SOURCE
OF HEAT! THEY ARE SAYING IT IS MY RESPONSIBILITY TO FIND
ALTERNATE HEAT!
They know this is my Only HEAT source, I told them this on Feb. 22. Received NO response, Now the lawyer contacts me on March 14 too tell me it must be removed by Friday! HOW IS IT LEGAL TO FORCE PEOPLE TO BE WITHOUT ANY HEAT IN WINTER!
P.s. My husband has spoken with the contractor and he has stated it's not in the way; yet this is Arnsbys exscuse too have it removed!

The only company in 2023 still using covid as an excuse to not do their job. I'd like to sit on my a** all day and get paid for it too.

Moved into their new building at 440 Clarke almost a year ago and the community we have is wonderful. We made so many friends in our building. There is a few not so good neighbours, like the one bringing in sketchy people through the side exit with stolen goods all the time but mostly, it's a good place. The designers need their heads examined though, the wheelchair accessible units have no closets, almost no counter space, no linen closets or even racks to store towels and bedding and the rectangular shape makes it hard to furnish the apartment and still have room for a wheelchair to get around. The non-wheelchair units have a better layout that should have been used for wheelchair units. The superintendents here (John and Sherri) are absolutely wonderful though, they work hard to make this a nice place to live and are very personable. The biggest complaint though is the building entry is by fob only so if the power goes out, there is no alternative way to get back in except wait for someone else to come out. My boyfriend went out in the early morning hours for a smoke and was trapped outside for 2 hours in very cold weather because the building power went out due to someone breaking in. We should have keys to get into our building in case of power outage or are we just supposed to be afraid of being locked out every time there is a storm? Not a nice feeling. Arnsby you need to do better

They are the worst, the place is full of black mold & they do not care at all. No Fs given! Place is falling apart. The Landlord does nothing & is completely useless! Do not move your family into one of their places. Seriously, the worst management ever!

Absolutely terrible. Got rid of etransfer months ago but was saying they were fixing it only to be told they got rid of it completely. I work mon-Fri 9-5 and my only option to pay rent is to pay MORE money for a money order every month or physically go across the city to pay in person but miss work. Also there have been stains all over my apt wall since the day I moved in. Apt was not cleaned at all when I moved it spent 6 hours cleaning only for them to send the cleaners back and the cleaners were asking me what I wanted clean. Um all of it?

They are terrible property managers, they never answer the phone. They are never honest about things. And blame the tendents when they lose annual reviews.

Very poor service and very unorganized. Impossible to contact the managers and you are tied to get any needed information.

We ordered status certificate and wanted to rush the process for closing the property. They don’t answer calls but were quick in the process and made sure we got the paperwork done on time without charging any extra fees. Special thanks to Emily who made the process quick and easy.

My phone call was returned within a couple of minutes of leaving a message. Switching to paying my rent by e-transfer was a breeze. Thanks for being friendly and quickly returning my call.

Very bad management. They do favouritism. Accept only those people whom they want to give their apartments. Take etransfer as deposit but don’t return by etransfer. Reject application without any reason and never tell reason of refusal. Will never advise anyone to apply here for apartment rental.

Worst customer service. These people will ticket you for parking in your own spot that you pay for each month

Terrible. Having issues with a neighbor making it difficult to sleep at night and they have done nothing to help. Condo rules clearly do not apply for their buildings!

Worst condo to deal with, nightmare neighbor that has been harassing us since 1st week of move in. Complaining about kids playing between 4pm and 830pm. The condo board would not even answer any of our emails or phone calls. Would never move into another condo associated with Arnsby.

Been with Arnsby for 14 years, of those 14 the first two were nothing but Michelle Primeau harassing me and threatening to call CAS and have my children taken away because she didn’t like that I knew the laws. The property I live at is so poorly managed that it has gone from a nice family complex to nothing but run down and infested with drug dealers and users. The on site super is utterly useless. Avoid anything tainted with the name Arnsby Property Management at all costs You’d be better off living under a bridge
