Sigma estimate for size of property is not accurate most of the times. I would prefer MPAC measurements as they are accurate. And so are the property prices. I suggest do your own due diligence also, to be on the safe side. Do your own research for good schools, colleges, if you have kids and also safe family neighbourhoods, convenient commutes etc
