Very stupid management & it seems like this apartment the management is very unorganized maybe instead of replying here under the comments actually address the nasty crack roach infestation, the broken dishwashers? Or bother to actually schedule people’s viewing rightly. People money and time are important.

After five months of living in an apartment unit owned by the CLV group at the Wonderland area, I am giving them a rating of 4 stars. It's not terrible by any means, the unit itself has been great except that we have experienced clogged pipes that flooded one of the rooms twice. Both occasions were swiftly attended to by maintenance. To note, our unit is on the ground floor - so there may be some tenants who don't properly dispose of their wastes that caused the pipe issue. Everything else has been great and we have not experienced any major pains.

No hot water for first month living here.earwigs and cockroaches outside in the summer that made their way in when cooler weather came.no WiFi conduit so our service provider had to drill into an external wall.a plumber entered our apartment while we were still sleeping.front door has been broken by tenants multiple times.paid visitor parking and no disability spots for visitors.
I'm grateful for the utilities included, and the building being pet friendly.that being said, to have anything fixed in your unit, you need to harass management. General employees are lovely, but management is not good.edit 26/04/2023 you're lucky if management even responds to an email.office hours are 4 hours per week.

I am a resident here, I recommend this place to all kind of people, either international students or families. I like the immediate response from the mangement and office for any queries.

Worst management ever,
Pipe is leaking for past three week and we have a clogged kitchen sink for the past two weeks but No one showed up after requesting for so many times.
And 90 silvercreek is full of insects especially cockroach asked for pest control but they argue that we where not here on the day scheduled, actually we where here but they are lying.
Poor management worst communication.

Worst building management ever. Please to future tenant read the lease and ask proper questions, if possible don’t move in to this building at all. The management is bad. They are hard to get ahold of, rude and liars (especially abhishek and Elicia). I have heard the front desk people make racist comments before. So I hope you guys know what ur getting into when u rent this place

The bad and dirtiest building ever have seen and unprofessional management. I moved here recently and found old kitchen with old fashion machines, bugs every where. So bad experience.

Clean place, we rent 2 appartement there for my cousins and my uncle and this place is clean, the staff is welcoming and kind, the amenities are awsome with the pool and BBQs!

Building has cockroach issues. They start a project to show improvements to raise rent above normal increase but leave the finishing touches for weeks if not months to complete eg. Windows, tiles at elevator walls to be fixed with tear in drywall. Painted parking lot but didn’t fix pot holes in the parking lot. Office is only open for two hours through the week to make payments but rental office is open regular hours including weekends. Management does absolutely nothing.

There are always hot water issue. Management is not taking it seriously. Specially in winter time when you really need it. Also there are many floor are sticking badly.

I got a newly renovated apartment and its pretty good. All the appliances are new. Abhishek helped a lot throughout from application process to moving in. The only thing I got irritated from was no lights in bedrooms. Otherwise it’s a nice place to live. Management is friendly and helpful. They reply to inquiries as fast as they can. So overall, it is a nice experience.

Have nothing but good things to say about my experience so far! Abhishek is amazing with everything he has helped us with. We were in a tough situation with getting out of our last least early and he was there ready to set everything up for us right away!

Hallways stinks no one cleans the upper floors.and the most disgusting part that you will see lots of aunts and cockroaches in the building.they say that heat is included but the rooms are cold we got flu twice because they didn't turned on the heater.bad experience!

Moved in at beginning of month. Everything went smoothly, Abhishek and the rest of staff were extremely helpful and prompt with any questions I had. Apartment was renovated, clean with new flooring and appliances. The building itself was clean and well maintained. Overall am pleased with the choice made to move to Avalon on the Parkway.

I moved into one of the buildings of CLV group a week ago and I had a great experience in viewing the available apartments with Abhishek. He is very helpful and provides excellent service. He has made the process of dealing with applications easy and painless by responding quickly and efficiently to my inquiries. He has an outstanding work ethic. The staff at the rental office is so friendly and cooperative. I am happy with the experience I have so far.

Whatever you do, do NOT move into this apartment. They will make you sign an apply without viewing addendum (supposedly due to COVID-19), and will give you the keys to a LARGELY INFESTED cockroach unit. The entire apartment is infested, the roaches come out of the kitchen sink. The only thing they do is set out sticky traps that don’t work at all, and spray one unit only. There was blood and handprints in the elevator, the lobby smelt horribly of mould and ammonia. I was VERY lucky to get out of my lease, and not move forward with living there as I was greeted with roaches the second I received the keys. DO NOT MOVE HERE

So very upset as a resident living here. Building 100 had blood and bloody foot prints in the elevator blood on the buttons, blood trailed down the hallway and blood all over the 7th floor. I called the head office asking them to send someone to clean it up right away. They gave me a hard time.seriously? They wanted to charge me to pay the super to come me clean it. NO way.

Applied for an apartment unit and got denied without any explanation. Provided everything that was necessary and even provided more information upon the request of the building agent Erica. Found out that they never even checked my credit as it would show up on my credit report. When I recieved a call and was told I was denied I asked why and they wouldn't provided me with any information. I also asked the apartment agent Erica why I was denied and she got annoyed with me asking. I was told that I shouldnt even bother applying again for a unit as I would most likely be denied. I have a great income and fair credit and provided excellent references. I am not sure what the problem was and even asked Erica for information on how I could contact someone to get some answers about why I was denied and she wouldnt provide me with any contact information to try to figure out a solution. I wasn't even offered the chance to provide a cosigner I was told to come in and pick up my money order and that was it. If you do not provide any information to a potential tenant why they were denied it gives them zero chance of being able to successfully obtain an apartment. I also think it was very poorly handled when I inquired about getting information on why I was denied I asked because I wanted to find out what I could do to become a tenant and the way that it was handled could lead me to think it was because of discrimination. Myself and my partner were really excited about potentially getting a unit here even though we have heard lots about poor management and the cockroach infestation problem that seems to be a huge issue. We wanted to take a chance and hope for the best as our tour was pretty good with only a few hiccups ie: cigarette buds everywhere along the grass when you look off the balcony its a sea of cigarette buds but none the less we were willing to look passed it. I am very disappoint in how this was all handled and will not be dealing with CLV Group in the future as they clearly do not know how to handle simple issues.

A pretty unfit building to begin with, and the management make it ten times worse. My apartment flooded and no one cared or even apologized. They caused hundreds of dollars in damages to my contents attempting to repair the unit. Furthermore the building smells horrible, and the grounds are horribly kept - lots of broken glass, garbage, and cigarette butts. Do not rent here.

Please tend to the children's playground at 90 Silvercreek Parkway the slide ends 2 feet off the ground because the ground has slowly pushed the playground structure up over the years so far out of the ground and now it is extemly unsafe for children and unusable. Either build up the gravel to an acceptable level or replace the whole structure. It would be a great if you would spend less money trying to make the buildings look better by and put it into make it functional for your residents.

My boyfriend and I are moving in this weekend and are super excited! The building and property is beautiful, and our apartment is super nice and has everything we were looking for!
We have been communicating with Erica for a few months, who has been nothing but helpful and kind. She has made this process so much easier for us, and I can not thank her enough. She has responded to all of our questions at a rapid speed and when discussing a meeting time she is always flexible. She is wonderful, and I highly recommend her.

The worst renting company I ever dealt with, they turn off the heaters in this weather and say “that the room temperature should be 21 C for the heaters to work“ even though the heaters were working in summer and in October. I would advise any person not to come here, stay awaaaaaaay from Clv.

Worst service ever!
If you would like your house to be leaking, then I would recommend dealing with the CLV group. We called the emergency twice and no one replied until we called the third time.

Expect to have no water approximately once a week at least. Expect for your heating to fail every single year. Expect to smell horrible chemicals battling the garbage smell as you bring your family and friends into the lobby to come over to your place, and expect little no to help with false promises from the recent management and maintenance team with any issues regarding your apartment. This building used to be spectacular 3 years ago, it has gone downhill DRAMATICALLY. As long as you expect those things and don't mind then move right on in, if I could I would give this place a -1 star easily 4 years ago I would have given it a 5, what happened CLV?

I also wish there was a negative review option. This place is infested with roaches and the management does not care about the tenants. I texted Liam the first day we moved in about the issue and he ignored me. They were supposed to come today to look at my apartment but did not care enough to. An employee even refused to do the work he is paid to do and the super asked me “if they could come tomorrow since nobody seems to want to work around here. ” Lmao. This is inexcusable. Avoid living here at all costs. This isn’t even the worst problem about these apartments.

There needs to be a negative review option. Nothing positive about these apartments. There is a continuous roach infestation problem in all three buildings. The vicious cycle continues and management does NOTHING even silencing employees and being told not discuss it with tenants or new tenants. Gel bait is ineffective and they do not care. They lie to new prospective tenants about the problem. Please do not think about living in these units until you research roaches cause they will be a part of each and every day you live here. Stay clear of CLV!

I have heard multiple people around these buildings talk about this “HUGE” cockroach problem after moving in. So I took precaution and sealed every possible entry point, and stayed well aware of what I was hearing. I have never seen one in or around my unit until I started noticing cockroachs in the stair well and hallway. My dog mostly, it try’s to chase after them while they are running away on the floor. My dog kills bugs but doesn't eat them so I would know if it ever found one when I wasn’t home. The other day I found one dead on the bottom of my shoe when I got home. I would not recommended these buildings. Everything about these buildings is a complete disappointment. If you are searching for a rental. Avalon on the Parkway is not for you.

It's my first time living in an apartment building so I have little to compare it to, but I've not been overly impressed with the experience. The staff is friendly and the common places are kept clean. The apartments (or at least mine) are visually pleasing so long as you don't look too closely. That said, there are definitely cockroaches skittering about at night no matter how clean I keep the apartment, the nice appearance is largely cosmetic and I've not found the staff to be overly reliable despite the friendliness. Each apartment is different, but in mine, the laminate floor seems to have been installed directly over the concrete, as you can feel a lot of indents and unevenness when you walk around. It was also not installed all the way to the baseboards and is starting to pull apart at the joints (after only three years). Despite living here for three years and requesting repairs twice (that were never carried out), I still have some pretty significant electrical issues in the apartment. The windows/balcony door don't seal properly, so there can be an impressive draft on windy winter nights. They've recently installed a very confusing new thermostat system, going from a pretty simple 'set the temperature' monitor in the center of the apartment to awkward-to-get-at dials on each baseboard heater. The dials have meaningless numbers with no consistent association to temperature between baseboard heaters and the temperature sensor is at the most interior point of the apartment. It was almost impossible to get an evenly heated apartment this past winter, as the settings appeared to go from ice to sauna with very little change in the dial, and the temperature varying significantly depending on whether doors in the apartment were open or closed. In the move out process I've have had several instances of the staff notifying me they'd be coming in to do measurements or show the apartment, and often either no one shows up or they arrive on a day or time different from what was specified (once they did come, and left the toilet seat up when they left, which is just impolite). They have made an effort to deal with the roaches, but I've actually had more issues since the attempt. Overall, it's not a bad place to live, in good proximity to buses, grocery stores etc, but I don't think it's worth the price I am currently paying, not to mention the price a new tenant would pay (though the whole city is getting pretty pricey, so I may be out of touch).
