A bit of background: During the pandemic, I had shelved my intention to buy a house since there were few choices and the prices were questionable. I had a preapproval from TD in February 2020 before the pandemic started, but I let it lapse in June/July.

In mid-November 2020, I saw a house that checked off many of my and my partner's needs and wants for a price that was reasonable. Little 888sf bungalow with 4bedroom 2bath, big lot, carport (bonus: 3 sheds). My partner and I had previously discussed what our future house should possess so I knew what I was looking at when I saw the listing (private seller). I saw the listing on a Wednesday late at night and emailed the seller, and the viewing was then scheduled for Saturday. I was fully intending to make an offer if I liked what I saw in person, but that meant I needed the pre-approval in a very short amount of time (within 2 days). I asked around and was referred to Brock, whom I called on the Thursday. I had to mobilize quickly and Brock was able to get me the pre-approval in one hour after I had sent all the necessary documents (it was a mad rush to obtain them all and the longest wait was a letter of employment for both me and my partner) ; I reiterate: Brock got the pre-approval for me in one hour. How excellent. This was Friday.

On Saturday morning, I went for the viewing with my partner's mother (my partner will not have seen the house in person until a few days later). I liked what I saw and I had the expertise of my partner's mother for nuance since she has been a homeowner for at least 3 decades. I made the offer that very day, recalibrated, and Brock followed up with me soon after. During the next few weeks, he and his executive assistant followed up with me through email and phone and text each step of the way and answered any questions promptly. This is my first house purchase, through a private seller, and in Quebec, so there were many layers to peel back. My notary (Quebec: notary, Ontario: lawyer) had asked for something that wasn't possible (inter-provincial differences in Ontario and Quebec) but Brock was able to communicate with the notary and we finalized everything in a short amount of time. Offer: November 21. Closing date: December 15th.

It has been almost one month in this house and it has been an excellent experience; I have the organizational, technical and handyman skillset and my partner the innovation and technological skillset. Running the household is easy with strong teamwork and a solid knowledge base provided by professionals in the industry.
