Worst builder to deal with. Service Managers do not keep their words. I must of met 5 different managers.
When moved in, missing items (no fridge, temporary shower head), and duct pipes were not clean. I have to raised several times before my duct finally clean.so many issues on PDI and 30 days.
Almost 2 years, all the issue items on PDI and 30 days are not resolved.
I've opened twice for 1st year end reconciliations with Tarion, and the file is still opened. They will try to avoid fixing issue due to owner lack of knowledge in builder standard.

I had the opportunity to work together with Simon, an outstanding sales consultant, was truly extraordinary. Simon consistently went the extra mile, dedicating his time to providing comprehensive explanations whenever I had questions. More recently, I had the pleasure of working with Raj and Diogo, and they were equally outstanding. They were consistently supportive throughout the entire process. The individuals not only possess exceptional knowledge but also exemplify remarkable friendliness.

Horrible experience! Besides the two move in delays, the sales associate never mentioned the exterior material we selected wasn't an option or available and they installed a different color/material from the package we selected.
Caivan hasn’t been professional and takes zero accountability. I suggest going with a different builder and save yourself a headache!

Simon and Sunny worked so efficiently and thoroughly through the process of our home. They’re quick to get back to any emails that were sent, they answered all questions and assisted with reassuring us with any concerns or changes that could’ve been made from their ends without giving us a hard time.

What nightmare of the Caivan's new home. The worst ever process from PDI to moved in and to claim 30 days repair. PDI days, nothing was looked like ready to close. Closing day still lots of problem, but Caivan employee said don't worry we will take of it in 30 days repair form. DON'T TRUST THAT, TOTALLY LIES. 30 days repair guest what, more than 4 months still not repaired all listed problem. Advised action for this situation, refuse to sign any documents, let them finish all the work properly and just push closing day later. Why i said it was nightmare, since you trust Caivan and trust them will do good job. But in reality, its all third party contractor who doing the work, they dont care if this is your new home. They are busy with catching up to complete the work. When I moved in, same all dirty floor as PDI days, as per their PDI person it was cleaned by professionals. Carpet from main floor up to 2nd floor laundry room, clearly contractor had dirty boots walking on it, and left uncleanable marks. Master bed room still toilet had piss mark. The worst part ALL DOORS (ALL DOORS) looks like used, broken, especially you had paid upgrades. FRONT ENTRANCE DOOR, BACK PATIO DOOR ALL BROKEN had big gap so winter cold air coming easily. CAIVAN send people replace door in mid of FEB when temp like -25 degree. Guest what, next few days furnace broken. DC air who installed furnace come very quickly and did good job repair. They did extra work fixed my problem. 1.heat suppose come from floor but it was on the ceiling area.so the wall was so hot. 2. Dehumidifier never installed properly, because water holes left on the ground, Caivan PDI person nicely said it was drain holes for furnace. To fix door issues, Caivan keep send people to fix lock, I can't understand. HERE IS TRICK, DONT SIGN ANY PAPER UNLESS THE ISSUE SOLVED.plus look carefully, they will lie to you. Once you sign the paper it was your problem so you need hire people to fix. One tips: contact them via emails so everything as record for future easy process with TARION, because CAINVAN don't fix something in time, you have right to contact with TARION so they will help you. Another issue with Caivan is, sometime you had book time with them, but no one shows so you waste of your time. KATRINA YULL the office staff, always make mistake with very bad attitude and she will tell you wrong information. IF you are first homebuyer, do your homework before buying new home. One thing I forget to mention, closing day since they did not complete all work, so i leave 1 key to PDI person, he said guaranty when i moved in 7 days later all good, but unfortunately worst ever moved in.and HE kept my key without return to me. I had called and email to them, I CAN'T FIND THAT PERSON anymore.so I changed my locker 2nd days moved in.maybe about month later I mentioned this to their product manager, he find this person and return the key. HE SAID I FORGOT. ~ 6 months live in CAIVAN community, I know lots of neighbors we all had similar experience but so far, my house was number one worst house in CAIVAN community. I believe there will more in future, because I watch how they build the HOUSE.

Closed an investment property yesterday, house was not ready, dishwasher is not installed, attic was open, first step of Harwood is damaged, n frame was detached n left like that, person closing pdi is not aware when things will be fixed, really disappointed with the quality n commitment as builder. Pathetic experience. Please think twice before putting money with Caivan.

After a Month, power trips very often in bathroom, scheduled an appointment for contractor visit from builder and waited for 4 hours at site and Electric contractor used by caivan didnt show up.such an unprofessional service after delivery.

If I really get a chance, I could have given Caivan Team 10 stars. Its Not just because my experience was good, It is because of the effort Simon and Sunny put into my home buying experience. I remember my first call and Sunny did talk about 45 mins and he made me so comfortable while asking all the questions as If I knew him since long time, after that real striding action happened and the pilot was Simon who gave us a liftoff like rocket with surprised elements. Such a nice gentleman with right professional acumen to help everyone come aboard with confidence.

They don’t go through with the $1000 referral bonus they claim to give you when someone you recommend buys a home from them. Try to make you jump through hoops over a grand after we purchased a combined $1,200,000. What a joke!

Just got my second property from Caivan - Simon and Sunny were incredibly helpful throughout the whole process. It was really nice to see Simons familiar face as he helped me buy my first home.
