My experience with Ratehub was positive. I filled out a form online and Kaunain got back to me right away and had a chat to understand my needs. He was able to get an approval based on our situation but we decided to go ahead with another lender. One thing that would have been better though is if the lender did one hard check as opposed to multiple hard checks with different institutions.

Before pulling a client's credit file, a broker should check if the initiating details are feasible. Ratehub, True North & Nesto did the opposite. Then they said my property had "marketability" issues and a deal won't be offered.
Fortunately, I got through with TD. If you have a good score, go directly to a bank. These 3rd party entities aren't it.

Edit: a team lead reached out and explained this is a regulatory procedure, not just the company's. Well, push the government to improve things!

He explained the process, responded to my questions promptly and communicated well with my solicitor and vendor. The whole process was smoother and stress free. On top of that he offered me $500 cash back since the deal was closed as expected.

I had very long process that lasted months to find a new condo in Toronto during the pandemic. I had an horrible experience with banks trying to get a pre-mortgage. I was new to all of this and needed support but I got various different prices that didn't make sense, tellers in branches were absolutely clueless and clearly aggressive on their sales. I decided to try with CanWise and I can recommend them enough. It really gave me some hope lol.

One little advice, I think they get quite a lot of requests, some more urgent then others depending on thr processes.so make sure you book a phone time slot online with the same person everytime you have questions. Ahjaz is very personable, respectful, upfront, proactive and has extensive knowledge. Every-time we had a question he made sure they were all answered in a professional manner. We were not even given great service but a great price on our mortgage. It’s very rare to find someone like Ahjaz, who has created a personal connection with us. We are very happy with our experience with Canwise. They helped us 2 new mortgages this year and provided excellent advice and guidance through the process. They were always professional and very quick to respond.

"Can only speak to the policy holder directly". So if the agent only speak English, anybody that don't speak fluent English is out of luck because you can NOT even do translation for them. THEY, the licensed agent must be able to speak your language or the deal is over. I can imagine, going in to their office someday with an interpreter, only to be kicked out because the client can not conduct a fluent conversation with the agent directly. Beautiful policy.

Now I can even imagine, by chance you got approved and secured your policy, but one day you need to file a claim. You will be denied your claim because you can not communicate fluently with the claims agent. Hahaha.

I had a great experience refinancing with Canwise Mortgages. Tawer Daniel guided me throughout the entire process and explained everything about the process of refinancing so there were no surprises. He worked hard to make sure that we got the best deal at the right time and got our closing done as quickly as possible, despite the extremely busy year for closings of refinances. I'd give them a zero star if I could. The agent forgot to apply for a bridge loan and we were left one week away from our closing day with the lender (TD bank) saying they can't process a bridge loan in time for us. In addition the agent didn't send our documents to the lender to satisfy our conditions. Overall just lying and messing up the work. I'm almost certain the reviews they have here is somehow faked.

I was using PC Insurance for over 10 years, but on my last renewal notice my house insurance jumped by 30% without having made any claims for as long as I've had house insurance, further more I found out the rebuild cost of the house had been sandbagged by over 50% by the PC Insurance Reps. The PC Insurance broker told me they couldn't find a better rate even with a rebuild cost that was less than half of what they had quoted me before. I started shopping around and went to some of the online insurance companies. Square One and Sonnet which had better prices but it was irritating to have to go to all the different sites to compare prices. Then I went to the rate hub site and the process was incredibly fast to put in my info and get a list of quotes form a bunch of different insurance companies. It made it really easy to compare prices. I selected a provider that looked good and within an hour was on the phone with a rep who was fantastic and was able to save me over $1000 / year on car and home insurance for slightly better coverage than I had before. Got online house insurance quote, but after being transferred to a live agent the price went up almost $300 a year with no changes to the info I submitted. Looks like bait and switch.

I can't speak for people that placed bad reviews, but for my part I had a very good experience.

Not everybody is necessarily eligible for the best rates, ie some of the rates are conditional on giving 20pct down payment and such.

If the rate I was given was actually given to me I may be slightly happy but the rate i was quoted once someone called me was no longer available. Clearly this was an intentional move to get my mortgage. Should be reported and illegal for false advertising.

I would give less than one star if possible for this phony site. All it does is bait and switch rates. I clearly filled in for a refinance money, stated the current mortgage balance and the new money I wanted and it still gave me a renewal rate. Well guess what? A renewal rate (no new money) is different than a refinance rate (taking out new money to add to the mortgage). So when I finally got a response back on the rate I was quoted I was told it wasn't available to me anymore. All this did was get my information in front of a Mortgage person who could upsell me because they couldn't offer the rate promised on the website. Be weary of the * as that is how they are protected. Bait and switch all day long. Not impressed.

Very professional. Great customer service and CanWise was able to find a lender that beat the rate most other brokers offered. There was no pressure with CanWise. The exclusivity document was part of the package to sign when I agreed on the mortgage details (unlike other brokers which wanted me to sign an exclusivity document right away before we ever discussed available rates and options). Yeah, wow. That was the easiest mortgage renewal ever. So nice to have someone go find the best options for me, explain them in detail, walk me through all of the forms and signatures, and help schedule the meetings with the bank. Highly recommended if you're sick of shopping around and just want someone to help you get it done.
