DON’T DO IT.

We lived in a CLV- managed apartment for about 9 months. We broke our lease and moved out early.

1. The unit we looked at had severe damage from the last tenant’s pets. It reeked of dog urine, as the tenant let his dogs pee on pee pads on the wood floor. They said it’d be fixed before we moved in. They kept pushing back the inspection date, and we ended up inspecting it the morning of our move - while our previous apartment was being packed up. They’d slapped a coat of paint over the chewed trim, without bothering to sand it first. They’d done nothing about the dog urine damage to the floor, and the pee smell was still evident through the fresh paint smell. We had to sign anyways, because we had nowhere else to go and had to move that afternoon. We were supposed to be able to inspect it early.

3. The stove kept not working. Repair guy comes in, tells us the renovations to the kitchens were cosmetic only, so the plugs for the stove are wonky, unreliable, and in back order everywhere, so difficult to replace.

4. The buildings were infested with pharaoh ants. They get into everything. It doesn’t matter how clean you are. They were in our coffee maker, in the tubing.

5. They have a reputation for threatening lawsuits when you post a bad review, or claiming you never lived there if you try to post anonymously, and telling Google to take down your review. Wonder why a company would feel the need to employ a team just to tackle bad reviews….

6. The building we used to live in currently has a complete cockroach invasion. A tenant we know has had enough and is moving out. Perspective tenants visited, asked if there were cockroaches, and they told the truth. So, now CLV is trying to make them pay “damages” in the thousands for telling the truth.

Stay away from CLV at all costs.

The Worst I've ever seen. When renewing the contract with their CLV account, they don't send an email, but they send an email with another account and say that your deadline has ended, and they ridiculously raise the rent price for the next year. Really bad handling. Admin doesn't answer emails when you have something to do

Terry is an amazing team member at CLV Rosemount. Not only does she keeps our building sparkling clean, but she also cares about the residents and takes time to get to know everyone and their dogs! Thank you for all you do.

I have a very bad experience with the irresponsible and unresponsive behavior of the company, both the management in Ottawa and the management in Montreal. They rented my locker to someone else at the same time after I did not accept their unreasonable offer to increase the rent. They lost my equipment and for months now they do not accept any responsibility for their mistake and do not even answer my emails. I do not recommend this company to anyone.

We are residents of Park Towers, at 158 Ontario Street, St Catharines, Ontario.
Last week our maintenance man, named "DAVE", replaced our stove and did a super job!

We were able to have our Easter turkey! So grateful to him!

I was looking for a 1 bedroom apartment and from the moment I contacted the office I was provided with excellent customer service. My virtual appointment was booked promptly and any changes that I needed were delt with in a timely manner.

Once I viewed the apartment, application process was seamless and straightforward. The leasing agent answered all my questions and was very kind.

I am extremely happy with apartment, the building, and the team behind CLv group. I just want to extend a big thank you for all your great work!

I have been a tenant for 10 years now at 25 Kappele Circle and I would like to thank John for the exceptional service he so willingly gives us. He does an excellent job of keeping the parking lot and walkways free of snow in the winter months. Also, in the summer months, keeps the landscape around the building nicely manicured.
His wife, Sheila does a fantastic job of keeping the inside public areas clean. Thank you both for your services,

Waleed was responsible for coming to fix a high priority electrical issue in my unit. He is extremely professional, kind, and efficient. He was able to get the job done with attention to detail as I worked- with little disturbance. He is extremely polite and represents this building very well. I enjoyed the interactions I had with Waleed today and hope to have him return to help with any issues/work orders in the future. Efficient and effective - 5 stars for Waleed.

Been here for a good 4 years, how time flies. Enjoying the time here, it’s relatively quiet and if any service is needed it has always been prompt and they will go the extra mile if possible when asked…. The ground staff, approachable and very efficient…. Avalon is great for me is what I can end with….

I have been a renter with CLV for awhile now and I find that they never answer my calls! Terrible customer service, largely unreliable if any issue arises. All the contact numbers they have posted, no one seems to answer. Very frustrating: (

Wow, the CLV group are extremely professional. The application was so straightforward, quick and easy to complete. Their letting agent Autumn was the one who truly sealed the deal for me. She was there every step of the way when I had a question. The property itself is immaculate, my flat excellent condition. Autumn went the "extra mile" for me which is impressive in this day and age. Overall I give Autumn and the CLV Group, 10 out of 10. I love my new flat. Thanks guys!

My husband and I moved to Toronto a few weeks ago, and finding a beautiful home was a no brainer thanks to Anna’s help!
She was so kind to us from the very beginning. She gave us a few options to choose from and the whole process (from the moment we picked our apartment, and until we moved in) was super fast! She is someone who will go above and beyond for her clients!
We have been living in our new apartment for 2 weeks and we absolutely love it! It is so clean and modern, exactly what we were looking for!
The neighborhood is nice and calm. We also really appreciate the welcoming neighbors, as well as the pet friendly environment!
The first floor is going through some renovations so it is going to look even better than it already does!
Our experience with Anna and CLV has been nothing but wonderful!

It took me a lot of time to get the approval and after that we paid everything we had to do and they didn't answer the phone or the email. It was a bad experience and I hope I didn't get involved with them.

Awesome experience! Gotta give Shannon and her team a credit. They are very friendly and helpful! Me and my girlfriend never really rent a place before, there were a lot things we didn't know about. However, Shannon and her team helped us step by step. Whenever we got questions and trouble, we can always count on them. Once again, they are the most professional, knowledgeable, and friendly agencies i ever known.

J’ai quitté mon logement pour 2 mois, ils devaient faire des travaux avant mon départ ce qui n’a pas été fait donc je leur ai donné accès à mon logement pendant mon absence. En partant, je leur ai mentionné que j’avais un problème avec ma serrure.
Pour avoir un oeil sur les travaux et sur mon logement, j’ai laissé des clés à une amie. Elle n’a pas pu rentrer chez moi car ils ont changé la serrure de mon logement SANS ME PRÉVENIR.
J’écris des courriels et PERSONNE NE ME RÉPOND. Mon amie appelle régulièrement et PERSONNE NE LUI DONNE D’INFORMATIONS. C’EST INADMISSIBLE! De plus, ils n’ont pas le droit de changer une serrure SANS PRÉVENIR LE LOCATAIRE! C’EST ILLÉGAL!

We went to view a potential home at the Lakeshore Club in Burlington, Ontario and met CLV's Agent Ridowan Chaklader. He was very professional, courteous and attentive to our needs and located the perfect Suite for us. We viewed and expressed our desire to lease this Suite. I recently moved to Ottawa’s East End in a property managed by the CLV Group. I love my new apartment - it’s been partly renovated, with freshly painted walls and a new coat of varnish on the wood floor. As with any new older apartment, there were a few items that needed a touch-up or be replaced.

It was a pleasure to communicate with Libby, a highly efficient, kind and mindful administrator, who was so helpful with the move-in details and with keeping me informed of the repairs.

From the highly personable and astute leasing agent, Nathan, to the property manager, Daniel and superintendents, Juan and Aldo who all went out of their way to help me with various matters in a professional and considerate manner.

I can only state that I appreciate all the work they have done and that I’m looking forward to a continued positive relationship with CLV.

My experience with CLV Group has been a very positive one. Recently, I had repairs done and there were absolutely no issues at all in addressing my inquiry. Employees were prompt, professional, knowledgeable, and friendly. My request was addressed immediately and repairs were done with great quality, and to my utmost satisfaction. In addition, maintenance staff and the property manager work very hard on such things as keeping the building clean, accessible and secure. My experience with staff at the local office has also be very positive. The staff and the Community Manager have been so understanding, and courteous while interacting and communication with. Thank you so much CLV!

I would not recommend renting from them. If you are a few days behind in paying your rent, they will come after you right away, and that's understandable. However, they do not offer the same kind of due diligence when it comes to repairs.

Took them 3 requests to put my number in the intercom. Took them almost 6 months to fix my stove, granted this was during covid-19 but barely had any follow-up. Was advised they were going to order new burners first before replacing the stove. Every time I turned my stove on, smoke would appear. I mentioned almost a year ago in the annual inspection about some bubbling marks on my wall in my bathroom.the people upstairs have caused a flood in my kitchen more than once, and I figured there was probably some connection. "Oh yeah yeah we'll get that fixed", and they didn't. Fast track to a month ago I had someone come out for a leak in my bathroom as part of the drywall came down, and the guy looked at, went upstairs, came back, left. I believe he came back because I heard a knock but I was working and couldn't answer. No follow-up after that. A few weeks later during the annual inspection two people came and I was working and I mentioned "everything is fine as far as I know, but not in my bathroom". I understand I was working, but again, they did nothing. Over a month later, the people upstairs had another leak, and finally the problem is fixed. The contractor they hired did an amazing job, and I wish they could repair anything else that might need in the future as they really knew what they were doing. Unfortunately, their main repair person speaks only a few words of English. About 80% of what was explained to me was in Spanish. It is nothing against him as he seems like a great person, but I guarantee you, you won't understand what is going on at all unless you get help from Daniel the property manager, who is good.

CLV is also very shady in how they skirted around the provincial resolution that there shall be no increases to rent in 2021. I normally was always increased in the fall every year. What CLV did was increase my rent in November 2020, which means I am still paying that increase throughout all of 2021. It is no different than someone saying "We didn't increase you in 2021 because we increased you on December 31st, 2020". I contacted the Landlord Tenant Board and it is legal, yet not really ethical.

Always a prompt response from maintenance team when I am experiencing any issues in my unit. Staff are all friendly and the property is very well maintained with nice landscaping in the summer time and snow removal in the wintertime.

I lived in this building for 5 years before it was taken over by CLV Group and came back early 2022. The group really upgraded the amenities, appartments standing and staff. The administration team is amazingly supportive and friendly. AND the building is pet friendly:) It really feels like home! Coming back to an old place has never felt this right!

I gave 1star for the apartment but I would give 5 stars for the staffs especially Joe the maintenance manager and Sang. They were very helpful and cooperative while my stay at Zephyr Avenue. They went out of the miles to help me with the problem at the apartment but the management did not care. Jennifer from the management was also very helpful.
When I was first showed the apartment, they showed me only 2 apartments as only those two were available. They were not renovated properly, only painted but was charged as much as the renovated ones. Also, I was told that I would be transferred to the other apartments when they have availability. But then the staff who told denied that he told us. I was very upset. The floor was not that great and every time we would walk the tenant downstairs could hear us and gave us hard time. The management did not take any initiative. I started getting cockroaches and even with the treatments it would not go away instead the number kept on increasing. We were to the point we could not live there. Therefore, had to leave. I am very happy in my new apartment which is bigger and cheaper than CLV and also just near by their building with indoor parking. Over all the service of the management is not up to the standard.

Our experience moving in to the apartment was hassle free. Our move-in coordinator Anna, helped us in completing all the pre-move in formalities online. Since we were new to Canada, we didn’t have credit history, pay stubs etc, which most of the people renting asked for. But with help from Anna, we were able to easily sort out the formalities and move in on our desired date. Thanks to Anna!

I have been a tenant in this building 2304 Weston Road for over 5 years now and It's quite incredible. It's extremely clean and the stuff are incredibly friendly. I would highly recommended it to anyone specially those who are close to me, everything inside the apartment are modern, and new. The maintenance work they do and the way they maintain the hallways the stairs plus the elevators is just immaculate, just neat and spotless.

Very disappointed with the service provided after being model tenants and accepting a request for us to move out early they have taken an extra months rent from my account. When asked to refund I was told it would be a week or more which is completely unacceptable. Will avoid renting with CLV in the future.

Edit: I would like to add that only after I made this review did I get an email back about the matter. Not to fix it but only to say they thought I was in the wrong. Definitely not how I would run a company and I will still caution those in the future who wish to use their services.

I lived 15 months with my family in your building, 961 Wonderland Rd South, London, Ontario. I would like to appreciate the excellent and out of box services of Paul of Maintenance and Batnee of Leasing. These two people are really asset of CLV. I always found them willing to help. Very rarely i found them in a bad mood, always smiling. CLV should be proud of these two people.

Everything is fine here. One finds almost everything in surrounding of this building. Only the rent is high and there is no air conditioner in the apartment and in summer, it's very difficult to live here in summer without ac. CLV should do something for these two things to enhance the ratio of tenancy plus tenancy experience.

Since I moved into my current CLV-managed and newly renovated unit in early 2020, I have nothing but good things to say about my building in Stoney Creek, Ont. Any time I have had a property-management related issue or enquiry it is promptly answered and/or repaired. The buildings are clean and well-maintained and I’m glad I moved here!

If you like doing things hassle-free with limited in-person attendance, CLV is the place to be. They have set up an excellent system of getting things done online or through telephonic communication. I would recommend this place for busy professionals staying without family, or for young couples.

The location is quite prime and the neighbourhood is very quiet. People looking for a quiet life while being close to the Byward Market neighbourhood will like this place.

I have witnessed regular maintenance and upgradation work done by CLV group which has made my stay very comfortable. Yes, this particular property is not one of the latest modern glittery palaces. But if you like a small, cozy and bit of modern rustic home, you'll like it.

I just moved into 10 Reid Drive and I love it here, Judy was wonderful and helped in all ways possible to make the move easier for me! I've lived in a Burlington CLV building for 8 years and any time I've contacted maintenance the experience has been positive, receiving a reply within hours of submission. Often the issue is satisfactorily dealt with the same day. In fact, maintenance will go out of their way to resolve issues, including being creative, and they are always professional, knowledgeable and efficient.

We were looking for a new apt during this covid pandemic because we recently got a dog! Thank god we found clv group online, we schedule a tour same day, we fill up application after 2 days we are approved. Marc is very helpful to us, he is nice and Showed us around. He helps us follow up when ever we get things needed around the apt. Our unit turnover was good! We got a nice unit at 5501 adalbert. Now we live happily with our dog in a pet friendly apt. Thank clv! Keep it up!

The people working for CLV are very knowledgeable and very helpful.and very accommodating.
They wanted us to see all the different layouts that would fit the budget.
It made my clients decision very easy.
The building is in good shape and very clean and presentable, and CLV will continue to improve it.
Good experience that ended up with my clients renting.

We lived in a CLV apartment for 3 1/2 years. The building was always maintained very well and we loved our time there. CLV’s true strength is in its employees.
Nick Papaioannou was our property manager. We were able to count on him for the smooth running of everything. He was always accessible, friendly, and if he didn’t have the answer, he knew who did.
Salvador looked after the maintenance. He was kind, considerate, and thorough in his approach to work. We will miss him.
CLV, keep on hiring people with integrity like Nick and Salvador!

The experience of moving is one that I was extremely rusty at (30 years since my last), and lots had changed. So I had a thousand questions, all of which the CLV people answered, not only clearly, but with a pleasant willingness. And the apartment was spotless, freshly painted, beautiful. I had a great experience working with Brooke. She has a great “can do” attitude, got fast answers to all my questions and had great follow up on sending me things after my visits. Oh! And she smiled! Was super friendly and positive! I didn’t choose the apartments I saw with her and CLV group—I opted for a totally different neighbourhood—but what I saw on MacLaren and at some of their other properties I checked out on my own was well maintained, clean and the grounds were all beautifully landscaped.

CLV is one of the best Managed Property groups in Montreal. I saw three of their buildings and all of them looked extremely well maintained. More importantly, their service is great. I contacted Ricky through their customer care number while searching for apartments on the move. Ricky was not only well mannered but showed great customer empathy by listening to my needs attentively to suggest and book appointments on my behalf. I will recommend CLV group to anyone looking for places in Montreal. Also, applaud Ricky for the great work.

Madison was a pleasure to deal with from the first email sent. I found the whole process of find a home was a nightmare, when I found the CLV group it was so quick and easy. Any emails were answered quick and I felt Instantly like a was dealing with a friend which made everything so much easier. The Location is wonderful. Ricky, the agent who helped me was friendly, considerate and attentive beyond my expectations. I was shown all the possibilities (took a bus to get to a different location together) for a rental and he gave me lots of information to help decide. I found my ideal apartment in a matter of hours. I highly recommend him and his firm.

I was very anxious about finding a new rental, but the CLV group made the process so smooth. I worked with many different agents who were always prompt and even available after working hours. I always felt well taken care of and it was an absolute pleasure, they also helped me find the apartment of my dreams!

I wouldn't rent from this company again. For the amount you are paying for the locks not to work, they only give you 1 set of keys yet 2 people sign the lease and you have to pay out of pocket for a second set to be cut, after calling and they change the locks, they asked why we changed the locks meaning to say they don't keep an accurate account of their apartments, when they send an email after their operating hours and you can't give a call to rectify the situation.

It's just a lot. For the money you're paying you would expect more from them.

CLV Group made finding an apartment in a new city during a pandemic surprisingly easy. We worked with Brooke, who was very communicative and helpful throughout the process. She suggested a few properties given our parameters, gave us access to visit them, and answered all our questions. We were able to sign the lease and pick up keys without coming into contact with anyone, and less than 2 weeks after reaching out were moving into our new apartment. Thank you so much!

A few hiccups throughout our stay in one of the properties managed through the clv group but overall a good rental experience. The emergency after hours line does not seem to be operational, which can be stressful.

Have been living on Carruthers for a little over 2 years, there is cockroaches infesting the whole building, maintenance is a JOKE. I've been after them since I moved here for simple fixes to my apartment. When I call and call there's no response
And when I withhold my rent they just threaten to evict me. This place needs better management and maintenance workers

To Clv group moved in may 2016 asked before we moved in if their was a bug issue and was said no.we have a whitnass to this and it is also a court record on this because we were also lied to about the upgrades to be done PARKING which I won. I have had roches in my place damage to my viehicals and now I have a bed bug problem I like it here however I am not happy about the liveing condisionss that I pay top dollar for what I have.a dump! My hydro and rent is always paid on time and usually before the due date what can you do for me to keep as a tenent? Not happy here at all

If I could rate 0 stars I could. Myself and two roommates we're denied without any reason given to us as to why. Knowing why would assist us greatly in our future renting attempts.
ON TOP OF THIS, I had put two separate deposits on two apartments through CLV group one for $1249 and one for $1479. It has been a week as of today, and I am still waiting on the refund of BOTH the deposits, with no contact on their part. I AM WAITING ON $2700 WHILE TRYING TO RENT AN APARTMENT. I AM CURRENTLY HOMELESS.

Both my roommates attempted to phone the company, with the results of no answers, and being hung up on.

This is ridiculous.

Clv took over our building recently and has done a suberb job at fixing everybody's issues when the previous management didn't.
The management and maintenance crew here at 718 Lawrence. Road in Hamilton are amazing and so friendly! They know we have an 8 month old and if we needed anything fixed in our apartment they would work around our schedule! So appreciative and always see them with a smile on their face. Looking forward to what they are going to do in the future with the building and outside!

Our time at CLV has been great. We haven't experienced any issues and would recommend Forest Ridge to anyone looking for a cozy, comfortable place to live. Jennifer Turner who is in charge of accepting rent payments and has the incredible job of supporting multiple buildings seems to do it effortlessly. She is always there to answer questions, and is extremely professional when it comes down to working with tenants. I would always make a point to email her with any questions as she answers in a friendly, and efficient manner. Thank you Jennifer and CLV group for providing a safe and cozy environment.
