Bought our unit over 5 yrs ago and absolutely love living in building 323. Staff are great, buildings kept very clean and we love living downtown. So close to Victoria Park, Budweiser Gardens, Labbatt Park. So much to do and so close to home, still have not ate at all the restaurants but still working on it. There has been a lot of construction but it is needed to keep the value up on the building and they are 35 yrs old. Best move and wouldn’t change a thing.

I live across the street and they seem to hire the slowest and loudest construction crews to do their work on the building. Constant chainsaws, drilling, hammering, jack hammering. This has been going on since April and we are now in November. They just finished doing the front of the building earlier this year only to do it all again with increased noise. Not very considerate of their tenants, the business that is run downstairs or their neighbours. All to put in a flowerbed outfront. It doesn't make people want to live there when you fixed the parking garage but there's no garage door so we see vagrants walking in there every night. Poor management.

This is an older complex. Maintenance and cleaning is good, but there is a lot of major work that's always being done. This makes for a lot of noise and inconvenience. Currently, half the parking garage is closed for repairs, for who knows how long. That means half the people who live here are parking off site. A couple years ago, the building was working on 1 elevator for 8 months while the elevators were replaced. The pool & sauna seem to be closed for repairs as much as they're open. It's nice that they keep the buildings in good order, but it does create a LOT of inconvenience and noise.
Speaking of noise.location, location, location! Mission Services is across the street. The Ambulance depot is almost next door. The fire station is a block away. The police are constantly racing around downtown. King Street and York Street are drag strips for noisy cars and motorcycles. Almost everyone who leaves, goes for one reason. N O I S E! The sirens are deafening and constant! Seriously! It's insane, especially in summer time if you want to enjoy your balcony or leave your windows open.
Security is an ongoing concern! My vehicle was broken into last year. Everyone on my floor has had some kind of security issue, usually with vehicles. Amazon packages get stolen from in front of apartments. Mailboxes get broken into. Someone even stole the TV out of the lobby!
Lastly, you think you're coming downtown where the action is. Honestly, there's not a lot close by. There's zero shopping, no grocery store and Vic Park is 1km away. Downtown is getting seedier by the day.
In short, the buildings and complex are decent, but the location really sucks.
