Worst condo management company in the city! Our elevator has been broken for 5 months now in a 15 story building with over 500 residents. It takes us 35 min to get to our laundry room and back which is in the basement! Absolutely pathetic and useless company!

I moved into 695 Richmond 20 months ago, during the last lockdown. We have a good security team, decent neighbors and apparently we should have a gym and pool. My fees are $500 per month as a homeowner, which should include these items. When we bought our home we were told the gym and pool would be renovated soon. About a year ago drawings of the new space were put up, so we got excited. The roof had work done shorty after. Yesterday I went to check progress, and the notice on the door was dated March 24 2020. No further work has been done. At this point, I don't think covid can be the excuse, since the roof was done last year. Upon calling today for an update I was informed that the board hadn't decided when to start. I would really appreciate if the board would make this a priority. I felt rushed and unheard today, and the lack of transparency on the renovation is concerning. Many individuals in our building rent from investors, and only live there for a school year and may not care. I intend on this being my home for a long time, and purchased based on the amenities. Please keep homeowners better informed. Listingings for this property always advertise this gym, and post the drawings in the lobby. If you don't intend to proceed, you should take them down.

I own a condo unit in London ON. The complex buildings are under their management. They are not acting like professional managing company. I have dealing with a small repair (patio storm door handle missing) for three more years, I have made calls /emails for so many times and it haven’t been able to get done yet! Some times they may answer, but it is without any action or follow up.

Hi my name is Sam and I live at 700 Osgoode dr.
7 months age we had flooded basement and we spoke to candy over the phone we asked her if the condo will fix the problem with the leak and renovated the basement and she respond (yes) win mar clean the basement and the basement was not done
We called candy many times she always makes excuses
So finally called her a few days ago and her respond was that the condo would not renovate my basement.
This was the worst condominium service that I ever had to deal with and personally would never recommend it to anyone to live with condo that dickenson management operating.
They never return your calls
They never talk to you nice
They never stand on their words
Over all they are bad Company

As a former director on our condo board, I very much appreciated working with Jennifer Dickenson. Experienced and knowledgeable, she consistently provides sound expertise on a wide variety of issues related to our condo corporation.

Jennifer takes a calm, upbeat approach, keeping a balanced perspective especially when challenging issues arise. Everyone is treated with respect. She's professional, but in a friendly, accommodating way.

As a property manager you have to wear many hats. It's a challenging business and more so during the pandemic when wait times for supplies, contractors etc is much longer. Jennifer regularly does her best to expedite this process and continues to work hard on our behalf.

We're lucky to have DCM as our property management team!

I would highly recommend this company. They are professional and get the job done. I work very closely with Jennifer Dickenson as I am on our Board of Directors and am very impressed with her timeliness at getting jobs done, her professionalism when dealing with people, and her knowledge. The other staff I have had interactions with are the same - prompt service, friendly and professional. I am very happy Dickenson Condo Management are our Property Managers.

So many issues with Dickenson over the 6 years that I have been living in my condo.

- Communication is almost non-existent. I have been trying for 4.5 YEARS at this point to get a leaky crack in my foundation repaired, and I will go for weeks or even months without any sort of update from Dickenson, despite repeatedly requesting that they book contractors, or at the very least, update me on the status of things. At this point, they've entirely stopped trying, and I've had to take on all booking of, and communication with contractors on my own. It's like pulling teeth trying to get them to answer calls or emails, or to do their job at all in terms of coordinating maintenance requests and completing them in a timely manner.

- A windstorm several years ago blew over most of my backyard fence, resulting in a protracted battle between myself, my insurance company, and Dickenson. Per Dickenson's own documents, insurable repairs to fencing are the responsibility of the management company / condo corporation, yet they continually denied responsibility, and continue to do so to this day. This was eventually resolved after several months, but Dickenson continues to state in updates and newsletters that they are not responsible for fencing, despite it being very clear in bylaw documents that they are in fact responsible for insurable repairs.

- Failed to disclose in the status certificate documents prior to moving in, an upcoming special assessment project that had been under consideration for over a year, resulting in getting hit with an unexpected $10,000 special assessment. Had this been properly disclosed per their own bylaws, I would never have purchased my unit.

- More recently, I was overcharged by $10 on my condo fees with no explanation, and per my comments above around communication issues, I have been completely unable to get any sort of response as to why I was overcharged, or how this will be rectified. [UPDATE: I finally got an explanation on this - Dickenson forgot to charge me my monthly payment toward the special assessment for a few months and then began trying to rectify it by resuming monthly payments at a higher rate than before, without telling me. Now I owe a lump sum to "catch up" on payments due to their error that they completely failed to disclose. ]

- Mismanagement of special assessment finances. As I understand it, part of the special assessment mentioned above resulted in some or all of the money being invested rather than being used to actually pay down the costs of the assessment. The investments failed to break even.

I recognize that my experience may be an outlier, but other reviews here paint a similar picture. Would recommend avoiding them as a management company at present until they are able to address their issues with communication, transparency, and reliability.

DCM is always ready to answer any questions. I and others are always treated with respect and information and questions are answered promptly. When I purchased this condo my lawyer informed me that this is an excellent management. I agree.

This company doesn't manage, doesn't delivery, it is a firm of corruption and burucracy. The staff is not friendly, they think that the unit owners are their employees and not in vice-versa.
It is a real nightmare.

Dickenson Condo Management took over the management of our condo corporation last year. Since they came onboard, we owners and directors have seen a noticeable improvement in communications.

Maintenance concerns are promptly acknowledged and dealt with.

Jennifer Dickenson and her support team have greatly reduced the burden of the day to day chores required to be addressed by our directors.

We hope to harvest more improvements as Dickenson Condo Management and our board further coordinate their joint efforts.

Our condo complex is new to the DCM family but our experience so far has been fantastic! The office is fast and thorough when responding to queries, and the portal has been a time saver for our board members and owners alike.

Dickenson started managing our property after another management company. It took a solid two years to turn our property around, but it is now a much nicer place to live. Parking has improved and the garbage situation is much better too.

This company is horrible. Do not waste your time with them and find another property. They will become absolute nightmares, look at their reviews and ask some unit owners of their buildings. Trust me, LOOK ELSE WHERE. They will make excuses about many things.

Response to the review: I am highly informed about how your buildings work. You cause major damage to units and refuse to take ownership for the damage, and you make excuses such as the covid19 pandemic has caused a delay in fixing your buildings, yet your building have had problems for over 10 years and have extensive histories of mold, ants, cockroaches, and windows that leak. These were problems before the pandemic, and you have successfully used the pandemic as an excuse to do anything, including heating your pools or allowing access to your gyms, since March of 2020. Many other buildings have figured out ways to allow their owners and tenants to use their facilities, yet you continue to make excuses.

DO NOT TRUST THIS COMPANY.

STAY FAR AWAY. These individuals are highly known for being extremely shifty, using methods such as shifting blame between their staff, and they are widely known for causing damage to units that they do not fix, due to a lack of management in their buildings. Their security are highly unprofessional, and their office staff are even worse at dealing with highly regarded issues such as leaks that come from their exterior windows. They have refused to allow their pool, sauna or gym to reopen since March of 2020 yet they are charging the normal rate of condo fees to all owners. STAY FAR AWAY FROM THIS SHADY COMPANY.

-Response to owner: You are talking to many residents who feel this way at 695 Richmond Street, and on behalf of myself, who is a current resident here, and many others here, your email account is simply not a way to deal with our issues which you push off. Fix the building, maintain your property, allow access to the pool which has been closed for over a year now, which you are the only building in all of the city to keep it closed this long, and fix the "sun room" which is the most unwelcoming joke I have ever seen in my entire life. Email your residents when you fix these things then we can talk.

-Further response to owner: You are the only building in London, ON who has yet to open their pool, gym or any other amenities. You are trying to save money, which you have successfully been doing over a year and a half now by not heating your pool or allowing your condo owners to use the services in which you charge them for. You disregard many of the condo owner's concerns regarding the leaky windows which you own because they are the exterior of the building. Countless complaints have been made by condo owners.

I paid over $150 of deposits for keys/parking for an apartment I rented under their management. When I moved out, they paid MY money back to my landlord and not me, even though all deposit forms were filled-in under my name. They said it was not their fault that they refunded the wrong person. Do not live in their buildings unless you want your concerns ignored and dismissed. The building also had a drafty window in our apartment that formed an inch thick layer of ice, and management simply told us to get thicker curtains.

Our complex switched to Dickenson Condo Management last year.
Every request for the complex is dealt with quickly and efficiently.

It has been an up and down learning for Wendy and I never having been in a Condo situation. Coming from houses that have had property. Wendy could not change her mind about not having total control. As for myself getting on the board was the best thing I could have done, the people all working to get everything looked after in a timely fashion.relying on contractors and other companies can be a little frustrating. Dickerson is a very good management company. I learned alot.

Friendly, professional and quick to respond! I have been living in a Dickenson managed property for the past 9 years and have nothing but good things to say about them. Their staff is extremely knowledgeable about all aspects of property management and are quick to respond to any concerns we may have. They have been the manager at our property for ever as far as I know (30+ years) and will continue to be our first choice.

Do not believe the negative reviews! Property management is a difficult business and Dickenson's staff manage it beautifully - kudos to you all I always feel good knowing you are taking care of the place that I call home:)

I have worked with Dickenson Management for 14 years, much of which I have been the chair of my condo. We are extremely happy with their excellent service, prompt problem solving, and great advice. When I hear about the service other property managers give, I am so grateful we have Dickenson.

I have found Dickenson Management to be thoroughly professional - friendly, courteous and hardworking.
People who give very bad reviews often are childish troublemakers who make it their business to complain about everything but would never give their time to make things better by volunteering on the board of directors for instance.
