This is the worst place I have ever live in Toronto. Greenrock doesn’t care their customer at all. Once they get your money and have you signed the contract with them. They won’t take care any of you reasonable request at all. If you are not satisfied and try to negotiate to find the solution. All they will do to you is asking you to sign the N6 and tell you have the option to move out but you still need to pay for the rent until the end of the contract period. Just be careful when you are selecting rental apartment in this company. Feel free to reach me and I can show you my experience exactly and you can have your own judge.

I am having the health issue caused by their dirty construction here and don’t mind starting the lawsuit process to protect the tenant rights.

Great experience renting at 45 Balliol! Supers and Cleaning staff are so nice and attentive to any issues that I have. Management does a great job at making sure the building is safe and modern.

I have been living here for 5 years now and I love the building, staff, and amenities. The superintendents are personable and approachable and always attend to my requests.
The area is really safe which is a huge bonus.

Friendly and responsive management, quiet building and always clean. We love the neighborhood and our view is an added bonus!

Implementing a retroactive rent increase in the middle of a pandemic - really! Most tenants are now on the hook for upwards of 1,000.00 on top of an above average increase for the next 2 years. Stay away from this greed.

Raising the rent Above the Guideline during a pandemic? I don't know what Greenrock is smoking, but that coupled with the rampant roach and bed bug issues here it makes it obvious the management is completely out of touch. Avoid this place like the plague.

The building is infected with bedbugs and cockroaches. Poor management and rude staff. Please do yourself a favour and do your research before you go for this place.

Poor management and communication. Took advantage of me as a renter, and was extremely unprofessional in its practices.

After years of mostly ignoring my service requests, they increased rent above the guidelines two years in a row with very poor communication, to the point that the increases are not understood by any of its tenants. They also updated my autodeposit amount without any communication that they would be doing this (ie, tried to take more money out of my account than had been communicated), and refused any accountability in the matter. Very frustrating to live under this management.

The only reason I am rating them so low is the experience I had while leaving Greenrock as I was moving to another city. I have had a great time living there and the building supers, helpdesk and the receptionists are amazing! However, the manager who was responsible to help me move out gave me a really stressful and horrible experience. He was absolutely unresponsive and every time I had to request the receptionist to budge him to respond to my emails. He wouldn't receive my calls and not respond to the voice mails for days. He knew that I was in a time-bound situation and made it extremely difficult for me to get through the process. All's well that ends well and this did not end well at all! I would stay away from such unprofessional behavior.

This company made a very stressful moving day easy! No apartment is perfect but this company truly cares for its tenants and community.

It is ILLEGAL to change a Tenants lease agreement without their permission

That includes
No Smoking
No Pets.
Etc.

What you are doing is ILLEGAL.

STOP IMMEDIATELY OR FURTHER ACTION WILL BE TAKEN.

Not recommended! Rental office attitude is super offensive and they are also not responsive to requests.

I had a terrible leak in my unit and the staff were super friendly and extremely quick to respond thank you!

Management - Does not care about its tenants. I had a flood in my apartment twice still have not got the water off the floor for a day now.

Had multiple issues including security, floods, Fire Alarms that seem to go on forever, changing of the locks without notice (Breaking landlord tenant act)

I recommend everyone stay away from this PM company. They are very unprofessional they are not considerate and do not get things resolved in a acceptable amount of time.

Company likes to break the law.

They conduct themself in an illegal manner.

They tell people that the building is non smoking and people cant smoke anymore on their balcony or in their units because they "took an online vote".

However, if you signed a lease that didnt include that clause then they cant do that.

Feel free to report them to the Rental Housing Enforcement Unit so they can be held accountable for their awful unethical practices.

Also, hot water is a luxury it seems. Many times you will try to use the hot water and it wont work without any prior notification. This is also illegal unless its in case of an emergency, which seems to be every other day.

Awful company

Sent out a letter telling me I can't grow a legal plant or consume the plant in my own home. Good luck trying to enforce that. Didn't offer any sort of bi-lateral compensation, made a unilateral decision. Clearly these people aren't operating on any sort of budget to help them figure out what they can and can't do here. If you're a tennant who's received a letter saying you can't produce or consume cannabis- don't listen to it until they provide some sort of bi-lateral compensation. At this point, because they jumped the gun, if they want me to agree, better be offering a month + of rent. Otherwise they can try their luck evicting someone for perfectly legal activities.

We are living in this building, and we are really unsatisfied with the cockroaches issue. We have asked several times to do the treatment, and every 3 months we should ask again; I have sciatica problem and every 3 month I have to move all my stuffs from kitchen and bathroom to the living room. Just imagine my apartment is 450 Sqf. This is really hard for us, and unfortunately they don't care to fix the issue properly, because treatment cannot fix the problem for very old cabinets.

We lived there at 77 Davisville for about 3 months last year and escaped form that terrible building. We had bedbug, cockroaches and terrible smell inside the unit. The management team doesn't care at all. We had to leave all our newly bought furniture there and leave the building.

Management of the our building 77 davisville ave is getting worse.more than 7 months we have had cockroaches in our unit.the only thing they do is spraying, but it does not work.cockroaches are getting more and more. Actually they are every corner.kitchen, bathroom, bedroom.my daughter does not sleep in her bed because she is scared of them. They do not want to remove the main origin of the issue which is so old cabinets.

I have lived here an couple of year on 45 Balliol st.
In my view there are some pros and cons here is the list.
Cons:
1. No AC, centralized heater no individual control
2. Noisy Balcony board
3. Often Noise disturbance notification, fire alarm check notification, cockroach spray notification, smoking notification, work on GYM and pool notification etc.
I did a booklet with these guys notification.

Pro's:
1. If you live in high floors like 14 and above no need to worry about noise disturbance.
Actually i am in the home all day an year I found minimal noise disturbance.
2. Beautiful natural view of both sunset and sunrise. That too in evening while sunset the home itself turned into the colour of the Sun rays.
3. It is very close to mount pleasant cementry and famous beltline trail, farmers market nearby made your grocery stuff easy.
4. Since we got good neighbours. There is no much noise disturbance
5. Management staff are polite and friendly.
