Great service response from the building staff, microwave in the unit wasn't working they replaced it within 2 weeks time.

Filed a work order online as there is no/minimal heat in my apartment. Within 24 hours the work order was closed, wife at home with a new baby and no one showed up to check the heat so no clue why the work was considered completed. Seems to be an issue in this building as multiple tenants have complained. I'm now filing a city 311 complaint, Terrible landlord corporation.

New tenants just moved in on the fourth floor beside the elevator at 65 High Park about a month ago and they have been throwing parties and being loud and rowdy (esp.on their balcony) seemingly EVERY SINGLE NIGHT into the wee hours. This is unacceptable! Get rid of them!

Other than the location being quite desireable, GWLRA management leaves a lot to be desired. Whenever there is an issue and you try to call the service number there is always promise of a follow up that never happens. I have even tried the "contactus" email out of sheer desperation and hear nothing back. Very very frustrating.

Avoid at all costs. Theft/robbery is common in the premises (whether it is a laundry room, parcels, etc.) and gwlra team does not care or support in addressing the issue. Poor management response, they just want $$$

I like the neighborhood a lot! It is convenient and peaceful. My favorite place to live in Toronto so far.

I have had the opposite experience from most reviewers below.

1. Location is great.

2. The building has been very responsive with any requests i had.

3. Elevators and fire alarms have been a slight inconvenience at times, but keep in mind that they were renovating the entire property at the time, so you need to exercise some patience. The delay in renovations is not the buildings fault either, Covid delayed a lot of it, but they did their best to manage and prioritize the work that needed to be done.

4. There have been a small number of security issues. I have lived in more expensive buildings/lofts in the core and they had the same number of issues as well. Unfortunately, I guess it's part of living in the city sometimes.

My biggest compliant is more with the people in the building. Lots of complainers. The building is renovating to make it nicer for us, but some people still treat the building poorly. For example, one resident kicks the handicap button and elevator buttons. Really? Just use your hands, then wash them.

Don't get me wrong there are lots of good people living here as well.

This places losses one star because my apartment did get cold in the winter. This is not entirely GWL's fault though. They bought it from another property manager (Vertica), who did the installation.

Leasing team. Hoping for a meeting with Ms. Spicer to hopefully finalize a rental. It's been six months.
Our virtual appointment never materialized, we didn't get a call or link. We've rebooked for in person but it's weeks away.

I use to work security there from Safeguard security. Very nice building. No problems. Only some noise on weekends. I left in 2017 from there. But I still get calls from Tenants in 95 HIgh park.
Is there a company there.

Ive changed my rating because things have gone down hill.the leasing team has become soo unresponsive. 1 year into our new reality they do not have a handle on how to communicate. Multiple meetings booked where no one showed up/ called, no response for weeks on messages left for them. Guess you dont want me to pay more rent for a 2 bedroom. Also while construction has rightfully stopped during covid im still seeing work going on to renovate and upgrade units, yet our halls have no floors, tons of dust and look like a bomb just went off. We've been so patient through the daily fire alarms, power and water interruptions I just want it to be complete

Terrible, terrible experience. Some highlights include being double charged rent, contractors entering my unit without prior notice and damaging my property, poor climate and waste management, noise from construction and inconsiderate neighbours, and rude, deceitful staff.

I never ever recommend to ask for this rental apartment, you will regret. I lived here at 35 high park Ave for about 5 years. First, Minto owned this rental building and I was quite satisfied with their customer services.now, GWLR has owned and it is worse. The building is like a dump.

The service place is terrible, they don’t know how to respect people. I suggest them hire a person who have a brain to replace the old women. I’m sure not only me think the women is useless. It’s so ridiculous she can even make mistakes on receiving money!

Elevator has been out of service for over 3 months, elevator alarm is left to screech for hours and days sometimes. Several units including mine were burglarized 4 years ago, management promised to install cameras in elevators and basement, that didn't happen. I'm waiting on a maintenence repair for 7 months now, management blames a subcontractor and keeps pushing the repair. I'm moving this fall.

No notice before entry- they say 24 hr but it is a paper they leave after 9 when you’re at work and by the time people get home it is NOT 24hr notice
Garage doors and elevators are regularly malfunctioning, not sure how they get the elevator permit renewed.
Garbage is not regularly cleared leaving the floors sometimes smelling like trash
Shitty apartment finishing, walls bubble up from all the water damage
And yet they raise the rent annually higher than allowed AND before acquiring permission to do so.
Do yourself a favour and go to Minto maybe.

There has been construction for the past 4 years non-stop. Best past nothing is fixed. Money laundering at it's finest.
They changed the maintenance crew last summer. New guys have no clue what they are doing, they don't even speak English. You request to make an appointment to enter the unit, they enter anyway without an appointment.
It has been getting worse every year.
They are currently building two new luxury rentsls. HAHA ok. With the smell of garbage during summer time, it will be more like new luxury dumps.

Recently have been seeing lot of maintenance issues at the apartment I rented on high park. Water maintenance activities from morning 9 to evening 5 is unacceptable. This is third time in last 60 days. They are not prompt at attending maintenance requests. It is a serious problem to the tenant when they raise a complaint but not so seriously taken by vertica. Few maintenance requested went unattended. We pay a very high rent here so I am not sure what is that huge money taken for. Leasing office members are also quite confused about what work to own. They are rotating tenants between multiple offices for certain works.

Terrible property management. Lived here for 3 years, getting worse every year, turning into slumlords. Do not rent here. Constant cigarette smell issues cannot be resolved due to poor ventilation, complained but never resolved, water pipe issues took at least 5-6 months to fix with constant interruptions coming in and out of your unit tens and dozens of times, poor resident service will not respond to issues and phone calls, ventilation fan in the basement does not operate, disgusting flies in the basement during the summer times, garbage chute issues. Basically, it is turning into a dump.

We've been living here for 2 years and honestly couldn't be happier. The apartments are bright, updated and very sound proof thanks to thick concrete walls. The building is clean and the neighbours friendly. Any maintenance issue we've had has been dealt with within 48 hours, and usually much quicker than that, providing invaluable peace of mind. The staff overall is friendly and efficient, happy to address any concerns you might have. And they're pet friendly, which is always a bonus! The rent is on par with the rest of the neighbourhood, which is excellent; subway & buses less than 2 minutes away, High Park less than 5 minutes away, 10-15 minutes on foot to Bloor-West, the Junction and Roncesvalles.

Agreed with Ricardo. Used to be a nice place to live in, now it's just horrible. Management is a joke.
