Terrible Housing Company. I stayed with them for 4 months in the summer of 2022 and the service was terrible. The house had mold all over the walls and the 2 of the stove countertops didn't work. The condition of the furniture was beyond abismal and the worst of all, when we left the house, we made sure to clean every inch of the house and leave it in a better condition than what we found it in, but our key deposits were never refunded citing unclean rooms as the reason. WORST housing firm in Waterloo, I'd recommend avoiding them and renting an AirBnB long term instead

My family and I rented a beautiful house from HRS Property Management on Westcourt Pl. The house was stunning and provided ample space for everyone. The 5.5 bathrooms were a huge plus! The team was friendly and accommodating, ensuring we had a comfortable stay. Highly recommend their premium houses!

Wow, I had such an amazing time at the apartment on 330 Spruce St! It was seriously top-notch. The place was so well-kept and it felt really safe and cozy. The team running the place were super professional and you could tell that they really cared about making sure tenants were happy.

I love the apartment that I live in, and the process of signing the lease and getting the keys was a breeze. I have also had very few problems with the maintenance staff that has helped me fix multiple problems that have taken place at the apartment. Thanks!

LTB case in process. The same stuff everyone is saying in reviews, I have my own horror stories and saving it for court.
What happened to human rights? What happened to honest people? I’m an 8th generation Canadian and I “was” proud of this country and it’s values but I can no longer be proud, just disgusted and sad.

Called up to enquire if there was a room available for rent. The woman with name begining with L answering the phone was extremely rude even with no provocation whatsoever. She made me feel like I was doing something wrong by enquiring. For no reason, she told me to "mind my own business" and ended the call. I then asked my wife to call her as I thought woman to woman conversation may work better. She was extremely rude to my wife too and told her rudely to go search for a room elsewhere and ended the call abruptly. This left my wife all upset and shaken.
Management of this building please take note of this person's behavior which is not at all Canadian-like and has tones of hostility in them. She should not be doing such Customer Service. I will be calling again and will be compelled to report such behavior to third party authorities if I encounter the same brashness.

I had a really bad experience with HRS Team. I was located at their 110 Columbia Street unit. There were multiple issues but I will explain 2 of them here.

1. It was lease takeover. So there is was inspection by the team. When I left the rooms and they charged me for a dirty mattress sheet which they had failed to otherwise address during their so called regular visits. They asked me to pay $80 and were not ready to return my key deposit if $200. The inspection wasn’t done while I was vacating the room. The team made the videos after the new tenants had moved in. So legitimate reasons.

2. Bed bug in the apartment. When we asked them for a pest control, they agreed. However, despite the pest control team listing in the receipt that the previous tenants, they still had the audacity to ask us to pay for their lack of hygiene in the apartment.

All the positive reviews are so exaggerated they don't even sound real. HRS rented our place out to someone else before we even moved in even though we signed the contract for that specific room. Ongoing case with the ontario tenant board since 2021. Stay away.

Hello Guys, I would like to share my worst experience ever of living at HRS property. I hate these guys, When I went to see the property it seemed ok, however on the first day when i got the keys for my room it was just disgusting. After having a bad experience of living there for couple months I left with, biggest reason was the cockroaches, there property is full of roaches. Also, when I left and when new tenants moved in they found bedbugs there which weren’t there until I was living up there. HRS called the pest control and they billed on us. They kept threatening our group on email to pay for this which we aren’t even accountable for. We ended up paying for this and This is really disgusting. I would urge you to please don’t sign a lease up here with HRS. I don’t want someone else face what we did.

I am in torture right now. The fire alarm of the entire building has been ringing since 3am! And now it is already 7: 30am. The fire truck came and put out a notice saying the building's fire alarm system is malfunctioning. And no one is fixing it. My ears are dying and i am starting to hear non existent sounds. I already have ear plugs and noise cancelling headphones on! And I tried to stand outside but it is cold and tiring. I think it is going to keep ringing until 10am when the management comes to work. I am so annoyed right now. Honestly, I only lived here because the sublease rent was cheap. My ears are seriously hurting. No joke

If I could give 0 stars I would. They operate in a highly unethical manner in attempt to get your money. They tried to tell my roommates and I that our lease was invalid and we had to sign a lease that would increase our rent by over $100 if we wanted to stay in our apartment (which is completely illegal). They avoided our emails about this issue until lawyers were threatened then they tried to bribe us to move out. Additionally, they took away my parking pass that I had secured months in advance claiming that parking passes are only sold to “valid lease holders” (which I am). I assume this was a further attempt to get me to move out of my apartment. This leaves me stuck without a car to get to work. On top of that, they took almost a month to give me my money back. Do not rent from them and if you do be completely aware of the landlord tenant rules because they will absolutely try to trick you.

I lived at the HRS Property on 78 Seagram drive. I really liked that it was close to the university BUT the heating and A/C doesn't work AT ALL in most rooms (only worked in 1/5 rooms). It was always freezing and I called over 20 times and they said it was unfixable because the pipes were only going to the central room (living area and one bedroom). The people beside us also had the same problem but they received portable heaters to make up for it. If there's no heat, why are you ripping off students?

If you do plan on living at 78 Seagram, make sure you check the heating and A/C in the rooms first. Furniture is ripped and broken so take pictures to avoid paying extra fees. I don't recommend being in rooms near the staircase since it can get very loud.

EDIT: They lied saying my room was up to standards but if that was the case, then why did the maintenance man tell us that the heating was only working for the central room? He even told us to go buy heaters because he couldn't fix the pipes. I have no reason to "lie" about my experience with your company.

Be very very careful! In fact don’t rent the house from them.

They are charging us 550$ after 6 months, the lease was ended and we moved out from the property. They are giving reason of overusing utilities, but they never informed us at the time of lease period. Also, like other people are mentioning, no one is getting key deposit back after lease. They always throw some issues on the tenants.

They are deserving 0 start honestly.

Would 100% recommend living here.
All the staff are super nice and are always quick to get back to me if I have any problems or questions.
When it comes to maintenance, it is super clean. The hallways are never dirty. The maintenance people are always on top of their game; I've even seen them clean sometimes.
The rooms are spacious and well taken care of. I had no issues with any sorts of damages when I moved in.
Not only that but it is a great environment to meet new people in as everyone is so nice.
Overall I highly recommend renting here!

I'm very happy with maintenance as they have done everything they can to get issues resolved. I am frustrated with my landlord as he has taken a long time to approve issues but hrs as a whole has done everything they can to get things done as quickly as possible. I was at first having issues with one of the freezers but Jeff has gone above and beyond to stay in contact with us and let us know what was going on. Even Tina helped a ton with staying in contact with us and working on our issues with our landlord. I have recommended hrs to others as a amazing company that does their best to deal with issues at hand and went above and beyond to help us when we were desperate to find a place to call home (thank you Riley:) )

The place was absolutely dirty when we moved in. Very obvious they did not clean anything. My room in particular had a greasy film all over the walls. Took them weeks to respond and clean the walls.

You guys already know not to rent from these people. They are complete con artists. They do not care about students living in their buildings, they simply want money. They should honestly be ashamed of how they take advantage of university students. Rent with anyone else but them! I don’t even know how they’re still in business honestly.

Posting this anonymously because unfortunately, I currently live at one of their properties (leaving soon though!) and do not need any more passive aggressive emails from them. Shame.

We really like our rental property and have positive experiences dealing with the management. When we had problems they were responsive and replied to us. We feel like our property management is easy to reach and if we have an emergency, they would help us out. The time that we did have an urgent issue (gas issue) they got back fast and told us clear directions and helped arrange things to be fixed.

Here is why you should never house with HRS Housing Company. I lived there from September 2020-August 2021 at their 350 Lester location and had the worst experience. When my roommates and I moved in, the apartment was not clean at all and furniture from the previous tenants was left there. Regularly, this would have been gross regardless of the circumstance, however, we moved in while we were in the middle of a pandemic and it was evident that the place was not clean up to normal standards- never mind Covid-19 standards. We also were missing furniture that was stated in our lease we would have- desk chairs. We didn’t get desk chairs until October and when we did get them, we had to assemble them ourselves. A few days after we moved in we noticed that there were cockroaches. They did pest control treatments, however, you had to wait a certain amount of weeks between treatments and also attempt to get ahold of the landlords to book the appointment- and getting ahold of them was also very difficult to do. The cockroaches were there until February, so from September-February we had to live with cockroaches. As I previously mentioned, getting a hold of the landlord was extremely difficult to do. When we first moved in we would try to call the normal HRS number just for them to tell us we were calling the wrong number and to call the number specific for our address. This would have been fine- if they ever answered the phone. Out of all of the times we called them (which was a lot) not ONCE did they pick up. We called the normal office and asked for their office hours and they told us they were 10-5 but nobody was ever in the office. We decided the best form of communication was through emailing. Even this wasn’t very sufficient. We would email them and either get no response at all, or we’d get a response back 5-7 days later. Luckily, they had a maintenance guy who could fix things that were broken and we were very thankful for this. However, when he would come, he would knock on the door, wait 5 seconds, and then just WALK IN- even if the door was locked. This was extremely disturbing as sometimes we didn’t even know he was stopping by to fix things- he’d just show up. Another issue we had was the parking lot always being full. They charge $50 a month for a parking pass that doesn’t even ensure you’ll have a spot. They don’t regulate who parks there or hand out tickets so essentially you’re paying $50 a month to park on the road and get a $35 parking ticket from the city. The last thing I’ll talk about is the key deposit. My one roommate called asking if she could go pick it up and they told her we had to wait till the end of November (even though they told us November 1st- and their website says you get it back 30 days after handing in your keys). I called to discuss this with them and they told us we could go the following week and that Canada Post had a delay with sending them the cheques. They told us two completely different stories. We did (thankfully) get our cheques though. Overall, there is a lot more I could say about this company, but I’ll leave it by saying that nobody should rent from this company, they are extremely unprofessional and do not care about their tenants.

No pest control was done. The house was still full of roaches. I am posting this right now because they are being more unprofessional. I don’t have enough time to describe the full story but you can count on me for this rental business. Their only advantage as businesses is location, so if you want to pay 650 - 700 just for breathing and unsanitary rooms then you are good fit for them. At first I thought I would give them chance to solve the issue in property, not anymore. As a business grade I didn’t wanted to damage their business, but they are not worth it.

Do not rent a property from this management. Even if you clean everything properly and give them the house (even if you received it really dirty), they will not give you your key deposit back. They will have 100s of excuses and they are so greedy for money. I have rented from managements before, and I have received the deposit within 10 days. It's been 40 days and they are still not giving my money back.
Now I am not left with any option other than going to Tenants Board, I emailed them so many times but they will not consider anything you say.

Worst management. Aside from them taking a long time to respond to emails, as well as them being very difficult to get ahold of due to extremely limited office hours. I was away from my apartment for a month and came back to my room unlocked, the rest of my stuff stolen, and someone living in my room that I am currently paying for. When I contacted management they said there is nothing they can do about it and that I would have to pay for any damages and mess the person made to my room if not cleaned up and repaired myself.
They have not solved one problem I have contacted them about in my year living there.
They do not care about people, especially students

If I could give a zero I would.

There are many things that were absolutely horrible that happened. For one, there were barely any COVID precautions taken. My roommate whom I didn't know was not screened and showed up in our apartment off a plane and had to isolate in our apartment. We were given no notice.

In addition, I was charged the wrong rent amount for months and then received an email demanding I send the amount of money they forgot to take as soon as possible.

I signed a sublet and was not warned that despite being a "term" contract, with a deadline move out date, if I did not let them know I was moving out on the "MOVE OUT" date I have to pay an extra two months rent not even being here (and not being the actual person holding the lease).

Oh, I also didn't have a window frame for a year. It took them months to come look at it and then they never showed up to fix it my entire tenancy.

There was not proper de-icing done during the winter months and I fell and injured myself. This was waiting a day after the storm to leave.

The "professional cleaners" that come in between the tenancy don't really clean. I found some nice big toenails in my room when I moved in scattered on the floor.

Please do not waste your time, energy or money living in any of their buildings.

The places look nice but management is not done well. They pressure students into signing leases by giving them less than 24 hours to sign (contrary to the response below from HRS Management our email with the lease is timestamped at october 31st (Saturday) at 6: 55 PM which and were asked to deliver it by November 1st) all while not responding to any questions and tack on hidden fees into the lease as well as make the rent higher than the agreed upon value

They took key deposit of 200 but are not returning it, they over charge for everything. If we complain and post a bad review they say that they were not able to find any tenant by our name. 5 people from 81 colombia street apartment 10 are yet to receive their key deposit. So illegally they earned 1000 dollars for doing nothing from just one apartment.

DO NOT RENT FROM THIS SCAMMY COMPANY:

- Charged $200 Key Deposit (Didn't receive it yet)

- They charged each of our 5 roommates $60 cleaning fee. When I refused to pay for it without my Key deposit, it was sent to a collections agency.

- The bill to the collections agency was for $159. Guess, what the extra $99 was for? For them to renovate the whole apartment and maintenance fees even though the lease says it is the landlord's responsibility. Why didn't they charge the $159 in the first place and said it was $60?

They are the #1 EXPLOITERS. They know how to treat students, and especially international students like us. DO NOT RENT FROM THEM.

If 0 stars were possible, HRS was the one who would deserve it.

Hands down the worst customer service I’ve experienced in my entire life. They are so unbelievably rude to their tenants.

All housing companies are evil but these guys are on a whole new level. Negative 10 stars.
