Not sure who Laurie is, but she is giving out random parking tickets and it's not okay. I had a 24 hour pass that I bought from the front office. And sure enough I come down to my car and have a parking ticket. I went to speak to Laurie and she said it was an accident. Well.that's a pretty big accident. The girl at icon front desk was also extremely rude about this and tried to argue that we parked in the wrong spot.

Imagine you’re in the most stressful time of your school term and you wake up to no water and no AC for the whole day.

Terrible living experience, HORRIBLE management team, and lost of packages! Why there is no rating of 0 star?

I called to inquire about the building. I spoke with the nicest person on the phone. Her name was Candy. She was so helpful on the phone with me. She was so kind and very patient with me. Please pass this along to Candy.

I would like to say thank you for Candy Lorch, the assistant general manager at ICON Waterloo, who has helped find suitable room for us and answer an endless list of questions from us. She is friendly and really puts her effort into the work even sometimes works remotely.

Amazing place to live, and the staff are so friendly, Candy Lorch was super helpful whenever I had a question or concern and would always get back to me in a timely manner.

I called to ask some questions about the building and I had a wonderful experience talking to Candy. You can tell she really loves her job and does it well!

After living at ICON for 3 years I can easily say that it is one of the nicest buildings in the KW area, especially for students because it's so close to both the universities and college.
Thanks to Candy Lorch for always accommodating and helping her tenants with any issues. It was a pleasure living there and seeing the management team everyday!

I have had two horrible experiences with the management team at Icon. The first was when I was trying to simply get a key replacement for my mailbox and the ‘Karen’ at the front desk in the South tower spoke to me in the most condescending tone and felt that she could disrespect me because I was a student. If she does this to you stand up to her like I did and demand that she respects you. The second situation is when the same woman and another man comes around every day to ticket cars that are in the parking lot. Since the 70 CAR parking lot is somehow labeled private parking because of a small sign at the main entrance, the icon staff come out every day and ticket every car with a $25 “parking on private property” fine. This is the biggest money grab and the front desk lies to you when you ask what the parking situation is. While the apartments are nice, the management team is so disrespectful that they do not deserve your money

Very irresponsible management team who always shows you a bad attitude. If you want a horrible living experience don't hesitate to choose here.

Only selling point is proximity to campus. Other than that overpriced for the tiniest room you'll probably find compared to competition

There are obvious signs of water damage on the ceilings in several rooms. When it rained last week there were fresh leaks. Also issues with infestations in the walls.

Stayed in a unit for a few months in the summer. AC was broken about once every 2 weeks. Our unit would go up to 27 celsius and stay that way for up to 3 days at a time. Staff did not seem to care (probably because the hallways and front desk were air conditioned separately and never had any issue). On top of that, building amenities were closed all summer "due to covid", including facilities like the gym, even though public gyms were allowed to reopen. Lastly, the units themselves are poorly constructed and finished. The entire building is operating by preying on students and gets away with it due to its proximity to UW.

Its been a nice year living here, keep in mind elevators get busy around class time & moving days!

This was an expensive student rental. The operator failed to deliver promised amenities. The elevators were regularly filthy (dog poop, anyone?). The parking operator was predatory. The fire alarms sounded frequently, sometimes multiple times a night. I was obliged to refer to the Landlord/Tenant review board, and fight with their lawyer. Fun fact: the main building door is illegally installed to swing inwards, with no push bar on it, and things just get worse from there. Avoid this place if at all possible.

Where you'll be staying is well maintained and well-staffed. I've been very satisfied so far with the quality of the living arrangements and the extremely convenient location. Any time I have had an issue or concern there was a staff member available and they were very friendly and helpful. Exactly the sort of service I was looking for.

Great location. The landlord was super friendly and non-invasive. The one time I did have an issue with my unit it was taken care of quickly and the service was very polite. Glad to have found this company.

If you decide to live here, pray that your neighbours don't smoke weed. Literally no vent circulation whatsoever to the point that the smell of weed from the floor above gets into my unit. I've had to buy at least $20 of air fresheners to mask the smell. Management is no help; they just ghost you instead of trying to help with the situation (i.e. E-mailing the tenants about the issue).

Excellent service. I was very nervous about them getting my living arrangements taken care of, but I was in great hands with ICON. Easy to work with and provided me the location I requested in no time. Thank you

I had a lease takeover near the end of July. New lease holder setup payment and everything for September, and yet both of us got charged for the rent. So they took 1 month worth of rent from 2 people. Be careful if you are doing a lease takeover

I lived in ICON for the better part of three years. It is a great complex within walking distance of both Wilfrid Laurier University and University of Waterloo. If ICON is within your budget, I would highly recommend considering it for your student residential needs.

Units are fully furnished with desks and stainless steel appliances. Each unit has ensuite laundry machines which is an incredible luxury for students. The building also has fiber optic infrastructure and thus supports internet speeds of 1Gbps.

From my experience, management is not terrible despite some other reviews claiming so. Jass Sidhu (collections agent) and Candy Lorch (general manager) are typically a pleasure to deal with so long as you are a polite individual.

My one criticism would be that the maintenance workers are known to cause heavy damage to units during routine repairs, including the one I lived in.

Don't be surprised if you get a notification from the management office of cancelling the contract in early July. If current tenants change their mind and decide to stay, you automatically lose your spot even though you"ve made a contract as early as February. Had a horrible experience here.

One of the worst (if not the worst) managed buildings in Waterloo. Was overcharged $1500 in rent after moving out. The property management group was not helpful in returning my money despite weekly phone calls and emails. Two months later, I am still waiting for my money.

The building has at least 1-2 fire alarms each week so be prepared for that. They also frequently lock the front door with a bike lock about 2-3 times per week barring anyone entry or exit through the front of the building.

Nice amenities and modern aesthetic. Some rooms don't have windows and very little sound proofing between rooms in a suite. Decent sound proofing between suites.

Nice gym and studio. Mediocre everything else. Especially when things break down or don't work. It's easy to tell they cut a lot of corners when they built this place but hey I guess it looks new
