Happy to live at 18 Erskine Ave for a year now, It has been a pleasant experience with this amazing condo. Security and front desk are polite and helpful. My leasing agent Krystle is extremely helpful and always be there for whatever needs we may have, and she will try to help with whatever she can, which makes the living experience even more enjoyable.

I recently found my dream home in Toronto, all thanks to Krystle from KG Group. As a newcomer to the city, I was initially apprehensive about finding my first place in Toronto. Krystle's expertise and support were a game-changer, making the process much more accessible.

The 18 Erskine building offers an array of fantastic amenities, and the meticulously designed floor plans for each unit are a testament to the attention to detail. The neighbourhood is a true gem. With the Eglinton TTC subway station nearby, we have easy access to transportation. Plus, the abundance of excellent restaurants and shops in close proximity makes daily life here a delight. The entire journey, from the initial inquiry to securing the place, was incredibly smooth and stress-free.

Thanks to Krystle and the 18 Erskine building, I couldn't be happier with my decision to make Toronto my new home.

I have been living here for almost a year. My biggest complaint is the lack of parking options. I have been on a waitlist for a parking spot since October and nothing (it has been over six months, and not a single spot opened up, despite there being plenty of empty parking spaces). What’s worse is: (1) I know for a fact they guarantee a parking spot available to rent for 2bed units (mine is 1+den), and (2) if I ever get a parking spot, I was told it would cost me $275, monthly, while 2bed units pay way less than that ($175 to be exact). I just find it absurd how differently they treat tenants, when no unit here is cheap, quite the opposite. So my advice is: if you don’t mind paying too much for a condo and still having to go through this hurdle, maybe take a look here. Otherwise, there are bigger and cheaper units available with a parking spot included. Having to pay an insane amount of rent to not even be able to rent a parking spot is definitely shaping up my plans for the next year.

It is essential to give full disclosure on this building, as the management has paid for 5-star reviews and testimonial videos using gift cards.
The rent increases have been from 10%-30% (including parking and storage costs). It has hit hardest for those tenants who benefited from move-in incentives. This building is not subject to rent control.

***Not quite for the Dogs***
There are a lot of dogs, but despite the marketing, there is little consideration for dogs. The dog walk is only a path for dogs to get out of the building. Only the building across the street set up a potty area. The dog wash is at the end of the ramp in the parking. It is not great for big or small dogs. Also, you need a $500 deposit to use it, and you must book 3 days in advance (incl. BBQ).

***Other Amenities***
For the other amenities, you need $250 to book and 3 days' notice.
The staff are great, though management is disinterested.
The storage was moved from the 3rd floor to the former bike room. Now it is entirely inaccessible (min. 2 flights of stairs to get to one set of lockers).
The gym is excellent and comparable to a professional one. However, the pool is relatively short.
They advertise a bar, but it is an unstocked bar you use as part of the party room. I don't know why they make it seem like it is a common area used by tenants.
The car and bike wash, again deposit and booking needed, is only available in the warmer months and inconsistently available.
There is only one fitness class (Zumba) offered.
Units
The apartments are decent sizes for a new build. The only drawback is the material used is more for one user than multi-users. As an example: the vinyl planks are thin and can damage easily. The kickboard is known to fall off.
But the maintenance does fix things quickly and will help with putting up shelves/pictures.

As said, the staff is lovely, but there is a lot of staff turnover. Rarely, are we advised of the turnover or the new staff members. I suspect the staff are not treated with due respect. It is clear they are scared to say anything when there is a preventable problem in the building.

***Security***
Without saying too much, the building could be more secure for unwanted visitors.

***Moving Out***
You will see a message from a tenant that moved out that they were disrespected. The management is indeed extraordinarily disrespectful and rude to tenants who give notice.
Even when we first moved in, management constantly checked in on us. Reminding us that this is not our home, just a rental.

The building is well-built, and the support staff you interact with on a daily basis are friendly, professional, and most importantly, eager to help. If things get broken, they get fixed fast as well.

My issue is only with the management, or the provincial rent control guidelines. See, this building was built after 2018, therefore it's not subjected to rent control and they can raise your rent according to their calculation of what the market price is.

They initially wanted to raise my rent by $1000/month, or around 35%. However, after reading my previously more critical review, they came back to the table to renegotiate, and we have since then settled for roughly a $600 increase. Not ecstatic about that, but with me and my girlfriend both paying the rent, it's at least more tolerable.

I understand a corporation's desire to generate revenue, and I only blame the provincial government for giving them complete free reins to do so. However, a prospective new tenant must make the decision for themselves whether the pros outweigh the cons.

I had a really pleasant experience working with Samuel. He has been really accommodating and helpful and has ensured that this process is stress free. He went above and beyond to ensure that I had the upscale suite I was looking for and the process was completed in a timely manner. The building is very well kept with wonderful, with well-kept amenities. I am really looking forward to moving in, and would surely recommend the company and building to others. - Afrah

I've been living at one of their buildings since May 2022 and have loved my time here! The unit itself is modern, well designed and renovated and spacious. The amenities are all great and have a lot of variety. The location itself is perfect as I'm walking distance from nearly everything I need and the TTC stop is also walking distance away.

The staff have been pleasant and helpful with my needs and the concierge staff Caity and Becky are delightful to chat with upon entering the building.

Would 100% recommend leasing with KG Group:)

I live in the building since it was built, over 2 years now, great staff, professional, never had a problem whatsoever. My dryer went dead on Christmas Day and I filled a request on line, same day got a new dryer installed also air way filter changed. Awesome! When I booked an office space to have my CPR class there were no issues, great place! I am leaving that review because I feel like it (no insensitive needed) My experience is all positive here. When we needed parking for our car- we got it downstairs, when we needed to change that spot- we got another spot. I can’t say anything but all positive experiences so far. I feel fortunate to live here with all great amenities and such a nice bright apartment we have! Location could not be better, steps to everything you need
