If you’re here because you’re considering hiring Landlord Property & Rental Management, they’re amazing and I can’t recommend them highly enough.

I live in a three-storey, 24-unit walkup. It’s a really nice building despite years of neglect and a lack of care and professionalism by the previous “super”, who was the daughter of the owners.

In just a few months, these are just a few things they’ve done or are scheduled to work on: installed new security cameras in and around the building; new washers and dryers; new doors in all four entryways; a new intercom system; better outdoor lighting; fire inspections; fixing leaks; painting; replacing broken stoves and toilets; new locks for previously disabled entryway, locker room and laundry room doors; and much more.

They also rapidly fixed a few emergency issues that arose after they took over managing this building a few months ago.

They’ve fixed several problems in my apartment and have been equally attentive to my fellow tenants’ long-neglected issues. The care being put into this building has done a complete 180 and I couldn’t be more delighted and grateful.

Trevor, Erika, and the Landlord team are professional, earnest, caring, and easy to connect and communicate with. There’s is the kind of top notch service you hardly see anymore, and any rental building would be lucky to have them as their property managers.

Seems my initial review was deleted? SHORT recap. We had an awful experience with this company. Very passive aggressive, did the bare minimum to ensure their responsibilities as landlords were taken care of (took forever to get things repaired, delays on rodent and b bug extermination). The guy we had to deal with was not pleasant. It’s just a shame that good tenants pay a ton of money to live in a place that isn’t well kept. Once we were short 1 cent on rent (we didn’t even notice, it was an accident) and they let us know immediately and threaten to put us on a “delinquent list” Yet it took them weeks to replace our broken microwave that was catching things on fire. Makes sense, lol.

Threats, intimidation, slow service, and more threats. A tenant nightmare, and any bullying landlord's dream company.

Landlord has been great to deal with. My account manager May Young was wonderful, very approachable, always available and gave great advice. The other members were excellent too. Thank you Landlord. It has been a pleasure doing business with you. Sincerely, Janis

Do yourself a favour and never tend from a building that is managed by this company. The communication from the account managers to the tenants is non existent and anything that goes wrong in the building will be spun in a light to blame the tenant.

Don’t waste your time.

This review is long overdue but better late than never. I previously rented a unit in Leaside through LPRM Inc.and the experience overall was great, the ease of payments and having an agent available when ever an issue arose was great. The only reason for the 4 stars was because there were some discrepancies at the beginning of the tenancy which resulted in my partner and I having to get the place professionally cleaned. Thankfully the issue was quickly resolved by our agent and our landlord. All in all a great experience and I would use them again, if I'm in need of a rental unit.

The onboarding and support provided by Brandon Sage was fantastic.
Patrick Mitchell has been caring for my property since then and he has been phenomenal. Professional, responsive, meticulous and always addressing concerns promptly. It's been a stress free experience, I wouldn't want anyone less than Patrick managing property.

I can't recall ever writing any review; I'm doing one now and for an excellent reason.

LandLord Property & Rental Management Inc (LPRM) was instrumental in managing a family property for over a decade until we sold this year.

When the time came for my brother (Realtor) and me (a retired property manager) to be responsible for the building, we knew we needed independent and professional management. Our due diligence led me to Syl Boileau, owner of LPRM. Working with LPRM, we quickly had the building's operation simplified and with LPRM software etc, it became easy to monitor.

We received a pleasant surprise a few years ago when May Young, Senior Property Manager for LPRM, became the manager; what a delight and so helpful in so many ways. May is the ultimate professional. We fully trusted May to deal with other professionals (lawyer, accountant, mortgage broker), which we relied on. May provided that old-school service which unfortunately has become a rare commodity in today's world.

Thanks, Syl and to your team: a special recognition to May; I'll be missing my dealing with May. I would highly recommend LPRM to anyone considering professional property management.

Great support and smooth communication from the start. Our leasing agent and account manager are both fantastic. The house we are renting is clean, has updated appliances, and in a lovely neighbourhood.

My wife and I retained Landlord Property & Rental Management Inc.for our multiple properties in Toronto since 2007 - for over 15 years now. We live outside of Canada and solely rely on their excellent services. We can't be happier!

Trevor, May and their entire team - are exceptional professionals. Their firm does everything from finding new tenants, and minor repairs in the units, to dealing with utilities, handling all Revenue Canada paperwork or taxes and dealing with difficult tenants. They communicate fast over email, but we can always get them the phone. We find their online unit surveys and monthly and yearly financial summaries of great use as well.

Most recently we sold one of our units with Trevor as our real estate agent, all 100% remotely. Showings were done quickly and he led negotiations to hit the exact price that we jointly set as our goal. Closing went smoothly and funds were transferred to us fast. Nothing surprising here, just as smooth as it should have been.

And this is what the excellent service is - it's just done professionally behind the scenes to the highest client expectations. And this is how we recommend Landlord Property & Rental Management Inc.

My partner and I moved in to a unit managed by landlord. They had the most extensive screening process which to me made me feel like they'd be a good property management company. Judging by the other reviews I have read it could be that maybe we got unlucky with our experience, but it was the most terrible living experience I've encountered. We had paid our rent deposit just over a month prior to our move in date. I emailed our account manager to set up our key exchange as I work a busy schedule. She finally emailed me back a day before our move in asking me which day we are moving in (we had trucks, movers already arranged.) We were told the previous tenants were moving our 2 weeks prior to our move, but they only moved out the same day we moved in. The unit was in disgusting condition. The kitchen sink was broken, bathtub and bathroom sink clogged with the previous tenants hair, lightbulbs burnt out, previous tenants garbage/belongings left on the deck, and the smell of animal urine overpowered the entire unit. We had to sit with windows and doors open in the cold December weather. It took her over 2 weeks to get back to me regarding repairs, and told me "She didn't even know how she was able to pull off this move in/out. " We had many issues with the unit throughout our time there, the last straw for us was when our washer flooded the entire downstairs. I reached out to our account manager and of course did not hear back. I ended up having to watch on youtube how to repair the washer. Eventually I learned our account manager was let go, and a new account manager had taken over our account. I only found out this information when I called to say I am ending my tenancy. The new account manager was wonderful to deal with and very responsive, I feel if we had her as a property manager from the beginning there may have been no issues. The only reason anyone started taking any interest in our issues is when we said we are leaving. The only reason I decided to write this review was the complete disregard from the companies vice president. He denied they did anything wrong, which is concerning to me if they think that is a way for people to live.

As owner on OrganizingToronto.com I have had the pleasure of working with Landlord for over 13 years in the role of professional organizer and handyman and I cannot say enough about their authentic professionalism and willingness to ensure clients, tenants and fellow professionals alike are respected, valued and above all taken care of. My partner and I have had the great pleasure of working with Landlord on a number of projects: i) property management for an investment condo we owned (while we were abroad and were non-residents of Canada), ii) finding a rental property in the Beaches for our family to live in (after returning to Canada), iii) selling our investment condo in the fall of 2020, and, most recently, iv) searching for and finally purchasing our own home (also in the Beaches) in spring 2021.

Some details regarding each aspect of our work with Landlord:

i) Trevor Valade and his team did an excellent job managing our condo while we lived abroad for three years. They took care of every detail, including taking photos of / advertising the condo, interviewing potential tenants and checking references, arranging repairs, and managing all communication with tenants (re: rent collection, repair problems, seasonal site visits, etc). They also helped us stay organized with respect to insurance and the taxes we were obligated to pay as non-residents. Although we were abroad and did not visit Toronto for three years, we had access to detailed information about Landlord's work at our condo through their online platform. Patrick Mitchell was in charge of our property for a couple of years and he was wonderful to work with. Had we decided to keep the condo after we moved back to Toronto, we would have gladly continued to pay for Landlord to manage the property.ii) Upon moving back to Toronto during the pandemic, we were surprised to find that the market for rental houses (with a back yard and proximity to green spaces) was quite competitive. Trevor personally helped us come up with a wish list and with his help we were able to choose the right neighbourhood and to secure early bookings at our ideal properties as they came onto the market. We were thrilled with the property we ended up leasing.iii) When we decided it was time to sell our investment property, Trevor helped us with market research and developing an optimal strategy for selling the property. He found solutions for every hurdle - including giving notice to tenants and arranging viewings when the property went up for sale while tenanted. Trevor was a model of kind professionalism, not just towards us, but also towards the condo building staff and our tenants. For the MLS listing, Trevor's team took photos and arranged all the details. Trevor also provided careful, expert guidance as we learned about comparable properties and decided on a competitive listing price. The property sold for a great price. Trevor then recommended a great lawyer and accountant to guide us until we successfully closed the sale.iv) We decided to buy a home after we sold our investment property. The Toronto housing market in 2021 has been, by all accounts, wild. We were fortunate to be in good hands with Trevor. He patiently helped us through the (sometimes emotional and arduous) journey of viewing properties weekly for over four months, and provided us with expert research about how much properties were really worth and how to succeed in bidding wars. We eventually bought the property of our dreams - one that is also an excellent investment and has plenty of potential. Importantly for the Toronto market: Trevor helped us succeed without overpaying. We are now working with the same lawyer and accountant that Trevor had recommended to us when we sold our investment property to close the house sale.

Trevor is eminently professional, a fount of knowledge with respect to all things related to property management and the real estate market, and a sage guide / advisor to have at one’s side while navigating complex (and sometimes stressful) situations. We wouldn’t hesitate to turn to Landlord again for any future real estate related needs and we highly recommend their services to anyone who is looking to buy, sell, or manage a property in Toronto.

I would be remiss if I did not thank May Young for her exceptional service and care.

May is truly professional is every way in the quality of her work, but she brings so much more with her amazing personality and level of care. She was our eyes and ears on the ground and stayed on top of things when we left our house vacant for a year. Knowing that May was there and that she responds promptly to any questions or situation gave us the comfort and peace of mind we needed.

We decided to sell our house earlier this year. Truthfully, we don't know how we could have done it without May.
