After neglecting to provide adequate basic exterior maintenance services all year like window cleaning or lawn care (all lawns are now parched dead patches of sod and dirt, and windows are filthy) Larlyn had the fantastic idea to crack down on the real problem with the Station West community: peoples’ Christmas decorations. All residents received stern letters warning us to remove anything festive or cheerful from our homes’ exteriors, including any Christmas lights or holiday wreaths since they were “violating the rules of the condo corporation”. Since practically nobody complied to this ridiculous notice, they then went house by house taking photos of the offending holiday decor and sent lovely festive warning letters threatening fines to anyone who wouldn’t take down their ornaments. I have never before seen a property management company decide to enforce a ban on Christmas lights (!) and wreaths on exterior doors. For a company claiming to prioritize “community” what a great way to sour relations with its residents. Christmas decorations are a meaningful and harmless way to bring some light and cheer in the winter. It’s like a bad joke that residents were treated in this manner over something so harmless.

Horrible company. Will not respond to any residents in our neighborhood grass hasn't been cut in weeks, one neighbor got a hold of the landscape company and was told they will not cut our grass as they have not been paid in sometime. Where are our condo fees going? Our eavestrov has needed repair for well over a year its like a waterfall everytime it rains out our front door.despite everyone trying to contact them we never receive calls back.we are all fed up

The pictures show how this company will manage and take care of your properties. For the last 2 months they neglected to do any maintenance on the part of the common grounds that they charge monthly fees all 24 units, putting kids and dogs that live here in danger ️ This summer is particularly bad for ticks which just love all the high grasses. I’m not going to mention the overall aesthetic appeal.
They don’t respond to owners calls and emails but still charge monthly fees.
There is a whole list of other issues that we can put in here so be aware and stay away from them!

They all pretend to care from the start when they take over from other property managers. But when they start getting the money, they start avoiding the clients. I thought Larlyn was different, boy we were wrong big time.

Disappointing service standards - 8 months into ownership and services for the building have not even been established. Their only concern is regarding their condo fees are being paid. Emails dont get responded to and apparently they all go to their junk folder. Very poor standard of service, poor communication, poor management of building related issues, poor financial integrity & handling of money/fees. Find a different PM company!

I have been dealing with Larlyn Property Management and have had no issues. Customer service has been very good. Communication through email or phone has been pleasant and people have acted on my concerns promptly. I would recommend them if anyone was looking for a management company, I see no reason why you wouldn't consider reaching out to Larlyn Property Management.

So unprofessional! I have been. Calling this place for 3 days non stop to reach a gentleman named BOB Or Robert to find out if my client can’t put an air conditioner in. Finally after 8 calls i was lucky enough to catch “bob” at his desk even after leaving 3 messages with his secretary.where she sent him emails and i left him voicemails. He promised he would have an answer to me last night. This was a time sensitive matter. Bob doesn’t have any respect for anyone’s time l. I have now lost that client as they are so disrespected that it has taken 3 days to get a simple questions response (Which we still don’t even have!) and don’t want to buy in a building where the property management doesn’t care about its clients. This company needs to be fired! No customer service! Get someone who cares about the complex! Realtors.don’t bother selling clients homes in this complex!

Worst customer service I have ever experienced:

* Never return your calls or emails
* When you do get a hold of them they are rude and ignorant.

I will be looking to remove this company from managing our properties asap.

Update to previous review: I emailed Rita as suggested in the reply back and I heard nothing back at all. This was sometime in August. In addition, I have been attempting to contact my property manager to no avail. I also received the notice of the Burlington office closing and how this is somehow supposed to be more improved services from the company. Not even close this far. I'm really disappointed that it 2 owners and almost one year later and still no resolution to my broken window. How extremely disappointing and egregious on the part of thos company. I really hope that someone can take accountability at this juncture because this is quite embarrassing I'm sure for your company to demonstrate this ineptitude.

I just want to start off by saying that Larlyn Property Management is a great company and their condos are an amazing place to live.
The property manager is extremely organized and efficient, and the service at the front desk and concierges are always friendly, polite, and knowledgeable. Whether I have a question or concern, I can always call or email the office and someone is always there to help.
If you are looking for a new property to live in, I would highly recommend you consider Larlyn properties!

I have to be quite forthcoming - I am disappointed in the property management company in terms of their ability to respond to concerns.

To elaborate further, I purchased a property from this company back in October 2018. When viewing the property, I was told that the broken windows would be fixed by the time I moved in. I move in December and windows still aren't fixed. So for months and months, I ask for an update and each time I am told that it will be fixed sometime in the new year. So finally the annual board meeting takes place in June 2019 where I bring up the concerns yet again for the umpteenth time. I'm told that someone will look into it. Fast forward to Augist 2019 where still nothing is done.

I have sent multiple emails to the property management team and to date, I have no idea if and when the windows in my unit will be fixed. Talk about blatant disregard for a simple request of mine. I have not asked for anything else since I have moved in aside from that.

I have emailed multiple parties and no one wants to step up and actually do their job which is quite egregious in my book. Hence this review. Only way I will consider changing my sentiments if some action is actually taken.

Edit: I don't normally edit my reviews however I did hear from them today and they were able to get someone out to assess the situation within I think it was 2 hours of the first phone call. There is a secondary appointment tomorrow to deal with the nest and I hope that is the end of wasps in our condo.
Rita was very helpful and efficient in getting the job done. I'm changing my rating from 1 to 3.

Original: Been trying to get a hold of ANYONE about wasps in our bathroom. No one ever picks up or returns messages. Not sure how this company stays in business.

First of all i have to say big thanks to Jessica she is great help answered all my questions and responded in timely manner, also Pat is great too she really try her best and answer phone calls right away. So in my own experience Larlyn does what they supposed to do simple as that.

Based off my own personal experience, Larlyn Property Management is a great place to live, they look after the building and offer quality customer service. The staff is always very friendly, and are always there to answer any questions that I may have. The amenities offer some amazing features, such as the gym. It's definitely convenient, clean, and suits my lifestyle. Would recommend!

Same experience. No one ever picks up the phone! This company is one big joke! Tried to order Status Certificate and it took me a whole day to reach someone.read the website etc. No support what so ever!

As first time home owners, after reading reviews on this company I was leery on having them as our management company. We purchased our home in October 2018 and have this company as our property management company. My first experience dealing with them was less then satisfactory - when I would call the office my calls went unanswered and voicemails were not returned. Emails sent to the email address shown on their website also went unanswered so an email was sent to their client relations email and immediately a response was received by a member of this family business. Thankfully I was provided the appropriate contact information I required.

It seems to take months to have repairs completed, necessary repairs (such as replacement of front door - 4 months to complete, replacement of broken window screen - +1 month to complete). Responses are limited and often take days to be received. Often times it takes adding the owner of the company on your emails to have them acted on. They send unqualified representatives to perform maintenance repairs and end up ruining existing exterior features on the home. They have items removed from the home to complete repairs but (without notification/warning) do not put them back on forcing you to incur the expense of replacing.

There are major deficiencies with the way things are handled. As a property management company your number one concern should be the properties you manage. Instead, it appears the concern is to pocket your maintenance fee and ignore you when you have issues or ask for assistance. Often times you have to send multiple emails to your representative before anything is responded to. You are almost made to feel as though you are a bother or that your concern (s) are not valid.

Company needs to address their employee lead times on responding to inquiries or concerns of their customers. Company needs to address current deficiencies. Terrible representation. I wish I could write a more positive review but after reading other customer concerns, complaints, reviews, I am not surprised this is how I feel.

The worst property management company in the game! We have had 5 property managers in 8 years whixh has caused horribly disjointed and dysfunctional service. Our board finally canned this unprofessional company. Renters and buyers beware if Larlyn manages a property you are looking at RUN!

The property manager Elizabeth Maradiaga needs a good talking too, she treats people like doormats have some respect for humans. Beware dont buy or lease any property the review speak for them self.
