Our new Property Manager, Naeem Gill, is turning out to be a breath of fresh air. He is the third PM we've had in 18 months and only been on the job a month. My dad received a notice today by post, asking for payment for charges he has been unaware of the whole time and now we are supposed to pay it Oct 23, Sunday 1 pm which is tomorrow but your office is closed at Mississauga and at the property. We have the payment but how do we give it to you and receive acknowledgement. Over and above he is supposed to deliver this to your office in Mississauga, why not to your office at the property? He is a caregiver for a Dementia patient and cannot step out! What sort of customer service do you provide to clients who have resided for 22 years and have made prompt payments including this, had we known earlier!

Please note the money order was dropped off at your office on Sunday October 23 at 9.45 am. This payment is not for Maintenance which has been promptly paid for years.

Larlyn management is only interested in condo fees. They are not responsible or interested to listen any complaints.

Worst management company ever. They won’t answer any phone call or email. The only thing they want is charging ur interest and penalty.

Completely unprofessional. The manager and his trades were drinking and smoking in the electrical room in the staircase and I took a picture and sent it to the security desk downstairs.

Coming from a Property Management background myself, I know that professionalism and customer service are the cornerstones of this business. Larlyn are probably one of the worst Property Management companies I have dealt with. They manage a condo building where I own a unit and they are clearly negligent about maintaining the building. Their Property Manager Denis Monk for our building is extremely rude and likes to talk over you on the phone to cover up his own incompetence and negligence. This person also steal residents parcel and uber foods without any hesitation and I can prove it. I feel sorry for the other owners of Cinema Tower that they have to dealt with this company and this individual Denis Monk

Our office recently had a pipe burst in the 2nd floor bathroom, causing extensive damage to a large portion of our office. I was referred to Mike Aceto (VP) by an old friend that has dealt with him in the past so I gave him a call. We were quickly able to get quoted a reasonable price and had the work started immediately. We were able to keep the office running while the repairs were getting done which really helped us to get through this whole ordeal. We really appreciated the professionalism of the team that completed the work and were not as severely inconvenienced as we could have been. We ended up able to go back to full operations in less time than we had anticipated! All in all this was a great experience, apart from the damages. I would definitely call upon Mike again in a time of need and would not hesitate to refer his services to others.

I would just like to congratulate Mike Aceto for completing our project ahead of schedule and under budget! This has been a massive undertaking for our small business, but Mike was able to provide us with with the necessary research, quotes and understanding in order to get this done properly. His attitude was very professional which just made everything so easy for us, turning this from something overwhelming at first, to just another project which we could handle. I honestly rate Larlyn 3.5 stars. I don't think Laryln is terrible but due to circumstances on their end we have gone through several property managers and at one point our emails were not being responded to or actioned at all. However, when Mike took over he took things into his hands and promised that things would get better and THEY DID! Our emails are finally being actioned and he placed our building in the care of Khalid who has done his utmost to address our concerns in a timely manner. Caring for our building is no easy feat but Khalid is doing a good job in keeping up with our concerns. Things do take time but I do appreciate that he prioritizes our concerns and does what he can within his power to get things done. I have no doubts that after the years we had that with Khalid on our team he will make sure we have a productive year and can turn that 3.5 can turn to a 5 star!

Bob Gardner, our Property Manager, is a tremendous asset to our Condominium. He is professional and very knowledgeable, always keen to provide us with good advice and ideas. It is a pleasure to work with him.

Our Board of Directors hired Mike Aceto with Larlyn Property Management after several miserable experiences we had had with property managers from other firms.

Larlyn's accounting practices made a night-and-day difference, while Mike quickly cleared the backlog of unfinished projects for our property: patched parking lot asphalt; upgraded seven obsolete or out-of-order outdoor light fixtures to LEDs; and, most importantly, had a corroding galvanized steel chimney pipe replaced immediately - a project that sat on the to-do list of the previous property managers for three years. The chimney pipe originates within the mechanical room on the basement floor and terminates at the roof level. The section at roof level had remained uncovered for years and extensively corroded, as can be seen on the before-and-after pictures below.

Mike Aceto also quickly developed a good working relationship with our building Superintendent and the Board. This created a teamwork synergy that did not exist before and noticeably improved overall maintenance of the building.

Larylyn has and continues to give me positive interactions with all my unit needs. I have dealt with many people from the company at different times and im happy with the services and trades they supplied. I hope we continue our relationship with this company as I have dealt with others who don't compare. Deal with Mike he has always been the go to

My company does the landscaping and snow removal at a property Larlyn manages. My contact and Property manager there is Khalid Hashem. He is quick to respond and always understanding of the situations at hand. He is an effective property manager and it is a pleasure to work with him.
