I own a condo at 555 King St E under LMS Management and have been so pleased with the high level of service, communication, and quick action by them. I deal with Julie and Kurtis regularly and find them responsive, kind, and very good at what they do! I highly recommend LMS.

I've had great experiences with Lee Management (specifically with Julie Graham who I contact if any issues arise). They are quick to respond and come up with solutions to issues in a timely manner. Just today I had an issue with my smoke detector which was resolved in a few hours. In the past, whenever I contact, the response time is generally an hour or less. I've lived in my unit for several years now.

LMS provides professional, ethical and comprehensive property management services. They care for a wide range of condominium corporations in the Region. It is a challenging industry yet they look to act in the best interests of condo owners and investors.

This company is more than useless. Terrible communication and impossible to actually get ahold of anyone.

Very unresponsive and poor service, disrespectful to those who pay them. Elevator button light not working considered "cosmetic" even thought not compliant. Did not give proper notice nor hold AGM on time, now three month late breaking #condoaauthourityontario law. They just don't care.

If you see a condo with this property management, RUN!

We have had water leakage issues since the construction of the building. They refused to fix the first leak from a condo pipe. It took weeks and teeth pulling for them to fix it. The second leak happened and they cut a hole in our coat closet and never came back to patch it. Then they sent us a bill through a sketchy portal from an unknown email that says “you have mail”. Didn’t open the spam looking email since they always email through proper email channels. They continued to do this for months and charged $50 extra each month without sending it through mail or e-mail. Then they asked if we were going to pay through a proper email. They did not respond after we asked what the charge is for and they put a lien on our condo. The bill then increased 7x. If you’re on a condo board get a better, more experienced management company than these useless scammers.

They are the worst property management companies in kitchener waterloo area.
Employees who worked with them have personally told me that they manage their company so badly and always use swear words for their clients and people who are renting the units.
Their financial records are poorly maintained and the owner's Sean and Shannon are two biggest lousy people and Faith is a dangerous lady in the company who has a bad mouth and gossiping attitude who does not even know how to issue lien notice.

Crybaby property management company threatens tenants who leave bad reviews and illegally contacts them to remove bad reviews. Avoid like the plague!

Lol, this company needs to put the same time and effort into actually managing property instead of threatening tenants with legal action. Give me a break.

Sends letters to tenants harassing them and threatening legal action when they receive negative reviews. Scummy company nobody should do business with.

I've sent two emails to this company and have called 3 times with no response. No urgency for serious safety matters relating to condos.

I have had an extremely positive experience dealing with LMS. All staff have been nothing but kind, considerate, helpful, and very understanding. I was truly blown away by the amount of kindness in LMS staff. It is quite frankly the first time I felt comfortable with where I live and it’s mainly due to the help and support I get from LMS.
