Losani doesn't honor ANY contracts, and when you follow up with who you should be, they pass it along to someone else. The company has low morals and no integrity. Make sure your lawyer is around, you'll most likely need them.also, almost all the 5 star reviews are from staff.

Great service from staff, solved all my inquiries. Their designs have a modern look, many options to choose from.

I have been hesitant about writing a review holding onto the little optimism I had I had left. Be prepared to be brushed off time and time again when it comes to any of the outstanding work that needs to get corrected under the Tarion warranty. From the day we took possession (MARCH 2021) we noticed deficiencies. From the kitchen cabinets, scratch marks on the walls, paint on the windows, scratches and marks inside the bathroom cabinets, chipped glass pane on balcony (and more). We had to be very consistent in following up with them on the warranty work, some of which is still not completed nor have I had a response regarding it. I am still waiting for the painter to come back and re-paint our ceiling after a water leak from our ensuite shower and the glass pane on our balcony is still yet to be replaced (2 years after the fact). Even the work that was completed was very "shotty". They would have every excuse for why they weren't able to come and would blame the trades. Then when the trades did show up they would blame Losani. The blame game is used A LOT. My wife and I have said over and over again, if we were to do it again, we would not use Losani.

They are supposed to refund the grading deposit but they do not reply to emails / messages and they ignore even if you follow up with them through your lawyer. It has been 3 years and I did not receive my grading deposit yet.

Losani built our home in Vista Ridge and we love it! Once moved in we had an issue with a smell that we couldn’t figure out. Losani sent someone to help the same day and he stayed 2 hours until we learned that it was a dead mouse behind a wall. Once removed and hole was filled it was all good. He stayed until the problem was fixed. Thank you Losani!

I Would never buy a losani build again. Such poor craftsmanship it’s actually embarrassing and this company has zero accountability, they just scapegoat onto others. Don’t waste your money, you won’t get the same value

I have purchased 3 story town house in Stoney Creek Central Park. Closing is coming soon and obviously I have a few questions. It been very frustrating experience reaching out to them. I have been chasing them to get some answers since a few weeks now. No one picks up phone at the head office. Mostly it goes to answering machine. I left VM a few days ago and havent heard back.

When it comes to closing on your property, they are not responsive. Very poor way of communication.

To add to my points: Their PDI (Pre Delivery Inspection) is a joke. Like other review, kitchen countertops were missing, bathroom plumbings were missing, kitchen plumbing was missing. And they say house is ready for Occupancy? Instead of having a customer relationship representative present during our PDI, they asked construction site supervisor to meet us during the PDI. Agree to the other reviewers that they dont have any customer service department. No one is there to listen to you. Stay away from this company if you can.

This is a first-rate company that would be an honor for anybody to work here great to their employees very more than fair pay plenty of room for advancement within the company

Losani extended my closing 4 times so far. They extended closing for more than 1 year.
Always waiting last second to give us notice. Very unprofessional, not recommended at all

I am sorry, but the quality of your builds is poor. A lot of my friends and family purchased a Losani home, and whether townhouse or detached, the quality is so low. Improperly fastened components, rushed paint jobs, cheap looking finishes, and crunching the smallest amount of space. In my sister's home, a new build, she still does not have grass and there are wires sticking out in some places of the house, not to mention a damaged tub basin. The bedrooms they make are so small, it is actually criminal that they charge so much for a house that can barely fit furniture through or have space to walk afterwards. That is NOT living, that is treating people like a commodity. Also, why haven't you finished levelling the roads in some of these communities, some of which are about to turn 3 years old? Parking is a mess, and cramming of spaces makes it feel like there is no privacy, and people do not respect their small strip of grass due to how crammed everything looks outside too.

I purchased a new town house in Paris Ontario in 2018 and did an interim closing on October 2019 and the closing was done in March 2020.

During the PDI I noticed that the garage man door had a deck on the garage side due to the grading and extended into the garage to accommodate 4 steps. I was told that they had to do this to get the occupancy from the city and that they would change it once the occupancy was given.

I started following up with them since the closing and they did not pay much attention to the various emails I sent to them. The wooden deck in the garage extends out making it impossible to park a car.

I then raised the issue with them again and the city during which time the builders warranty coordinator offered a settlement to keep the steps as is for which I said, I am not looking for a monetary settlement but be able to park a car and instead of an extended deck, place 4 steps in the garage.

A couple of weeks ago, they sent me and also some other unit owners an email saying that the city wants to close the man door to the garage. Email copy attached:

Then two days later they sent me another email saying they will give us $300 and leave the door in the house to be used later if we want.

I feel I was misled by the builder and the city favored the builder and that they did this to get the occupancy. Now that I started raising the issue with a copy to the city they are changing their position.

The Builder should have known this before the closing and the city before granting the occupancy permit. They cannot say that due to an error we have to make changes to the garage access after 5 months of closing.

I have already rented the house and it is a great inconvenience and a loss of property value The Builder should make changes to the grade at this point and the city should make an exception and force the builder to rectify rather than close the Garage man door.

Stay away from this builder!

One complaint is the lack of coordination with the trades. Right now on Soho Street in central park communities we have an issue with our grass. The sod company laid sod before the fence people. The next day after laying sod the fence post guys drove through the grass with their heavy machines and destroyed the lawns. There are massive gaps between the sod which has created bugs, water pooling and a muddy mess. Half our yard is not usable as we wait for contractors to come and fix this. It has been upward of 15 weeks now and the sod has not been replaced. It's unfortunate that phase 2 now has grass and trees but phase 1 is waiting for grass to be replaced. The day the fence contractors ruined the grass they promised to fix it and they have never been seen again. Overall a Good builder, very nice finishes.

I had a great experience with Losani. Quality of building is better than other builders in the area. Amazing service; they reply to your requests by email in a short time and get someone out to your house the next day. I would buy with them again.

I wanted to give zero stars, Losani is greedy builder makes concrete jungle. Losani community has no green space that community can use.this builder use every inch of land to make money. Also don't get fooled by their marketing and sales, false promises. Once you signed contract (which is 100% in favour of builder), you are helpless. Builder can change siteplan, floor plan, elevation, everything.also good quality material means cheapest possible material they can use.

After possession community left dusty environment for 3 years.never clean roads or pave the road.

After signing a contract, all we had bad experience each steps till 2 years of possession, 100's of deficiencies still incomplete, no one cares, and for repair issue they never use professional, they send handyman kind of people to fix issue. Warranty Customer service rep ryan and denialla just show you contract as a standard answer instead of solving the problem. (Means they can do anything with your house), tarion warranty is useless.

All builders are kind of same but losani is one of the worst experience we ever had. Don't buy losani houses, there are plenty of good builders out there.

Extremely quick and attentive service to any problems I had with my home. I was initially quoted a one-day turn around time to remedy an issue I experienced but was surprised with the issue being fixed in the same day even though external issues prohibited the problem from being solved at all during the time! Julie was very attentive and always answered the phone when I called, something I greatly appreciated! Big thanks to Julie and the team for helping me out!

We closed our house last year in 2019 in Central Park, Stoney Creek. We are very happy with the overall experience with Losani Homes starting from design center to closing and to the completion of our 30-days list and currently in process of year-end repairs. The quality of material and workmanship is up-to-the-mark. Fortunately, we came across Angela Passalent as our Warranty Service Representative who personally followed up proactively with all trades/site staff and with us to complete the outstanding items in a timely manner. Not only, did she managed to complete repair items, but she also left a lasting impression about her professionalism and a true reflection of Losani Homes as an excellent builder. We dealt with many builders in the past and I would say that Losani Homes is one of the best in terms of quality, value, price and responsiveness.

Overall very good quality work in house compare to other builder. Finally, they completed all outstanding item after I went to Tarion. Angela (Representative) who took over all remaining item for completion and finish most of that work.

It was a pleasure purchasing multiple properties with Losani Homes over the years, but one of the best things was the person who was assigned to be our Warranty Coordinator. Her name is Angela P. She made everything about our families home purchases regarding warranty issues so smooth and stress free! She was super helpful and we loved that her response time was so quick. She listened to all our concerns or issues and created an action plan that left us feeling relieved that any warranty related issue would be taken care of as soon as possible. Thank you again, Angela for all your hard work! You are so great at what you do.

Hi, am sharing my wonderful experience of customer service by Losani staff ANGELA PASSALENT regarding a Tarrion complaint of Fallingwater (28-35 Midhurst Hts.). She dealt the issue in an utmost professional manner and trying to take care of each issue with keen interest and fellow feelings. There is a fake review posted on my name I don’t understand how this has happened And why someone will do this just came to know when received called from losani homes. Please disregard that review.

We recently purchased a home in Losani's Fallingwater development. Although there were many positive factors in this process, Losani fell short on some key things which prevented me from selecting a higher rating.

On the bright side, Losani's warranty team was effective and fair in ensuring that deficiencies were corrected to both their and our satisfaction.

I would like to give a special thanks to Angela Passalent, a Warranty Service Representative from Losani Homes. She answered our concerns in a timely manner and was very pleasant to deal with. Her level of service, professionalism and attention to details has been top notch.

Multiple time Losani home buyer. Great selection, modern finishings and flexible timing the design office. Ashley was a great help to design our home. Brad was a great Site super and built a quality home for us. Mr. Davide. D and Brad helped us for on site construction challenges for our custom home. Mr. Ernesto and Angela Passalent provided us excellent customer service. Just got introduced with Angela. P as a warranty co-ordinator. Angela listened to us very carefully and provided us with a very quick and professional service. Tom and Gary are very experienced service technician as well. I purchased a townhouse from Losani Homes in 2016 and had it closed in 2019. Losani has an excellent sales team. At decor center, the twin sisters and our consultant Ashley helped us a lot. Also appreciated very much for that Losani kindly offered some extra job done for us. With the issues after closing, the Warranty Service Representative, Angela Passalent, was the right person for quick response and repaired the items with correct method. Her patience and thoughtful manners really impressed us a lot.

Angela Passalent is the BEST warranty coordinator at Losani Homes! I couldn't have asked for a better person to have helped me. I have been dealing with her for all my warranty issues and honestly she is super kind, helpful and is always responsive and goes above and beyond with assisting me with all my house warranty issues for the multiple properties I own with Losani Homes. Unbelievable customer service. Losani member Davide. D went above and beyond providing customer service. We recently bought another Losani home and we brought forward an issue that Losani didn't have to do anything about (in a legal sense) but to try to make their customer happy, Davide D went out of his way to address our issue. This customer service is why we bought again with Losani and why we highly recommend others do so!

We purchased our home in 2015 and just moved in, in November 2018. The original move in date was set for April 2017. Lots and lots of delays with a lot of unanswered questions. When we did our PDI there were numerous deficiencies that were not fixed (and still aren't) and same goes for our 30 day inspection. It is next to impossible to get an answer from anyone about when someone is coming fix these deficiencies and we are now on our 3rd warranty rep within 7 months. They moved one of our outdoor vents and tried to cover the huge hole up with a fake pipe, which we noticed because it looks ridiculous. The builder's deck is very poorly done, not sure if the guy was drunk when he built it. We're missing our screen door from our balcony, our glass shower door is scratched, the stain on our stairs is very poorly done, and our fireplace mantel is crooked but they say it's within their standards. Were missing stucco from our posts outside, the posts are still unpainted, the door and trim recently got painted but it was an awful paint job and they painted the trim the same colour as the door and it looks terrible. The soffits outside are all dented and bent. Only half of our driveway is done and grading is barely taking place, even though they sent an email a month ago advising it would be done within 1.5 weeks. Everything seems to get half done. The customer experience team are impossible to deal with. It seems many other neighbours in our area are also having many issues.
I can go on forever but I won't. All Losani cares about is taking your money and that's it. Mind you, our site supervisor and the guy who has done some touch ups have been great, it's the customer experience team that are useless.

Was shaking his head because did not like that good forbidding the customer to be did not park up to his “standards”. Not only but walks inside and locked the door behind. I guess “I don’t care about your business”

One of worst service experience team they have. I sales representative say one thing and another one say something else. I am Losani loyalty member and facing so many problems, not sure how they will treat others. Their legal team one of worst. You deposit money for 1 house upgrade, they take it and during closing they don't even consider it. They you need to followup many time to get your own money. After many followup found they consider it for adjust for other house. So unprofessional accounting team and waste of time.

One of worst compony for warranty issue. They postpond issue to grading even without looking it. Overall they treat you nice and well when they want to sell after that no one care. I had issue on multiple time for closing, PDI, warranty etc and every time there are no compassion and professionalism
