The Luxe Leasing Manager (Taylor Sykes) is exceptional! I have had many, many conversations with her, and each time she has been courteous, professional, attentive and very knowledgeable. I have found her to be pro-active and diligent. She's such a pleasure to talk to. Every time I've reached out to her, she has been incredibly helpful. Luxe is super lucky to have her on board!

I have had a most positive experience with Ilona, the property manager for Lux. She is attentive, knowledgeable and follows up on issues regarding any unfortunate experiences.

Her professional and friendly manner made the situation tolerable until she finally received an answer from the owner of the building. She never gave up connecting with the owner, which is something I was not able to do but very prepared to speak to the owner if the opportunity was available.

I did not concede in what I believed to be a fair request for my grandson; therefore, I followed up with numerous emails and phone calls to Ilona. She consistently and most timely connected back to me, most of the time within an hour and sometimes on her days off.

No employer can ask for a better employee.
I wish also to add a thank you to Stephan who was very instrumental in connecting me with Ilona at the very beginning, and I am sure together they advocated on our behalf to the owner. Stephan is another great employee.

Management is so awful to students. They tried to pin us for a fire alarm and they just kept yelling at us, when we did nothing wrong. They refused to show us evidence and when they finally did, It clearly showed someone else doing it.

Me and my roommates moved away this September and we STILL haven’t gotten our deposit checks back. They have emailed us, that they sent out wrong checks and to wait longer. This is ridiculous, we shouldn’t be waiting for MORE THAN 3 MONTHS for our check and this is because we were behind them. Many students don’t keep asking and so they just keep the money. (FYI they still haven’t issued the check) (Update: Dec 15th still haven’t received my deposit check after moving out IN AUGUST) (Update 2: Dec 23rd still nothing…)

We had a hole in our wall before we moved in and they took 2 months to repair it. When they actually repaired it, they LEFT BROKEN DRYWALL PIECES IN OUR GROCERY BAGS.

You may think I am sounding too harsh here but please avoid this place at all cost and if you still choose to stay here… Good luck

(Update: luxe replied to my review and said they will investigate this issue after I contact them. They have chosen to ignore my email and not respond to it at all. They are replying to all the reviews saying they will “investigate” to look better online without actually doing anything)

I’ve lived in this establishment for the past 4 years while I have been completing my undergraduate degree at Western U. Given the high stress nature of my program, whenever there are issues with my unit or issues with payments, it can get overwhelming handling it all at once. However, Adam (office admin) has never once failed to assist myself and my roommate handle everything associated with living at this building and he is the only reason why I’m giving Luxe a 5 star rating. Prior to Adam’s arrival at Luxe everything was quite literally a mess and I’m so glad he really got the building running much smoother than before.

I have moved into Luxe at the beginning of the year, when we first arrived to get our keys we weren’t even asked for any identification we were just asked for our name and room number and we’re given fobs. She programmed the fobs and gave it to us not even confirming if we were who we said we were and even if we were even real tenants in the building. When we arrived to our room it was infested with bugs and was left completely a mess, like someone had just moved out and it had not been cleaned at all. Since moving in, me and my roommate have also discovered the issues of the laundry room. The laundry room is flooded with water all over the floor, half of the machines don’t work, leaving clothes completely soaked and soapy after the washer and leaving clothes still completely wet in the dryer. Additionally, EVERY SINGLE MACHINE contains mould. I am surprised a health unit had not been called here yet. It has now come to a point where they have turned the buildings AC off, even with outdoor temperatures reaching highs of 23°. My room is currently at 28 degrees and I am unable to turn any AC on because of the building switching off their air. I have another friend who’s room is at 30 degrees right now. This is not healthy.

lol.do not trust management, just run.they claim to be luxury. CLAIM to be luxury.but then give u broken showers, moldy bathrooms, thermostats that might as well be nonexistent, a window without a grill.much more.

The Luxe London staff is absolutely incompetent, and the building is absolutely infested with ants, spiders, and silverfish on every floor.

I moved out of Luxe London because I could not bare to stand the building any longer. Not only did Luxe London charge me for my last month's rent even though I paid first and last months' rent upon signing the lease, but they also charged me rent for a month when I don't even live there anymore. I immediately contacted them about this "mistake", and they have neglected to try to fix this at all. It has been a full month since I contacted them, and they are still keeping over $2000 of my money.

DO NOT, under any circumstances, live at Luxe London if you want to have a decent living experience.

DO NOT LIVE HERE!
1) I was overcharged 2 months’ rent, which was supposed to be included in the deposit (the deposit was also illegal). The office told me that they would mail me a check to my new address within 4-6 weeks but I haven’t received a thing after 9 weeks. I wrote an email and there’s no response.
2) In 2020, the office told us that we owe rent from 1 year ago but we actually paid. We had to waste so much time looking for the receipts and bank transactions.
3) There’s a very bad ant infestation and nothing had been done about it up until I moved out.
4) The office is very unresponsive to emails.

For students and professionals this apartment building is a good choice. Location is good, there are different bus routes to choose to downtown or big malls; Ross Park is just crossing the street, beautiful park to take a walk and personally I think this is the best part of living here; there are enough amenities in the building and generally the management is okay. Worth to mention is that the receptionist Jasman is the best! She is super friendly, helpful and efficient, and it’s kinda like everyone living here knows Jasman, she’s doing far more than a receptionist and she’s really making contributions to the positive community vibe in this building.

Luxe uses Coinamatic washer and dryer which are absolutely awful. Many machines are broken or don't wash/dry properly. You often have to run dryers multiple times to have your clothes dried. Often when you tap your card on the machines, the machine will not run but still charge you the wash/drying fee forcing you to pay extra each time you do laundry.

They put up signs telling residents to see the front desk about broken machines but will force you to call the company when you have an issue. Coinamatic's customer service is incredibly frustrating to deal with and I know I will not get my money back. The Luxe knows the laundry machines have major issues but are refusing to take any action because the machines are technically owned by Coinmatic. They are in your building and affect your residents! Please do something!

The staff at Luxe London were tolerable, the building is nice-ish but there is a straight up silverfish infestation in this building. It is disgusting, I had to get my apartment fumigated three times and the silverfish still appeared. After I moved out, they called me three times to tell me I did not pay my hydro bills and that it would move forward to collections when I had proof of payment with all bills. This building is very poorly managed and if they do not get their way, they're simply rude to you. The biggest issue is the silverfish infestation and they did not fumigate the whole building which is the only way to get rid of them, they do it on a unit by unit basis. Other reviews mention other types of bug infestations so unless you want to live with pests, I'd just move downtown London.

Had a pleasant experience dealing with Gillian Heidary and Eric, along with the entire Luxe Team. Wonderful place with an excellent location and amenities. Highly recommend to any student!

I’ve been living here for two years and it’s great! Apart from all the luxury amenities, management is always ready to help with anything I’ve needed - not that I’ve really needed much, I’ve had no issues. Gill (the general manager) is my favourite, always makes time to speak to me and resolve whatever questions or concerns I have about anything.definitely not moving any time soon!

I was interesting in renting out a room, but after a few emails I was never given a reply and all rooms became fully booked. The emails were extremely unprofessional, it was like they completely the details given in my email and only wanted the money. They were also filled with typos, it looked like a kid was typing to me, HUGE red flag. I asked for a 4 bedroom unit and they tried to give me a 3 bedroom unit which was totally out of the budget I gave them. Horrible communication.

As a student, luxe has given me everything I have needed in the 2 years I've been here. Would highly recommend the building to any student in need of a quiet study space and/or luxury living space. Gill was also excellent in helping my roommate and I find the perfect unit!

I have yet to move in however with an in-person tour and great service Luxe London has provided me with nothing but excitement and ease with the entire leasing process. Gillian Heidary has been especially helpful, and is always available to answer any questions and address any concerns as they come. Can't wait to be staying here with the lovely staff to help, the security to keep me safe, and the fun social environment that will be thriving at the Luxe!

We love Luxe London! My daughter lived here and she was very pleased with her stay. This year, my daughter will be returning to Luxe again and cannot wait to go back and start her new year. I have been renting at Luxe for close to a year now. While the building has great amenities (which were used only briefly prior to lockdown), and the proximity to the university is a big plus, my initial experiences dealing with the front desk and resolving issues with the in-building management were not very positive last year. However, once these issues were brought to the attention of Gillian H, we found that the problems relating to my apartment were taken care of very promptly. We are also very grateful to Dan Alden (maintenance head) for ensuring that troubles relating to the door lock were taken seriously and solved. Despite our distance from London, my parents now have peace of mind knowing that their daughter can feel secure and comfortable in her apartment, and this is entirely due to the help received from senior staff members like Gillian and Dan. The bus shuttle to university to/from the doorstep is very convenient, as is the weekly shuttle to the mall, making it possible to get by quite well without requiring a car. The walking/biking trails in the vicinity of Luxe enhance the quality of life there.

I am moving into the Luxe this fall and ever since my initial interest and inquiry into leasing a suite in November 2020, the team has been very supportive and accommodating in helping with giving tours and sharing information regarding the suites. Gill has gone above and beyond to ensure that all of our needs have been met and has made the entire process very smooth. Very excited to move in this fall.

I was new to London and had been staying at Luxe since the start of this year for the last 5 months and can confidently say that this is a wonderful, clean building for students. The location is awesome, right outside of the university and has everything you need inside. A huge plus is that it’s furnished and very modern looking so its a great experience. The fact that it is a secure building was reassuring and made the stay comfortable. Management team is also very strong, Gillian, Peter, and Sydney have been very friendly and helpful in accommodating my needs which made the experience even more positive. Definitely recommend Luxe London and hope I can come again next school year!

I have been living at Luxe London for 3 years now and it has been a great experience! The environment at this building is so friendly and the staff and the management team do a great job at providing a comfortable and safe space for those away from their home and families. The building manager, Gillian, is very helpful and warm and she handles the situations perfectly when there is an issue. I am very happy with the way that the building and the amenities are always very clean and shiny and spotless! The amenities such as the gym, study lounge, tanning, Jacuzzi, and many more, are one of a kind and leave you feeling luxurious and glamorous. I think that the building's name suits it very well.if you are planning to study at Western this is definitely the place to live.

Luxe London is the perfect apartment building especially for students. The building is very clean, has modern furniture and is at the perfect location (on Richmond St right next to campus). I highly recommend it if you want to stay in London.

Never received the deposit for key fob back and the 1extra month owe rent caused me half a year to get back. Horrible management of accounting, delays payment forever and won't send your deposit back.

Wow.where to start. What a let down. I've never actually went through with writing a review; however, I felt the need to share so others don't make the same mistake. From the front desk staff to the leasing office, its hard believe people actually work here. The front desk are particularly rude and useless, and the leasing office is unproductive. Good luck getting in contact with someone they never respond. Firstly, the building has a serious bug problem and its they are not swift on taking action. Secondly, the sliding doors are seriously problematic as there is no privacy. Avoid living here if you have a choice.

I have been living in luxe now for 6 months and I love it! When I came across a problem, the Luxe team had it sorted out in less than a day! Both Gillan and Allan directly give me their personal phone numbers, and they do truly mean to call them whenever there is a problem! It is so genuine and they truly want to help. I feel very at ease living here as a student and couldn't imagine myself anywhere else!

The good - It's in a very nice area along Richmond St.
The bad - Went to visit a friends daughter who lives here and goes to Western. The units are tiny and not well laid out either. While I didn't feel claustrophobic, I couldn't see myself living in something this size. My friends daughter didn't care for it either and will be moving at the end of her lease.

Beware of the 5 star reviews as they are known to entice tenants to leave them in exchange for gift cards, so those reviews may not be an accurate reflection

Overall, the building is nice but there is lots of room for improvement from the management (I’ve had some bad experiences with them myself), the rooms could also be bigger given the high cost of rent in comparison to other places in London (was not a fan of having just a sliding panel separating my roommate and I)

Not sure if they still do this but they forced me to move out my stuff on a date before the legal last day of my lease, which I’m not even sure is allowed

Don't live here. The accountants don't know how to process rent cheques. Today they claimed I did not pay my February rent and reached out to all of my roommates telling them that I didn't pay and that they'd be held liable if there was missing rent - without even having a conversation with me prior. Meanwhile, the money was taken out of my account, I had the cheques to prove it and a receipt from Luxe stating that I had paid. It was a mistake on their end, yet made it look like I was withholding rent. This was not the only time I've had issues with them not processing cheques properly. The office is disorganized and will cost you time and sanity in the end. Don't bother.

We were looking to purchase a condo unit here. The price is fair but what they don’t tell you is that the Banks won’t give you approval for a mortgage as it is considered Student Housing; Lux promotes itself as a Young Professional Building. It took roughly 3 weeks to get the cheque back.

The amenities look great but are of cheap quality, the building is “guarded” but while we were there for our visit we saw a pizza delivery man walk right in and not have to check in with the front desk. Just my opinion.

Way better than any other place I’ve stayed. Neighbors are friendly and staff is on top of any issue or concern. Maintenance is also very responsive. I love staying here.
