Poor Quality and Worst Warranty experience!
Beware of Mattamy Warranty as they Mislead and deceive!

The issue was one of the wires for the central vacuum coming out from the wall and sitting on the floor.
The issue was identified to the Mattamy during the PDI and included in the PDI. However, The wire was supposed to be fixed inside the wall but the wire was cut and removed by Mattamy and put the item completed in the PDI form.

However, When I was installing the Central Vacuum and found that one of the outlets was not working, I hired a contractor to fix it. The contractor found that a big part of the wire is missing from inside the wall. I recalled the PDI form and verified the item with the location and found that it was the same wire as mentioned in PDI.

I asked Mattamy to compensate me for the fixing cost
of the wire and fix the drywall because the wall was cut from different places to find the broken wire. But the Mattamy has refused to compensate and lying that the wire was for the valence light which was in PDI. First of all, I don’t have any valence light and secondly, I was not provided any proof or document by the Mattamy if the wire was for valence light.
This is totally unprofessional, misleading, and dishonest behavior from Mattamy.

Tarion issues remain unresolved and if you don’t nag and follow up they don’t look after issues. Couldn’t follow up due to personal reasons, and tarion warranty expired, so they basically said they don’t have to resolve or compensate for issues. Now that it’s a buyers market, save yourself the stress and buy from a better quality builder

Love our new home through Mattamy! They provided a very well built home and kept on schedule (even during the pandemic). Our builders Dalton and Pat communicated very well and helped us with any questions that we had along the way. Would highly recommend a Mattamy to friends and family:)

Absolute joke. Moved into a brand new townhome in Milton. 1. No hot water due to plumbing issues which they initially blamed on the hot water tank rental company and refused to send anyone in despite multiple requests. 2. Flooding in the furnace area. Anytime an upstairs shower was turned on, the furnace area flooded. They didn't route the pipes correctly and their way of fixing it was to zip tie a rubber pipe into place. 3. Unvarnished stairs, uneven tiles, holes barely covered up - small details that clearly show a rush job. 4. Dishwasher did not drain, technician they sent in said nothing was wrong with it. We resolved ourselves. 5. Thin walls. We can clearly hear every single step our neighbors beside us take. Every.single.step. 6. Best for last! Smallest bedroom reeks of URINE. The smell is coming out of one vent and intensifies if the heat is on. We have tried cleaning it, airing out the room, nothing works. The room is completely unusable and Mattamy has yet to resolve it. Their resolution will eventually be likely to tear out the vent leading to yet another disruption and inconvenience to our daily lives. In an area where market prices are unbelievably high and options to live are highly limited, this is an absolute rip off and truly disappointing and saddening to see and experience. In response to the below, what exactly are you going to do to resolve the fact that the walls are paper thin? Imagine paying this much for a home only to feel like your neighbours are walking around in your ear canals. There is literally no barrier and we can hear every neighbours step on all sides of us. What an absolute nightmare. I wish I had read these reviews prior to moving here. We did contact customer service several times and they have yet to resolve anything.

I purchased my first home from Mattamy Homes 6 years ago, however I have terrible experience with this builder, poor quality, they rushed to build the houses, many many mistakes and so on. I have tried to give a second chance and buy a new home in Milton (HAWTHORNE EAST VILLAGE), virtual registration SUCKED big time, Virtual meeting supposed to start at 8: 30am. I have tried sharp at 8: 30am to join one of those virtual group, BUT it wont allow me to register my name and email.completely waste of time, tried all other ten groups.none will let me to join. I see that some other people have gone through the same situation therefore I would say this whole virtual meeting is just waste of time.
Mattamy Homes is looking for quantity NOT quality of houses as long as they sell more and make more money.it was miserable start of my day today and wasted my time.this builder is one of the worst builder that you will deal with. I am done with them!

Something weird with this builder. Today, 'VIRTUAL REGISTRATION TO BUY DETACHED HOMES' started at 9: 00 am for HAWTHORNE EAST VILLAGE, Milton. Exactly at 9: 00a m I attempted to register but it would not go past typing name and email address even though all the groups were shown empty. I attempted all the groups till all of them were full. I tried on three different browsers and two different computers, one running Windows and another MacOs and two different iPhones using home wifi as well cell phones' wifis but it did not work. Looks they either do the registration themselves for their close ones or allow only selected individuals do the registration. A bad start of the day and complete waste of one hour. If you don't want other people to register why you bother with advertising.

Before I start my review, here's the context of home purchasing with Mattamy. They force you to fight for the queue amongst other people by sending in a registration email request starting at a specific time. As they claim, only the first odd couple of people who successfully send in an email will be contacted to purchase a home. The remainder of people won't even be contacted to let them know they're not selected. Everything I wrote so far makes sense. However, the flaw and their unprofessionalism comes in below.

After multiple failed attempts of getting a registration spot, I finally succeeded last week. However, what Mattamy fails to tell you is that you might be contacted outside of the office hour if you're one of the first registrants who successfully secured a spot. Another caveat is there will be no notice ahead of time if you're one of the lucky few who have won a spot or how you'll be contacted. In my case, I don't want to miss out on buying a home and I've made the sacrifice for every registration day as well as the day after to stay late at work until their office closing time before starting the commute home. This day was not any different. I waited until after 6 until I started my drive home. While on the highway, I received a phone call from an unknown number and it did not leave any voice mail. Because I was driving, I couldn't answer the phone. When I finally got the opportunity to pull over and call back this unknown number, I found out from the answering machine that it was Mattamy Milton, my heart sunk after multiple failed attempt to call back. Finally, I started to panic and actually drove to the office the very next morning to tell them my story of why I couldn't pick up the phone and am still interested. By that time, they told me that it's all sold out and I should've been ready AT ALL TIMES to receive a phone call. Because I was not available to pick up the phone outside of their office hour, It was my fault that the opportunity was passed on to other people. This was not stated anywhere in the registration email. I'm extremely disappointed at the unprofessionalism displayed by this company. I understand that it's a hot market. However, their execution of this queue system is extremely poor. At this point, I just wanted to give everyone a heads up on the type of service they can expect from a company who is literally selling you something that will impact your whole family's life. No words could express my frustration and anguish of missing out on this opportunity. Now I'll forever be conflicted of whether or not to pick up a phone call while driving regardless of my surrounding.

Hello People,
I would like to let you know please dont get excited by receiving emails from Mattamy saying that “ we have new launch tomorrow for so and so lots. Please send us email at 9am with your interest of home along with your photo IDs”.
This is pre set games. The units are already sold to their friends and relatives. It just formality they are doing. Lots of nepotism favouritism happening with these selling. They really dont need us anymore. They are selling to themselves and one units are ready they will resell at hire price. Its pure business now. I wish housing boards/ Milton municipality or any other authorities to get involve for checking fair business practices on their entire business process.

I have been trying to purchase with mattamy for 3 releases now. Every time I follow the directions to the letter and send my request for a appointment literally at the exact time to the second and still don't get selected. Other builders have a much better platform where it's first come first serve booking your own appointment online.
They also don't ask for photo ID like mattamy does, which makes me feel we are being not selected based on race, gender or age. Either way the need for photo ID is not necessary and makes me feel I'm being discriminated against. I have raised these concerns to mattamy and their head office.

We feel betrayed by the way Mattamy handle the purchase of our latest home. The sales team was never transparent about the occupancy and closing terms meant, and now we are finding out. One month before our closing. The design department also was not the best experience. Really poor customer service. I for sure won’t be buying another house with this company.

What happened to Mattamy? Such great reputation it use to have years back, and now, the quality and workmanship is terrible, the warranty department is truly a JOKE, after 2 years of back and forth of emails, they have yet to finish the grading, drainage and fencing issues.as a matter of fact, they go out of their way NOT to do the job right! Town of Milton should hold Mattamy accountable, Mattamy should not feel that they are above the law! Big Bosses of Mattamy should be ashamed of themselves to have such poor service, quality and arrogant staff dealing with people that pay good money to buy Mattamy homes. Mattamy, Please do RIGHT by people.

I lived in Milton Ontario for almost 10 years and my first home was a Mattamy home. They are known for their well planned, well thoughtful plans at a reasonable prices.

Poor quality, warranty department receptionist rude.
Really hard to get thing's fixed under warranty. They have to work on their customer service at least.

I can’t get help and have major issues with seals and drier vent blocked to name a couple of things that pose risks to the home owner. Months no contact. I plan to email every single division and head office in a last attempt. I’ve heard all The horror stories and spent thousands fixing what mattamys workers could have simply done correctly. Tarrion will have to pay out a lot of money to customers still under warranty. As well the hot water contract with cricket home
Comfort included with these homes is fraud and will get you into trouble financially.

They must do something about registration process.

Cant have people standing in line at nights even when they want to spend a million. You get better treatment at places where we spend just 100 bucks

Mattamy needs to rethink house design and practical requirements.
For eg.a driveway so tight that one could barely take a car in.and then opening a door is an issue. I noticed this issue in.ost homes.
Or chimney in middle of drawing rooms and designed in such a way that the drawing roo gets divided in two.useless and impractical design. Manu more such examples of unfriendly designs.

Dont even bother coming here shows opens at 1pm was waiting from 1pm employees had arrived around 1: 40pm and didnt bother unlocking the door and had a sign saying temporary closed called head office rep had me on hold for 15mins.very bad customer service and for that i will not be purchasing a home from mattamy.

I have to advise everyone I know against purchasing a Mattamy home. We closed on our house 4 years ago and Mattamy still has not certified our lot, which means we cannot dig a pool or build a deck. Customer service is slow to respond (emails usually take them over a week to get to) and then they just go in circles. When we pushed them to certify our lot, they told us that it was certified, but then when we went to the city we found out that Mattamy had lied to us. Not sure if they are sloppy with record keeping or worse, dishonest. It seems like once they build these homes they just stop caring and move on to the next group of chumps. Please read reviews of Mattamy communities before you buy!

I have been getting letters from Enbridge addressed to Mattamy homes, Mattamy has not paid their dues to Enbridge since the house was closed and ownership transferred to me. Now I have received a letter from their Lawyer asking for a balance of 204.80 which has been outstanding from June 2015. This letter was addressed to Mattamy homes asking for an outstanding balance of 204.80 dollars. I had to call into their lawyers to explain and give them address of Mattamy to sort it out with them.

I called Mattamy last year when this was first first escalated to me by Enbridge. Mattamy was insistent that I pay that amount, I then called Enbridge and they specifically asked me NOT to pay this as it is not my balance.

What a poor management system by Mattamy.

Not sure about the quality of their houses, but the quality of their employed showing by the person with the name MATT RIVERS and his bad mouth leave me with so much bad taste, that I have to abondonated the job I was doing, he said on the way out after I ask him if this is the way he treat people he answer, I don't care about u guys all I care is my costumer.

Bad workmanship / Kitchen Work. Not Happy With the service

I bought the townhouse from the builder and the kitchen work was badly finished since I got the possession. They did the countertop overlap the cabinet in same line so when you use sink then water drop on cabinets (the countertop suppose to cover the cabinets 1.5 inch so if water drop then drop to floor) this cause damaged the top of cabinets within 2 months.

I mentioned this in 30 days Warranty and builder came in and checked. We have been advised by the manager will look the estimates for cabinets then they sent the trader who does the kitchen work they take the measurements after the follow up they said we are waiting to hear back from trader and I was under the Tarion 30 days conciliation period as soon the conciliation time gone the Mattamy sent me the email that estimates are too expensive and we are unable to do this work and you can contact the trader by yourself. It means to pay from your pocket.

I got the countertops which was not made it properly which causes damage to the cabinet and the Mattamy is not taking ownership to fix this problem. Even I have quoted you have done the same work in my next door neighbour property the. Why are you refusing me they did not reply back to me.

I am totally unhappy with this experience with Mattamy.

Absolutely the worst service. WE kept hearing water dripping from behind the walls after we showered. We complained for over a year that we believe its a potential leak. Mattamy sent out four different maintenance men; all 4 gave a different explanation for the dripping we were hearing and reassured us it was not a leak. I started noticing a spot in our ceiling that looked like the ceiling was peeling; I contacted Mattamy again and they reluctantly sent someone out and it turned out that we had a leak and they would have to rip out the shower and have it redone to fix the leak. I have been waiting for a call from our warranty representative for a week to schedule an appointment to get the leak fixed. I have called everyday only to be told she was on lunch, left early or is on a another call and will call me back. Still waiting on that callback. I would not recommend Mattamy especially if your a first time home owner and not sure what exactly you need to pay attention to.
