I have been a client for close to 20 years. I have always paid a larger payment and will retire the mortgage early. I owe less then 30,000 on a house worth conservatively 700,000. I asked for maybe 30 -50,000 line of credit. Because it is a rental NO. NO exception! Nothing! Well I guess I will have to take my equity and my business somewhere else!

Replying to my post was obviously a feel good excercise for you because guess what. I responded to you Jaquei and crickets.

I signed up with MCAP around 5 years ago. I had no issues with them until it came time to renew. I really like their App and the monthly prize contests was a nice change from big banks. However, their renewal offer is seriously uncompetitive and I feel like as soon as I switch to another company they will offer me a legitimate offer. It’s also very hard to contact their mortgage renewal agents. You get assigned a specific agent and are stuck if that person doesn’t find it necessary to return phone calls. Very frustrating!

I am a new single homeowner and I nervous about taking on such a large purchase myself. MCAP was a smooth and quick application process. I found them very helpful at getting my online account set up, which was very easy to navigate and review my Mortgage details when ever I wish. They did follow up calls that were great at help understanding all aspects of my mortgage and benefits that I can use, but were not over bearing or frequent. I also find the resources available online very informative for independent inquiries. I was very happy with my rate, which was comparable to other institutions.

These guys are Rock Stars. Customer service is amazing! They are accessible always. I have been with MCAP now for over 10 years and have had challenges threw the years. I am happy to have my principal mortgage with MCAP.the MyMCAP feature is an outstanding tool and an incredible resource for someone like me.

This is the fifth mortgage of my lifetime and it is hands down the best. I have had previous experiences with major banks and smaller lenders but this has certainly been the most enjoyable.

I am in the process of using MCAP again to mortgage my investment property! They make life so much easier.

They sent repeated emails during covid offering support and when I called to find out more I was immediately told, "there is nothing we can do or have on offer" - LOL why email us then? Rates are better elsewhere.

The home appliance service plan is a complete scam! They promised me AC coverage at enrollment but refused to service my AC years later after collecting my premiums saying that it outlived it's natural age, buyers beware!

The service MCAP provides is completely impersonal and the account managers seem to be deliberately unhelpful. In the process of completely paying off your mortgage you have to write a letter including information like why you want to pay off your mortgage (?). For my next property I will seek a mortgage elsewhere.

I wanted to share how much I appreciate the detail and easy to understand terms of my mortgage compared to the bank I had it with when I purchased the place. The website contains comprehensive interest and principal numbers that I use at tax time.and its great to be able to check on debt reduction progress.

I have now dealt with MCAP as a mortgage broker and as a client now, their client portal and functionality are as great and easy to use as the broker system is. MCAP is definitely one of my top lenders that I use regularly and they have the best product lineup as well!

What a great well-designed website. I have had to speak to the reps on occasion and the service is superior. First time I have ever had a mortgage that wasn't with a top five Canadian bank and so glad my broker recommended MCAP. Very happy with the information provided on their site, the ease of using my LOC and a website that is user-friendly and comprehensive. I would highly recommend this institution.

The Mcap employee (Stacey) was so professional and great to deal with! She was well informed and very respectful and nice, she took the time to explain the rules to us and she made sure that we understood before proceeding. I would recommend going to mcap for your mortgage they will honestly do all they can to help you!

Very impressed with the final result. The information collection process was a bit tedious but my Son originally recommended MCAP and had warned me about the process so I was well prepared to stick with it. Great rate and the monthly savings were appreciated as We are now retired with a fixed income. I think the monthly submissions to get competition entries is great. I actually like seeing that customers actually get winnings.keep it up.

They pay people to give 5 star reviews (100$ gift cards)

I thought it was worth saving the couple thousands of dollars over 5 years. Turns out they are the most incompetent, useless, and unhelpful company I've ever dealt with.
I wouldn't go with them even if it was a 0% rate.

MCAP is ALWAYS, ALWAYS unable to help with any questions, some staff were very unprofessional and misleading with certain explanations. It seem like they are never on the same page.

I am very glad to have the opportunity to terminate my mortgage with MCAP, and never, ever again will use them or will recommend them to any one.

Corey Massi & the entire MCAP team have been nothing short of amazing for all of my clients. They are responsive and have a problem solving mindet. My deals are funding at a very high perecentage with them and I would highly reccomend them to any of my broker partners!

I was with them for almost 15 years. Never missed payment, was actually paying 20% more and paying bi-monthly. I wanted to refinance with them, but they didn't even call me, just an email, NO. Okay, RBC and Scotia gave me great offers and treated me like they wanted my account. Not impressed.

I recently got a mortgage with Rmg. I signed up for monthly and Rmg incorrectly made it bi- weekly. I called and spoke to a manager who told me it would be fixed and that my payments will be scheduled for monthly. Low and behold I ago a call to say I was in arrears for a mortgage that was 3 days old! The nanager did not make the adjustment as promised. I called back to speak with someone and three agents hung up on me and one put me in the wrong queue. Called back and was told that my payment frequency cannot be changed because I am now I arrears! The agent then refused to provide his name because he felt uncomfortable that I was about to complain. I have now called my lawyer because of this terrible experience and since no one thinks my concern is important. I cannot beleive that in asuch a large company they can simply refuse to have a manager Deal with a mistake they made. This is the most distasteful set of customer service representatives I have ever had to deal with.

I am very disappointed with this mortgage company MCAP as it’s been over a month I applied for the heloc loan but instead of letting me know the status, my file manager started ignoring my emails and phone call. I called the company back and one of the agent said my loan has been rejected? I am also very disappointed with their customer service. I will make sure my community members know how they treat their own customers. I give no stars to this company!

This is the worst experience I have ever had with a mortgage company. I have had my mortgage with them for the past 6 years. I sold my house to down size and they no longer want my business because the new loan amount is too small and it's not worth their time. Now we are left to scramble to try and find a new company. Phone representatives have a "not my problem" attitude. This company only wants to do large mortgages and does not care about the little guys. I would never reccomend them to anyone. Steer Clear!

Mortgage was paid off and I want to refinance. Dealing with the mortgage Broker Matthew B.is big disappointment. I called him many times and left messages but never call me back. I complain 3 times that I need to talk to his manager but I was told that they will make sure that he gets the message and to call me back. He never did and very unprofessional. During the back and forth email he’s always lost. Until now I just keep sending him email and leaving messages but he replied to my email when ever he feels like it. Phone call he only called ones the first time I complain and since then he never calls me back. My husband left him a message and he’s been ignored too. We’re a client of MCAP for 19 years until our mortgage was paid off. Now, this how we were treated. Very poor service and I professionalism. I went back with them because we were happy then but now I regretted. Dealing with Matthew B.is just upsetting and disappointments

Please take into consideration the vast majority of bad reviews as opposed to good reviews, this is honestly one of the worst, unprofessional and useless mortgage lenders within the GTA.

Please explain to me why mortgage was "cancelled" 2 days before my closing with absolutely no reason whatsoever but an automated message with no details? And after spending 1.5 days trying to reach out to understand what was the reason I received no response from anybody?

It does not matter how many commitments you sign or how well you have organized your paperwork, this company cannot be trusted. Thank you for leaving me on the street in great debt without a home.

We were really unhappy with our recent mortgage experience with MCAP. When we sold our house, they ignored two of our lawyer’s requests for a payout statement. We had to call them ourselves the day before possession at which time they told us they needed the sale contract from our lawyer. They said they would provide the documentation within 4 hours of receiving the contract. Almost 22 hours later we are STILL waiting. So our house is sold today and we can’t receive the funds because of MCAP’s VERY POOR customer service—not impressed

The representative (Krystle Komaranski) I dealt with at MCAP didn't take the time to educated on the product she offered she rushed my renewal and didn't assist me in the way she should. She locked me into a product that's 25 years when my current mortgage term is 5 years. WHAT A SCAM WAY TO HOLD CUSTOMERS MCAP. I WONT BE WITH YOU FOR 25 YEARS. SOON AS I GET MONEY I AM OUT.

Our mortgage is transferred into MCAP by IA Financial Group six months before terms expired without our permission or other option. We plan to switch out on expired day. But MCAP charges us extra two payment interests plus daily interests. And their closing charge is sky high $380. We didn't chose MCAP at first place. But even we want to get out on the expired day still we need pay a lot. MCAP is robber. The renew rate is higher than others, so you have to pay a lot extra money to get rid of them.
Thank you Jacquel reach me. I had contacted MCAP, they said those are MCAP's policy and rule!
At the final due date, they added another "government discharge fee" so we have to pay total over $450 just for discharge, plus interesting.
They can charge whatever they want?

Good web interface, however, if you ever want to get a hold of someone by phone. You will need to wait often up to an hour or more. It's not realistic, but I'll give an extra star for the web app. Once you get a hold of someone, I've experienced good service.

Our mortgage is up for renewal in April so I called to see if we could pay off all the remaining payments INCLUDING interest only to be told no by an incredibly rude representative. Not sure why MCAP wouldn’t want all the money owed to them in their bank account now. Doesn’t make any business sense to me. We will continue our monthly payments until April as they require and refinance with another lender in the spring. Will never consider MCAP again.

MCAP uses a 3rd party for its HomeSystem Service Plan. They bury the service in their paperwork and only send a letter when the "Free" period is about to end. I unnecessarily paid for a new air conditioner that would have been covered. The customer service rep was rude and the follow up on my complaint was dismissive and of no help. MCAP is not customer focused.

Unfortunately I cannot login to my account by following the link from their email. Stupid security questions are not corresponding to what I have used. Thay have increased our payments without notifying us. Definitely we will thing about using their services on our renewal.

I've been a happy MCAP client for 10 years (2 x 5yr terms) as they were generally the leader in plain vanilla VRM rates. Upon my 3rd renewal, suppose because of COVID, they tackled additional 0.1% on renewal rate, from 1.65% to 1.75% VRM (prime less 80bps vs.prime-70bps). This while my credit rating has actually improved over the years to 875/900 and I've requested no deferrals at all during COVID). Suppose idea is to have me pay for other's allowance for credit losses.

Only other similarly competitive quote (aligned with my old rate of prime-. 80%) was from RMG (one of MCAP's own division). Needless to say, when the broker submitted the funding request to RMG, RMG declined as they would not underwrite their own MCAP rates (my MCAP renewal was at prime-. 70%).
Great funding monopoly they're running, which only made me mad and shop elsewhere.

Anyway, I went ahead with EQ Bank for the exactly same rate MCAP quoted me for the last 10 years (prime-0.80%) and I left them for a mere 10 basis points since neither RMG nor MCAP wanted my business.

Hello EQ Bank as the new and very welcomed competition.

I did wish MCAP's own renewal agents had a bit more say in the quoted rates. Not only did they have a 10 year payment history with me, renewing an existing customer would cost them zero in broker/legal fees. 10 basis points was worth a mere $250/year, or less than $1,250 over the 5-year term to them, yet it was worth losing a customer. Perhaps I'll see them in 5 years when I'm again a so called "new" client with different rates.

Best of luck MCAP, we had a good run.

To all those renewing, please shop around. Money is homogenous, it doesn't matter if you're funded with MCAP or any other lender. The 10bps difference after $380 discharge fees was equivalent to 1 monthly payment (or $7/pmt) over the 5-year term, which means I'll be mortgage free 1 month earlier (all things equal). In my opinion, that's worth leaving any lender no matter how they downplay the difference in payment terms (i.e 2 coffees per biweekly payment).

I feel MCAP could make more of an effort to better serve their clients, and was on the verge of going with another mortgage agency; however, a representative named Moniba was very kind and assisted me during a very difficult time. I will stay with MCAP for now.

Have had a mortgage with this company, they are legit but they are very rude. I contacted them about my valueflex mortgage (which by the way is a horrible product, never get one) and to inquire about switching to a better mortgage product and the rep basically laughed at me and said I was stuck with then and they weren't going to do anything about it it was my fault for buying that product, he said he wasn't going to help me, he even suggested I sue them because i signed a contract with them, etc etc. I was really just calling to see what other products they offered but since that interaction I have decided to move my mortgage elsewhere in the next few months after it matures. I don't understand how in this day an age companies dare to have such rude agents on the phone. I DO NOT recommend them

They charge $90 to change payment frequency. Online or if you call in. Call center is in Philippines. Can't understand anything yet you need to pay extra for service. I'm only with these guys because the property was taken over in an Estate, or else I would NEVER EVER EVER deal with them. Stay away

Absolutely Horrible Company. My wifes old mortgage was with them and she got behind on a payment (1). They did not work with her at all to clear it up. They decided to get there lawyer to send court papers immediately. They made our life a nightmare. Thankgod we were selling house anyway and had already bought another one with a way better mortgage company Who even said that mcap is horrible. Do not trust them they will make your life a living hell and you will probably lose your home as they do not care at all.
