***Negative Review - not to rent this property***
I have move out of the apartment in Feb 2023, later in the year after the fully renovated they removed themselves from Metcap Living and gave the hydro account to Metergy Solutions. My apartment which I no longer live in is still showing in my name and the collections people from Metergy keep calling me to tell my hydro account bill is not settled. Sherbourne Estate is a mismanaged company.

The worst place for living! If you have the opportunity to choose another place to live do that!

Construction that doesn't end, it's all day from Monday to Saturday with a lot of noise. If you work at home, you can't focus, there's noise from all sides. Many times you'll be lying down and some employee will be working at your window, that is, you don't have peace here.

Slow elevators and the construction workers always use the elevators for residents, causing people to be late many times!

The windows completely dirty, the corridors full of dust making the apartment even dirtier with the construction. The balconies always with pigeons and with the dirt they leave!

There is no entrance control in the building, there is only the security guard but anyone can enter, you need to use the token in the front door, but several times people come along with you that you have no idea if you are a resident, visitor or anyone.

Several times there're power and water shut down for maintenance or or due to some problem.

The gym is extremely small, you need to make an appointment to use it, and even if it's empty, if you don't make an appointment, you can't use it! There is no leisure in the building because it is always under renovation, that is, we pay dearly just to "live" and not have peace with so much noise.

Terrible administration, every time we receive notices of electricity and water shut down, entrance to the unit to doing some "replacement", but if you delay 2/3 days of the rent they will send you a "friendly reminder" that you didn't pay!

The only good thing is the distance to downtown and the options for stores, markets and have TTC options because the neighborhood is terrible, there are several drug addicts, homeless both on the corner with Dundas st w and queen st, and several times to incidents on these corners. I consider it a dangerous neighborhood.

I hope my review helps you, and think carefully before choosing your home!

One of the worst buildinng.

Bed bugs
Cocroches
Noisy enviroment
Unresponsive management.
Dirty window glasses.
Stinky common area carpets.
Power outage, Water supply outage.

At time of agreement they make you fool saying we are going to renovate your apartment balcony, but in reality whole building is under renovation.

Don't even think about moving here.

Lived under there management for a year, bed bugs, roaches. Crackheads in the stairwells, not to mention after you properly move give notice and turn in your keys, theyll try and say you didnt and attempt to sue you for mths of rent while you didnt live there.

Worst place to work. I have no words to explain my experience in the 155 Wellesley street building.

Elevators never work. Laundry is total garbage and coinamatic doesn't care. (Clothes are never clean or dry) there are needles and crack pipes every where. Security is scarce and random. Cars get broken into all the time, and then there's the bed bugs and roaches. Worst 3 years of my life.

I lived here for 2 years and had issues with roach infestations from the first day I moved in. Not only that but the apartment itself was also disgusting with clumps of dust EVERYWHERE the screen door was left open for some reason so there were a bunch of flies stuck and dying in the fresh paint layer they did. With every complaint about the roaches they would come and spray which anyone whose ever dealt with roaches knows this is useless and the roaches will just run way and come back. Theres also only security on a random tuesday night during the week otherwise you're going to find some of the crackheads in the area sleeping in the front entrance or sometimes they get in and scream up and down the hallways. The elevators were constantly out of order or just stopped working the amount of times I'd come home from work to a huge line up in the lobby because only 1 or none of the elevators work. I also on numerous occasions spotted roaches sprinting back and forth under the machines in the laundry room. I moved out of there a little over a year ago and honestly even my experience to leave was inconvenient the super wasnt even in her office for me to give her back the keys we had to chase her down for that also she had a technician who was blocking my movers path to load my furniture in their trunk k and he was completely rude and talking down to them I feel he was a little racist the way he was treating them and when we asked the super to ask him to move his truck, nothing. Anyways all in all this place is okay if you're just getting used to living on your own as a student or just getting on your feet but otherwise dont come here.

Nice building and place, but the rooms are old and dirty, the neighbourhood are full on homeless and drug people, too bad environment.

Parking under ground (indoor parking) is not safe and dangerous, coz robbery is common by breaking car windows.
