Today I visited the store there was one girl working there named "Pankti". She really amazed me with her service with smiling face. I would love to visit here more often just because of her:)

We go to grab subs for dinner all the time, they are always so nice and the subs are always great!

Great subs every time. Staff is friendly. Would highly recommend coming here if you’ve never been. Great for a “corner store” sub shop!

Usually a good sub, but lately.the buns taste like they're a day old. Other than that, the overall taste of the sub was good. With a sandwich, the bread makes or breaks it.

Definitely doesn't live up to the Mike's standards like the other locations. Dirty inside and not fresh at all. Soggy lettuce and tomatoes, stale bread and skimpy on toppings. Won't make that mistake again.stick to the other locations.

Haven't been to a Mike's subs in years. Ordered the 3 mixed subs for $22 + tax. Subs were more bread than anything. Very very sparce on ingredients. NOT GOOD VALUE AT ALL!

Our family loves this place! Our fave subs around:) My only complaint not a food complaint but is the women's bathroom is honestly scary. It needs some serious attention! Worth investing in a deep cleaner at this point!

Got the ham sub special for the day with the smallest amount of meat. The cheese was thicker than the two slices of ham.

Don't go here since owner changed.they put nothing on the subs they make.everything is paper thin and one lousy layer of meat.terrible

I was craving mikes for a while and I went to this location because I was in the area but now I’m left contemplating my own existence. I would rather eat a bowl of rocks and dirt than have to suffer thru another Upper James’ mikes sub. I would go as far to say that this sub gave me clinical depression.

This location doesn’t represent mikes subs. Go to Upper Gage or Fennel where you will actually be satisfied.

My chicken and bacon on my sub was microwaved was still cold. The tray they used was disgusting and looks like it has never been cleaned. 15$ for a sub with barley anything chicken. The lady said they did not offer combos

This location is nothing like Ottawa St or the Fennell location. We ordered from here a couple of years ago b/c my husband grew up around the corner and this was his local Mike's. The subs were dry and comically cheap on toppings, we decided not to return. Yesterday, my best friend was in the hospital after having just had a baby and she wanted an Ottawa st Mike's sub since she hasn’t been able to have deli meat throughout the pregnancy. My husband was coming from Flamborough so he stopped at the Upper James location out of convenience. When he told me where he was I said “that’s the bad location”. He assured me that it was new owners, it looked clean and the man working was very nice. Unfortunately, it was everything I remembered from before. The meat was as thin as you could cut it and the toppings were barely there. Each half had 2 pickle coins. I ended up taking all of the toppings and putting them on one half to make it edible. We bought 4 assorted subs, 2 chocolate milks and a pop for $42.66. So disappointing that they don’t provide the same quality as the better locations.

Poor quality of food.

The meat is sliced so paper thin. Bread was stale and lettuce was old. Food 1/10 - staff was nice and friendly but quality of food is that bad.

I typically visit the Mikes on Fennel and upper Ottawa. Made the wrong choice of visiting upper James for “convenience”.

Big mistake! Still ended up going to the Fennel and upper Ottawa location for food.

The absolute worst subs I have ever had. Ordered 2 torpedoes and an assorted. There was barely any meat the cheese was disgusting. Barely any lettuce or onion. Bacon bits on the torpedo subs were a joke. Litterally hardly anything on it. The bread was really stale. These are a hard pass for me. Never again and 3 garbage subs were $30. We threw them out we couldn't eat them. Do yourself a favour and don't bother going here. You will regret it. What a shame this place used to be good for years. Must be newer owners.

How is this business even running one half of both of my subs have no meat and the other has 1 small layer of turkey, barely any lettuce and cheese what am I paying for bread?

Every time I go to the business on all locations it continues to decline

Great subs. Friendly staff. Welcoming, local atmosphere.
My only complaint is that it could be more clear what toppings are available as you can not see them through the metal lid tgat covers them.

Worst sub I think I’ve ever had. This guy should be ashamed of himself for charging $9 for a sad excuse of a sub. Won’t be returning anytime soon.

Day old bread, prices on the website don't match what's in store. What happened to the Mike's reliability they used to have?

Worse sub in Hamilton. Bread was dry not fresh at all skimpy on the toppings hardly any meat on it waste of money should gone to mikes subs in fennel upper ottawa there the best sub shop in Hamilton get more for your money there

Serving online orders and door dash drivers first while telling customers in your store they need to wait 15 minutes is ridiculous.

This is not the same as the original Mike's Subs on Ottawa St. The meat was paper thin. There were only 3 pieces of each thinly sliced meat. Could barely taste the meat in the sub.

Very disappointed. I ordered a 12 inch cold cut sub. The bread was dry, there was hardly any meat and skimpy on toppings. The tomatoes were yellow. Normally I would be stuffed but this sub wasn’t even filling. You can’t watch your sub being assembled because there is a barrier. Inside it seemed to be quite dirty. The pin pad for the payment machine was covered in dirt and looked like a petri dish. Don’t waste your money on this place.

Always thought these were the best subs. Disappointed today. As soon as I took them out of the bag, they looked so small wrapped in the waxed paper. It is like they have reduced the size of the bun by 1/3! Very skinny sandwich. Very thin layers of meat. Not a lot of taste. Definitely not up to par.

You can't see the condiments to build a Sub. Weird.
And I didn't get that far anyway the young lady behind the counter told me, it'll be 5 minutes I have to finish washing this. I don't know what was so important that she couldn't stop washing it to deal with a customer about to order 5 subs but if it was that important I felt I should leave her alone so she could concentrate and I walked out.

It's all bun with the smallest layer of toppings that I've ever seen. Mike's use to be a go to. Now I'm paying subway prices for half the sandwich. You don't make it easy to support local business with a product like this. Will not be returning.

DO NOT GO THERE! I went Thursday, April 29 at 2: 30 pm and the girl working there had the nerve to tell me to come back in 20min because she is on her lunch break. Can you believe this? ! What about me being on my lunch break? She should be fired ASAP!

Went in to get a sub today. The sub was definitely okay, but I was really confused at why the tomatoes were on the outside of the sandwich. Haven't heard of this technique.

This location does not put in any effort and they never answer they're phones. The food takes way too long to make and the quality of the food is not even close to good.

Haven't been there in quite awhile. New owners since last time. Sub sauce needed more oil. The place was not clean and the washrooms were beyond disgusting! How this place passed a health inspection is beyond me. I have been going to Mikes for over 40 years, won't be in a hurry to go back.

Came in here to get 2 Gryos on my way home. The guy took a plate out of the microwave that was full of grease and old meat and instead of washing it off he hit it a few times on the inside of the GARBAGE CAN to get the leftover meat off! He then grabbed my gyro and threw it on the plate and attempted to cook it. Completely disgusting and extremely unsanitary. If he did this right in front of me, I can’t even imagine all the other unsanitary stuff going on in this place. I obviously just left and didn’t buy or eat from here and never will.

Have always got our subs from the Ottawa and Fennell location, fantastic subs!
Decided to try the Upper James location today for lunch as it was down the street from my work location.
Never again. I had a junior assorted sub that had thinner than paper slices of meat on it to the point I checked if there was even any on it, the tomatoes were soggy and the lettuce that was shredded like sawdust, was going brown. I paid $11.50 for basically a bun, bag of Fritos and chocolate milk.
**On a positive note, the young girl that served me was very pleasant.

So don't know why all the bad reviews. I ordered a mix sub. Very fresh and delicious and no roaches to be found. 5 Stars!

We got 4 subs from Mike's on Upper James. Always preferred them over the big chain subs.

Many years ago I enjoyed Mike’s Subs, once living near the Upper Gage location. My favourite was the Minute Steak. Recently my wife tried the Fennel and Upper Ottawa location, wonderful! Just as we remembered the subs. Last Saturday we visited the Upper Ottawa location, ordered six subs. These were the poorest, soggiest, bland tasting subs ever. Almost $60.00 wasted. We had to throw them out. Mike’s Subs take action! Your brand is in peril. Very disappointed.

I went in a got a mixed sandwich thinking I miss the good old mom and pop sub shops well, after receiving my sandwich and going home to enjoy it, everything seemed fine untill I wokeup this morning with food poisoning,

I strongly suggest you get your sandwiches from somewhere else

Worst sub place in Hamilton! Do not go here! I ordered 3 subs and all them were made wrong with wrong toppings and barley no meat! The subs were 80% bread and 20% lettuce and mayonnaise.the bacon was hard as a rock and looked like and tasted like plastic! The subs were soggy and wet from the mayonnaise. Mike's subs on upper ottawa is way better and cheaper! I usually dont give 1 stars but this place was disgusting!

I grew up with the original Mikes on Fennel and Ottawa! Used to think this location on upper James was good as well but I've never had such thin sliced meat and so little on the sub! My wife's only had two pieces on turkey on hers! Going back to the originals!

For 7.50 a sub you cant go wrong but they take it another step and its amazing dont listen to the bad reviews theres some moments where all restaurants and fast food shops screw up but this is worth the buy

Wouldnt even give this place a 1 star. I got a ham sub which the meat was so thinly sliced and only have 2 pieces of ham. The lettuce was beginning to rot and they barely put any toppings on.
My husband got a hero sub. It had next to no meat on it and again lettuce beginning to rot. $20 for 2 sub and all you get its bread. Never will i go there again absolutely disappointing.

Should have trusted my initial instinct when I walked in the door to turn around and walk out. Ordered a turkey sub, it wasn’t horrible but not great, my husbands pizza sub was disgusting. The place was filthy everywhere you look, the bathroom was a scene from a horror movie. I seriously do not think the toilet has ever been cleaned. I felt so disgusting that I actually ate there and will never again. I can’t believe this place actually passes a health inspection.

Worst sub shop in the city sells frozen meat on subs dont listen cant read avoids phone calls.
Employees put whatever they feel like on your sub. I would give a zero star if I could.
Save your money or go to a better shop mr subs sub way or speedy subs.

I asked for a hero sub and got a zero sub.
Its obvious this place has dropped there standards.
A hero sub is supposed to have double meats. There was next to no meat at all on this sub. They seem to fluff it up with double tomatoes or something. I called and she swears that she put on double meat and told me I'm wrong.well they must slice there meats super thin now because it was less meat than even a regular sub seriously.
Do yourself a big favor and go somewhere that's still good like Fennel subs or Atlantic subs.

Gross. Bacon was gross, and they charged me 10$ for a soggy wrap. Wasn't impressed. I'm sure they have better sandwiches, but unfortunately their grill was not working so I couldn't try.

Sub was delicious. Sub sauce was good reminded me of my youth. The service however was lacking. The person did one sub at a time and was very slow. I can appreciate taking time as I've worked for a few sub shops but this was a little bit too long.

Just Ordered from skip the dishes, and amazing service. We ordered their couple sub combo. We got 2 subs 2 drinks and 2 bags of chips.

They sent a note saying they didn’t have the bag of chips we had asked for, and to enjoy the extras. They sent us with 2 different chips, and extra pop and some pepperettes! Amazing. Way more then expected, we thought ok maybe just a bag of chips. Kuddos to the manager Karen that works there & sent out the note! Will order again. 10/10

It was a good sub but there literally was 4 pieces of meat on this 12 inch sub. I don't care for alot of meat but my sub looked like the corned beef was just folded over.this was basically a sub bun with cheese, mustard, onions and a thin layer of meat

Hrs of operation Mon to fri 10 am to 11 pm really arrived at 3: 30 pm and another note on door be back at 4/4: 30 not good for business. Won’t every go back.

My first clue should have been you can't see any of the toppings, that way I could have told them what they forgot to put on my sub. This was my first (and only) visit to Mike's. Do I want sub sauce? What is sub sauce? Do you want Big Beef or just roast beef? What is big beef? There is a list of the toppings you can choose but can't see. You know sometimes you say give me a little more or less when you can see what they are doing. Got home and my vegetarian sub didn't have any onion or tomato. It was the worst sub I have ever had.

Going here for a few months now. Good food, good prices, quick and friendly service. My loyalty card suggests I'll be back often ;)

It’s good if the owner isn’t there. Something has to be said if you can’t see your sub being made! I asked for double meat and payed handsomely for it and only on a six inch. He took me for and idiot and said it was double meat so instead of fixing it he through a couple of pieces of meat on the wax paper for me to fix it! What a dump dirty place. Mike I hope your still not alive to see this place used to be the best place to get a fresh sub!

Only place my family will eat subs from is Mikes.but I take the extra drive to the original Ottawa st location definitely worth it. This location isn't too bad hit or miss with stale buns and soggy lettuce. The one on fennel st I'll never go to again they were very friendly but buns were not the same and stale.

This is a great sub shop to go to when you're in the area. Much better value than the chain store sub shops. It's better to eat your sub on site if you have a bit of a drive since the buns are soft and can get soggy with a long drive.
