As I read the many positive reviews I really wish I had the same experience. I went with Mission 35 Mortgages based on a review from a friend, with Jeff being my broker. The initial meetings and conversation went well, he was very empathetic and understanding of my concerns being on a sole income and very worried about the projected rate increases. We discussed going with Td as all my products are currently with the financial institution and I was advised to go with variable despite my concerns of rising rates as it was explained in a very lengthy chat that the mortgage payment would not increase should the rate go up, just the amount to the principal would decrease and amount to interest would increase. Through the process I was notified that Home Trust was offering a better rate, assured the same as the above my mortgage payment would not increase. Post approval and mortgage commitment, Home Trust pulled out and the only explanation provided was that he did not know much about the lender and First National was the better bank and we were going with them.
Yes, I am taking some accountability that I should have asked about the variable rate if the payments remained static as per TD and Home Trust but I didn't, being that this was initially outlined as my concern and going with a broker I thought he would resume these concerns and outline any changes. House closes with many issues but I persevered and before my 1st payment came out my mortgage increased substantially due to the 1% rise in August. I follow up because I am very confused and my concerns are not answered and later followed up with a response that I have a variable rate and this is what happens. I reach out to the owner Brian as this isn't acceptable, I was not explained this when we switched to First National that unlike the above lenders their variable rates change the payment amount as it does not remain static. My initial conversation with Brian was pleasant and he sounded concerned, he did outline some benefits with First Lender since my home had issues but assured me he would look into this.
Later when I followed up the tone changed, he sends me the signed contract which in small print on line 12 states that I have variable rate that adjusts with BOC and placing all the blame on myself. Like the customer below Amber no accountability is taken by this brokerage and as he stated they like the customer to make informed decisions, but isn't that why people go with brokers in the first place so that any issues can be addressed and there is supposed to be an underlying relationship built on trust, transparency and honesty. I didn't review each line in the contract because of the ongoing explanation over the course of several months that I engaged with my broker. I assumed that this like the two other mortgage companies also had static payments and now because of misguidance I am paying a very steep mortgage payment, with all the accountability transposed onto myself.
I am happy that so many customers have had positive experiences with Mission 35 Mortgages and I am sure that there are a lot of great brokers that care about their clients best interest. But unfortunately this was not my case and I hope that my review can save someone else the unfortunate circumstances that I am currently dealing with. In all my life I have never felt so unvalued, undermined, victim shamed and blamed, taken advantage of and disrespected by a company that I gave a large chunk of business to.

I worked with Felicia Matchett to do my refinance. Felicia knew her stuff and was able to help me figure out the best solution to help me reach my goals. She was quick and professional. After giving her what she needed, it did not take long for her to come back to me with options. I would recommend Mission 35 to my friends and family.
