ADDENDUM:
following the great experience quoted above, we finally had our original property ready and listed it with Hamid this time. In the background, the market appeared defeating in comparison with the time I bought my current property, with interest rates cooling the real estate atmosphere and prices having plateaued or decreased. Despite all this, Hamid approached our sale with a very positive (and always realistic) attitude. His selling strategy paid off, and we were able to sell for a more than expected price in about 1 week time. Process was smooth, great communication throughout. And total commission of 2% (1%+1%)!

Selling a family home in Orillia and asked if they service that area and was told yes. Mike came in early June, and suggested a list price of $649 to $659, prior to the interest rates increasing. Other agents were interviewed and kept in touch every other week to see if we were ready to list, but with higher comm rates. Called Mike in late July and signed up for $649. Sign was placed on the lawn and listed on MLS, BUT not on the local real estate board listings. Local area realtors claimed they could not see the listing on their local board. Had to ask it be manually placed on the local board. Was told it would be, but found out later it was not. A few showings, and no feed back from Mike till I asked. Reply was "Yes they say price is too high". No suggestion as to what the price should be nor any other comments. I asked about open houses and was told no successes with any that have been done recently, and besides Mike was not in the local area and he could not do so. Suggested maybe another realtor can or will do. Decided at that time to ask for a mutual release and cancel the listing with Modern Solution. A few days after asking for mutual release and still no paperwork, called and was told only a few more weeks for the listing to expire so Modern decided to let it expire on it's own. Now been 1 month after and the sign post remains on the lawn, and I am unable to get it out of the ground, and have called 4 TIMES to have it removed to no response. There are times you get what you pay for. Modern's days were 6 months ago when all you needed to do was put a sign on the lawn and next day it is sold. These days you need to put some effort into a listing, but Modern is still thinking all that is needed is a For Sale sign on the lawn.

These people lack integrity. They were quick to say yes when I asked if they covered the area in which I wanted to sell. The manager quickly set up an appointment with one of his agents and the agent called me back to ask about the property. I heard his tone change when I said it was a modular home with a leasehold I was selling. He waited until the day he was supposed to come see it to cancel on us, asking to reschedule after he was back from holidays. I emailed him back to reschedule and he didn't reply. We contacted the main office and were told we had an appointment and someone would get back to us, which never happened. I messaged the manager again, who never replied. Basically, this business ghosted us when they found out they weren't going to make a boatload of money off our sale. I did receive one more email from the agent saying it was too difficult for him to work in our location and best of luck. Like I said.no integrity.

This is my first experience with Modern Solution Reality. At first I was not sure of how their service would be due to their 1% only commission. I'm accountant for a company that sold a fully reno'd bungalow in 2 days at 10% over asking, no conditions, with 15+ showings and multiple bids. My boss wanted an alternative to paying 5% total (50k) for what we knew would be a quick sale. Modern Solution's 1% listing fee made sense vs 2.5%. Saved 15k. Trickier was 1% to buyer agents: would they bring buyers? Yes, bc the buyer side is set at 1% "negotiable" up to 2.5%. Remax, etc all showed. Our agent was Ensi and she worked tirelessly from the start. Pre-contract, she gave a comparison package & pricing advice, then no pressure. In the week from signing to selling, she was non-stop working, communicating, always responsive. Followed up with every showing agent to gauge interest. Expertly increased bids & deposits over 48 hours. We signed 8: 30pm Friday of long weekend, buying agent at 1% and Ensi spent next day with buyers & bank to get deposit. Saved 30k commission but didn't know we'd also get a top-notch agent & selling experience. Highly recommend!

This was my first experience of selling an investment property and Majid was extremely helpful throughout the process and showed great professionalism. I tried to sell my property through “property guys” but there was more agent lowering me to be their Clients than viewers.property guys made entire process complicated and delayed posting my house on MLS listing… I lost time and money by property guys!

Neha perform at her best overall! My house was pictured by professional photographer and in no time it was up for sale! Any time I called “Neha” for questions or concerns, she always picked up and cared for her clients. Neha is professional, courteous, patient.

Over all I end up paying 3 % total… 2% for buyer agent and 1% for seller agent.
This should be common sense that trying to sell for 1% will not work for buyer agent! The buyer agent will never bring their Client for viewing.

However I am still happy I saved 2% in total with out any stragglers.

Eddy Artis helped us with the sale of our condo and went above and beyond, even during the pandemic. We got above asking price. He was in our corner the whole way, with frequent updates and support and definitely went to bat for us with the purchaser's agent who initially tried to slip in quite a few undesirable conditions (much later closing, higher commission, lower offer price, as well as inspection and a financing clause). I would recommend Eddy to anyone looking to sell (and I'm guessing he's probably just as great for a buyer needing an agent).
