Michael Rotondo is quick to address concerns. Also, he made sure that property maintenance/inspection was done, and homeowners were informed as early as possible of any work within the area. As well, he was very prompt to address my specific requests, from clearing snow on my parking spot to requesting status certificates. PCC-24 is lucky to have him as property manager!

As a former unit owner and board member, I have had the pleasure of working alongside Michael Rotondo at Orion Management for nearly 3 years. During this time, my interactions with Michael have always been pleasant! Michael makes it his duty to resolve issues in a timely manner and he addresses complex issues from a place of assistance. He is dedicated and takes his job seriously, even to answer calls outside of typical business hours and to respond promptly to emails. Michael has a wealth of knowledge and is constantly providing this information to board members and unit owners alike. He takes unit owner concerns seriously and ensures a fair solution that carries forward the best interest of the corporation as a whole. Thank you, Michael!

Rafsan was quick to address concerns on our property. His response time was very prompt. He took the time to contact the appropriate contractors to fix an issue. Within one week, the problem was solved! Great communication and attentiveness!

The worst company I've ever dealt with.   Mike R is an expert and pushing the blame away from Orion management by any means.   Dealing with him was frustrating, tiring, and led to zero resolutions.   I'm happy we no longer live in that property.

Our first dealing with the company was when our basement flooded.   The reason for the flooding was the roof of the building was being redone.however the gutters were never installed - and it took a few months for the gutters to be installed - even though I took pictures and sent numerous emails.   During the period of no gutters, we experienced signficant rain showers, all of the water from the building was POURING into our backyard, directly into the basement windows, which flooded the basement.   Management and contractors said it's not their problem to deal with. With the previous gutters, they pushed the water far away from the property and we never experienced any sort of pooling of water in the backyard.

2nd instance was when we sold our unit.   We were charged $400 for a hook for a planter which was drilled into the front of he building.   When we purchased the property, the original for sale pictures (prior to us even taking possession) the previous owner already had this planter installed.   We even sent the picture of the listing to prove this.
Then when we sell the property, we get charged.

Both times I dealt with Mike, and both times were horrible experiences.   So happy I dont have to deal with him.   Absolutely useless.

Rafsan promptly responded to and dealt with recent concerns I had related to my unit power outage that needed a main fuse replacement. Really appreciate the quick response. It was repaired the same day.

Rafsan is our property manager at pcc69. I am very happy with his professionalism and communication to myself. Our community have had some construction on our driveways and our old garden boxes replaced. I had some issues with some damage created during the construction and a concern with out new garden box not being the correct height. Rafsan quickly and professionally addressed all the issues I had. He communicated quickly and effectively with the contractor my issues. Within days everything was perfect. Thank you Rafsan. Amazing!

Absolutely despicable… I reported a safety concern 5 months ago and still no resolution. I am being forced to live in fear of slipping and falling everyday because they refuse to fix the problem. I will be taking legal action.

As a former board member and a unit owner, I just want to comment on how very knowledgeable and helpful Orion's property manager, Michael Rotondo has been to work with. He is very responsive to questions from the board and an excellent leader. I found him very respectful of unit owner issues and concerns. I can understand what a thankless task it is to be a property manager. However, Michael was invaluable to the board and a great assistance patiently educating the board and fellow homeowners of the Condominium Act and the Corporation's bylaws - where many of those annoying rules about what you can and can't do are found. Michael, thank you for all you do.

Michael is my property manager at Pcc44 and has been very helpful in addressing my concerns. After we had a basement leak, Michael explained to me the process and coordinated the repair very quickly. Michael told us about concerns of our rear patio sloping that should be corrected which would help stop the foundation leak. When we moved into the unit this patio was already here. We repaired the patio at our cost as Michael explained this was not an original patio and the leak had stopped. He also dispatched contractor nick to look at the crack at the inside of the unit. Nick performed a repair and we are now confident all the issues is fixed Thank you for all your hard work at the corporation.

I moved into my new townhouse less than a month. So glad that I have Ayman Islam as my property manager to take care my place. As a first time house owner I have a lot of things that need to handle. However Ayman sent me info before the first day I move into the house. I managed to book with bell to setup the internet as well as the TV package. It is so important that we have the internet on our first night. He takes good care and response immediately on all my questions. I could feel he has passion and please keep on working hard. Good people nowadays is not easy to find. This is one of the best gem. Lucky me

I was very happy with how responsive my manager is. After a large wind storm many fallen branches damaged my fence. Within a few days everything was resolved thank you.

I’ve been her for eight years and Rafsan has been very responsive when you either email or call. The best they’ve had in the last eight years. The company they hire to do work are not the greatest but in regards to getting a response from Rafsan I cannot complain. I hope we can have him for a long time.

Excellent service! Rafsan has been amazing in handling my concerns at the condo. Especially recently with my balcony. Within an hour of sending an email, the matter was fixed. He had the contractor at my door fast, and in and out and the matter fixed. Rafsan is always polite and respectful and understanding. As a condo owner, I appreciate his professionalism and his caring personality. He stays on top of stuff and gets back to you right away. Thank you so much! Highly recommend!

My fence was having by the bare minimum, the lattice broken and the wood on my porch deteriorating. I called the management and they had a repair contractor (Gerry) come out and he managed to repair the fence, lattice and wood on my porch and it all looks very nice now. I was pleased with the immediate response as it was dangerous the way it was.

I live at 5305 Glen Erin Mississauga. The property manager of ours is a lady difficult to deal with. This winter I reported the problem of gutter/pipe to her with pictures and videos as illustration, after over one week to and fro emails, she told me there is nothing to fix! While it is obvious the problem of the old crocked pipes need to be fixed/ replaced. We pay a handsome maintenance fee to pay the property management salaries to take care of our property when there is problem, but his lady makes it difficult for us and turns it into a scenario like we are bugging her! Very incompetent and unprofessional!

They are extremely unreponsive. They are not keeping up maintenance on their properties on a regular basis therefore leaving the repairs to the homeowners.

In December 2019 they billed me twice for the maintenance fees. They did realize their mistake and credited one payment back to me. But as a consequence of their mistake my mortgage payment was declined since all the debits happened on Dec 1st. I was charged a NSF of 104 by my mortgage and another 48CAD by my financial institution.

These are one of the most helpful people on the planet. I was supposed to get my status certificate by the end of day 5 but guess what it was with me on the 2nd day with a smile on their faces.

Called last Thursday at 4: 30 PM and was answered by the receptionist within 3rd ring. She put my call on hold for 15 seconds as she was trying to direct my call to Rawl but he was not available. Then she asked me to leave a voice message to Rawl's voice maibox and I did. The very next day Rawl called me back at 9: 30 AM morning and informed me my document was ready to be sent. I received the requested document 10 minutes right after the telephone call was finished. This is a superb service I received from Rawl and the receptionist! My high regards and appreciation to you both.

This company simply refuses to respond to their customers. They charge mysterious fees for late payment, after not responding to inquiries specifically related to payment. And then they refuse to provide any details regarding the basis for the fees they charged - including refusing to provide any accounting at all. I have to believe they won't be in business much longer.

Have dealt with Property Manager Ayman for several years. He is prompt in replying and knowledgeable about condominium regulations. I recognize that in his position he is usually dealing with complaints and therefore has to work hard to simply satisfy home owners. Keep up the good work.

There appears to be a lack of respect for health and safety, we have waited for a bird deterant (with spikes) to be replaced for months. The bird deterant is hanging down and could drop off at any point. Although unlikely, it could come away from the building and fall on someone. We have chased this issue many times but still not had it resolved.

Not a great property management company. I have recently moved into a complex that this property management manages. The service is terrible. I put in several requests to have things looked at my condo - no response. If the property management requires your attention, their quick to write letters with deadlines.

If you can avoid using this property management services, stay away. The reviews on this site do not lie.

As a former homeowner & board member, I also found that phone calls were not returned to homeowners in a timely manner, if at all. If a homeowner is forced to, or is told to speak to their Corporation's lawyer & then receives an invoice, tell them to go to hell. You did not retain the lawyer. You are not responsible for paying the invoice. This happened when I was on the Board. I was disgusted the management company sent the homeowner the bill. Regarding monthly fees & increases to those fees.the management company is collecting fees for the Corporation. The Board of Directors along with the property manager determine the budget based on operating costs and mandatory reserve fund deposits. Every homeowner receives the financials etc before the Annual General Meeting. It is your responsibility to attend the AGM to be aware of what is happening with your investment into the Corporation. You elect your Board of Directors. You are entitled to the Minutes of the monthly meetings, contracts etc. Ask for them in writing. You can call your board members with questions too. Homeowners need to be informed as to how a condominium corporation runs & the laws in place to ensure accountability. It is your responsibility to learn this. Get informed and get on your Board of Directors.

A bunch of incompetent people running my complex. Want to talk to Stephen or Sue? Nope talk to the lawyer. Then get the lawyer bill. Siding and driveway apparently needs to be replaced on our dime, charged for it. No repair done. THESE PEOPLE ARE THIEVES.

Adam Sheilds at Orion Management was so very helpful to me and I am forever grateful! I am moving on and selling my home at 2275 Credi Valley Rd. Adam worked very hard to provide the status certificate in record time so that the sale could be completed before my realtor left the country on holiday.
Adam listened very carefully to what I needed then did his best to to supply it. His diligent work ethic along with his compassion is something I will never forget.
