Recently rented from Osgoode properties and the whole experience has been so easy. Megan always responds so quickly and is polite, professional and helpful. Moving is always stressful but Megan has gone above and beyond to ensue a seamless move.

I’ve lived in an osgoode building for almost a year now. The management has always been excellent and helpful. The buildings and property are always well taken care of and things around the building are fixed in a timely manner. The office is easy to get a hold of, which has been an issue in other places I’ve lived so that’s a bonus.

I've actually recommended Osgood, particularly Bayswater 3 times, and they have all loved living here.sure, you get annoyed, things may not always get done as fast as you want, etc, but I love living here, and have been here a long time - it's pet friendly and I have awesome trustworthy neighbors. My building is clean, and I appreciate their fight to keep things as sanitized as possible through Covid. I will continue to recommend people and do so when I get a chance on social media. Me and my girlfriend live at 31 Bayswater Place.
It's pretty nice here. It's a very dog-centric area and we love that. The building manager is also really nice, which makes everything a lot easier.

I moved into Westview Place back in August. I admit that all the negative reviews made me nervous, but I was in a situation where I needed a place. And these units fit my budget.

Upon move in, I was immediately struck by how clean my unit was, how clean and quiet the building was, and how friendly the staff was. Not long after moving in, I had an issue with my smoke detector. I emailed the office and within 30 minutes, I had a new smoke detector.

Almost 5 months later, and my opinion has not changed. I love my apartment and I love living in this building.

I have lived in an Osgoode building for about 4 years and have never had any issues (that weren’t solved anyway). The supers have always been helpful and friendly. I’ve always felt safe in this building which is very important to me!

I have to give it a 5 Star rating.
Why rent with Osgoode Properties:

• Location:
Very Conveniently located on Bath road. 6 Minutes to Fresco, 2 Minutes to Food Basics and Frontenac mall. 10 Minutes to highway 401 and many food chain restaurants nearby. (Pizza Pizza, Harveys, Swiss chalet, Red lobster and more) Dollar tree is footsteps away. Don’t have kids but, School is also very close.
Total 3 Bus stops are right outside the Apartment.

• Maintenance:
After hours maintenance is a call away and solve your urgent issue within an hour. A technician is available 24X7 on site.

• Apartment itself:
Well ventilated, ton if sunlight and spacious
Free electricity, heat and water (Your rent includes everything)

• Parking:
Both outdoor and underground parking available (never had to struggle to find a spot)
Free visitor parking

• Management:
Management response are quick over the phone and emails.
Very friendly management and well maintained property

• Amenities:
A good sized Swimming pool (Never had a chance to visit during COVID, LOL)
Mail boxes with Canada post parcel lockers
Automated door in lobby for Guests and Couriers.

• Neighborhood:
We have very nice and quite neighbor. Overall people are nice and friendly. Never had any issues.

Cannot ask for more with a rental property.

Lived in building 20 for about 5 years now, a corner apartment with a balcony.
Many illegal things are going on with Osgood.

Note that the water and heat problems only applies only to building 20, or a certain part of the building.

-Osgood is offering a chance to get "free rent for a month" by leaving a good comment on Socials, they are trying to fix the bad reviews Don't do it -

TL;DR: Bad people renting Bad housing, Only worth it for free Power, get a bitcoin miner or a grow op

This is what will happen if you move in this building.

-The water will stop working every 3-5 days, because of very old pipe system that need a full rework but they just keep patching it up every time it leaks. I'm not sure 100% if the pipes are the cause for such bad tap water but i worked at local store and met a lot of people that would have to buy water since the tap was undrinkable. Had a lady once tell me her dog refused to drink the water, which i found quite amusing.

-The wires are poorly ran and this building still uses fuses, one of the room in my 2 bedroom apartment still has no power since the most recent outage.i have heard of peoples apartments being so badly wired that half of the place would stop working if they used the microwave.

-The heat, oh lord were getting in the juicy part, at least in my apartment the temperature controller is just an illusion, its either full blast or not on at all, in the starting months of summer this becomes a big problem. The summer of 2018, i spent at least 3 months at a smoldering 40 degrees Celsius.as it was around 30 outside.half the of windows couldn't be opened since we had no screens. Getting them back on would need a work order.that will be next.maybe an AC could fight off the heaters but if you want to go legit you need to pay them to install and use it for the couple months. (you can go around this by getting a "Portable AC" which u can tell them its just a fan or dehumidifier)

- Work Orders. One day, you betcha it will happen one day.somethings going to break eventually right? Such old buildings falling apart. A work order is basically a piece of paper you take, put down all you need done, sign, date, boom you're good! Hand that sucker in the office and you should get help right? Nope.i have handed a minimum of 20 in the year of 2019. Needing many many things.spent many hot summers with windows closed because its either the heat or mosquitoes due to needing screens. **I had a broken fridge for the entire year of 2018.ate only cans and things u can eat without leftovers, take out when affordable. Many Many work orders.nothing.me and my roommate stopped paying rent, got taken to court and the day before court they came and fixed the fridge.if you want to take any action against them in court you need to keep a copy of the work order.we got off well since we told them we could pay it the instant and signed papers to agree that we would pay on the first every month for a year.i had no legal knowledge what so ever until i went to court and met with a good judge and they abused that. Do not trust them they are snakes. **

- The office fires the most lovable and helpful personnel. Its a shame that the people who are emphatic and good at what they do get fired for doing so.it will be a couple months with someone nice and then a couple years with a complete tyrant.

-The rent is overpriced as Kingston is not the cheapest place to live and whoever owns Osgood is very very well aware of that.

-The tenants are mostly great, everyone can rally behind the fact that they hate Osgood and it bonds everyone.

- The noise, In the summer there will 100% always be work done, if its not roofing, grass being cut, cutting trees (we nickname this place "the sawmill"). You want to sleep in a warm Saturday morning? Nah fam its power tool time. Here's a funny story Osgood's buildings are in such bad ruins that anyone in town refuses to do major work (most notably the roofing). They have to contract people from Quebec in order to get anything done

Very poorly managed. The lack of organization in regards to rent, parking, repairs and more, is beyond distasteful. Majority of the positive reviews are for a contest to win a free month of rent, rather than a true reflection of the quality. Know this before you sign a lease!

I’ve lived here for almost 5 years and it’s been nothing but issues with management and how terrible the condition the building is. Getting help for any issue is non exsistant and the lack of communication especially during covid has been disgusting. Besides cheap rent, the only good thing about this place is the community we’ve built. The people in the building lookout for eachother and are always willing to lend a hand.

I've lived here for over a year now and recently transferred buildings and to a bigger unit and I cannot say enough about how easy the office staff helped to make this transition happen. They are always here to help along with all their staff. The buildings are always so clean and the neighbours are just a lovely bunch of people. Been in this area for well over a year and have experienced living in two different buildings and I cannot express how happy I am. The buildings are secure. Living here has been such a positive experience for me. As I said the staff are very helpful and friendly along with the people who live in this area. A very positive experience for me!

Below is part of an email sent to Osgoode properties because they double charged me on my May 2020 rent then after many promises that I wouldn't be charged for June 2020 rent, I was, leaving me with no money in thesetthese trying times of covid 19. I waited all day for a promised call yesterday about them sending me a cheque for reimbursement. They didn't call but they did send me this email:

Is this a sick joke? I'm furious with the way they treat their tenants.

Other past events:
1) I returned from a vacation on Feb 2,2019 to an eviction notice because I'd forgotten to give the office my 12 post dated cheques and my February rent was overdue by 2 days. I've never missed a rent payment in all the 7 years that I've been here.
2) Every year I'm asked to show proof of insurance on my apartment. Is this normal?
3) Upon signing my initial lease 7 years ago, I was asked to sign a waiver about asbestos which upset me because this had never been mentioned when I was viewing my apartment and when I was presented this document there was no turning back; I was moving in in a few days.
4) I had trouble with my upstairs neighbor for the first few years I was here. Violent fights, swearing, disgusting talk. I was told that they were like 'us' meaning 'white' I assume. I was also told that they'd moved out and they hadn't.
5) I went into the office one day and heard a staff member yelling. The woman being yelled at was my neighbor who is such a lovely person and we both were embarrassed at seeing each other under such an awfully personal matter.

I've always stayed away from the office and always been a perfect tenant, being quiet, clean, and always paying my rent.

If I could give a lower review than 1 star I would. I have never lived in an apartment building where the staff is so unorganized. I have never been late on my rent or have not paid my rent and am being accused of not paying it. I have checked my bank statements and they have taken the money out of my account every month since I've lived here (last August). I've tried to call them multiple times and no one ever answers the phone, I've tried to go into the building to talk to them and also no one is ever there. I am a quiet person who doesn't bother anyone or even be loud, and I have been accused of my dog barking all day which she doesn't do and now accused of not paying my rent. This is the most joke of an apartment building I've ever lived in and I can't wait to move, just like most of the staff which never seem to last more than a month or two. Don't rent from these people, I thought it was a joke after reading some reviews but you really will regret it, I promise you that.

Now a days it is unacceptable to have smoking in the building. I mean its common practice! My room constantly gets filled with the smell of cigarettes whenever my neighbours are smoking (quite often) its unescapable! This should not be allowed for the health of the residents living here.
