Tbh super lame spot.people always smoking meth in the lobby. I’ve had homeless people in my hallway sleeping beside the elevator.
Super rude and judgemental staff.
Bug infestation on top floors. (Maintenance called an exterminator and they did nothing)
Crackheads fighting at 3am every night in the halls.
WAY overpriced.avoid this place!
The amount of drug addicts constantly trying to start fights in and around the lobby is the highest I’ve seen since clergy street McDonald’s. Literally just the drug den of Kingston at this point.

Y'all need to get new elevators. They smell like pee, and they look like they are from the 1970s, and they get stuck all the time. There a safety hazard.

I lived on the 10th floor facing Princess Street. After the windows were washed, the view was amazing. The windows were filthy when I first moved in, but after requesting to have them washed, they were clean the next day. This place isn’t fancy, to say the very least, but I needed a bachelor apartment to study while in the Queen’s mechanical engineering program, and for the price, you can’t beat it. Really close to all my classes. Just make sure to carefully check over the unit you’re renting ahead of time, and have things fixed/cleaned before you move in, because they won’t do it without a request.
I’d like to add a photo from my window, but there doesn’t seem to be an option here…

Such a shame that the manager here called herself "young and slim", this is the greatest insult to these words. The managers here have caused countless troubles to the tenants, and shamelessly slandered the tenants, putting all their responsibilities on the tenants. Such self-willed people are not qualified to be managers at all.

This is such a great place to stay! It is in the heart of the city, with everything right at your fingertips. Great restaurants, shops and parks all within walking distance. The building staff are some of the most helpful and kind people you will ever meet. Love this place!

For nearly three years I lived here. I enjoyed the privacy I was afforded from both staff and tenants. There were, of course, many issues over the course of these three years, that I won't bring up, as I do not believe they were the fault of management through either sheer negligence or willful neglect. I will say though, that these issues were addressed and rectified within a reasonable time frame. My unit was affordable, and though it is my natural inclination to distrust everyone, I believe I was treated fairly, and I believe that this is a fine place to live.

Stay away of this place. Rooms are small and very old and the price is high. U can find better places in Kingston.
The building is full of insects and mold.in addition, it is FREEZING in the winter.stay away at all the costs.

It's a really good place to live, obviously not the fanciest or most impressive building but I enjoy it and I have yet to have a bad experience. All the bad reviews on here seem way over blown or written by snobs

Cost, location, ladies at front were always helpful, laundry in building. I am sure people would pay more for a newly renovated unit.

Eyesore - I never never been inside nor am I judging anyone who runs this place, but this building is an absolute eyesore to the Kingston skyline. My dad and I laugh every time we drive by it calling it "something out of Star Wars". I know that its was constructed in 1970, but come on, they should have thought of aesthetic when building in a historic town like Kingston.

We really appreciate your care over the past three years and we are much obliged to you for offering us the best lease ever in Kingston. Thank you so much!

Positive - Good location and all amenities are near by. Staff really friendly. Negative - Cigarette smells. A little more cleanliness in the corridors.

Location was great. Can't beat living right on the edge of downtown. Quick bus ride to KGH. Office staff very helpful and friendly.

Very good location as a Queens student, fair price, and attentive, responsive management and staff.

Location is great. The cost is good for including utilities. The stove did not come with ventilation which could get smoky when cooking.

Location is excellent, close to university and downtown. It will be nice to be able to control heating, occasionally my apartment can become quite hot.

Im only here for the reviews and make sure to check them every other month for great entertainment, although I dont think the owner should be posting former tenants information on a public forum such as this review board.

I have lived here for a year and the room was fine, enough room for two people in the one bedroom. The hallways did occasionally smell of smoke and marijuana, students also didnt take the best care when disposing of their garbage. Staff was always friendly and helpful.

So in closing my actual review for the building is 3/5 its fine, as far as Kingston goes the rent is fair especially for the location. Room was fine (judging from other reviews maybe we just got lucky but still) Mr. Owner-Man please keep the great responses coming your witty banter and level headedness is always a ray of sunshine in my life.

Edit: Fight me coward

If you’ve ever wondered WHAT IS UP with the architecture at Princess Towers, there is some method to the madness. It’s Brutalist architecture from the 60’s that prioritizes function over style. It’s no Habitat 67 but it has some neat features.

For example, my apartment spans the full length of the building and so there are a few steps (needed to go over the building’s hallway) to the bedroom and bathroom at the back. This design gives the apartment two levels as well as north and south-facing windows in the same apartment (which is rare in an apartment building and makes for both morning and afternoon sun). I have a balcony and there isn’t a roof on it, just sky! Other apartments have sitting/ reading “capsules” that stick out from the building (the building was designed as a Queen’s student co-op after all)

I’ve been really satisfied with my experience and apartment after 2 years. It really depends what criteria you’re after. My bedroom is spacious with high ceilings (I have a couch, king bed and space to spare) and a big closet. There’s a storage room. All the windows are large.

It seems like there have been a lot of upgrades in the last decade. My windows and sliding balcony door can’t be more than 5 or 10 years. The fridge is new. There is a modern laundry room in the building. There is a key card entry system and security cameras.

It’s 50 meters from Metro. All of downtown is at your fingertips, really. I can see a dozen restaurants from my apartment

Maintenance has been cooperative and punctual.

There’s underground parking.

I find it very quiet. Either because it’s a few floors up from ground level or the windows are high quality but I find the outside noise from students completely insignificant compared to when I lived on ground level in the student district despite there being bars around here.

It is a dog friendly and smoker friendly building (in one’s own apartment only). The building is FAR FROM NEW and it is quite sterile/ plain. The flooring is boring tiling etc. If you’re looking for fancy, this is not what you’re looking for.

It’s been great for me.

This is absolutely the worst place in Kingston. The living environment and the public facilities are super poor. The elevator swayed violently during operation and the heater in the room never work, the temperture will drop to minus 10 to 20 degrees in the room if you don't buy any heater by yourself. The worst part of this building is the office manager. The old woman is rude, vulgar and shameless, if any problem happens in this building, all she can do is pushing all the responsibilities to the tenant, and blackmail them. She is just a brute.

I came on a year ago to look at a apartment that I thought was available but apparently you gave it away to someone else the same day I was supposed to look at it. Glad I didn't get the chance. As soon as I walked in the lobby, it smelt so bad I wanted to gag. When the lady at the desk mentioned how small the room would of been I was very dissapointed. I can get bigger size apartments for the same price! You guys just enjoy ripping people off by charging them tiny apartments. The place needs to be shut down and have new owners. Clean the place up and renovate. Have bigger rooms with a full kitchen, then maybe you will get better reviews. Seeing pictures of the apartment was disappointing.
