I used to be a client of Property Management Toronto, and my experience as Landlord was awful. It took ages for Daniel to answer my inquiries, sometime it was other managers who responded to me instead of him, I even started thinking that he was fired. Daniel and Jerome become very rude, arrogant and aggressive when you confront them. I told them that I was going to write a bad review about my experience with them and Jerome started threatening me with actions.

But the problem is I chose them because of good reviews and now I can see that something strange going on in Property Management Toronto review section. During a short period of time -3 weeks, 7 people (Lisa A, mj, Carlos Echeverria, Andy Tran, Brenda Bidgood, Steve Roy, Matt Frattin), posted 7 reviews with 5 star approval and nearly identical text! Could you imagine? Some businesses exist many years with 3 or 4 reviews, but Property Management Toronto gets 7 positive reviews just in 3 weeks! They've been collecting reviews in mass within a short time frame.
Where is Google to check it? I had three tenants and none of them left any review as I checked it.
All my tenants were found by Sutton Group-Associates Realty Inc.but Property Management Toronto took credit for it. What the monkey business it is?

When people write negative reviews in respond to them Property Management Toronto indicated that “We have reviewed our database and all records, we are unable to find you as a landlord, tenant or client of Property Management Toronto. ” But when someone writes positive review it is Ok for Property Management Toronto to thank reviewers with names like KY, A, HS, mj, YZ, Bonjour Bonjour and so on. Probably, it is easy for them to find client with names A or Bonjour Bonjour in their database.

In another negative review Property Management Toronto respond that “Thank you for taking the time to leave your review. We suspect that your comment is in relation to another review left by a person with the same last name as you. ” But it is Ok for Property Management Toronto when people with the same last name like Cassandra Bidgood and Brenda Bidgood give them 5 star reviews. They do not protest.
Or when 4 people with the same last name and 2 people with the same first and last name give them 5 star reviews like Hamad Latif, Maria Latif, Hal Latif, hamad latif, as always Property Management Toronto have been Ok with it.

Property Management Toronto complain that they cannot find people who gave them a bad review in their database but people who left reviews like KAIS SAAFI, D Dechamps, Amanda G, Niall Ryan and I am indicate that they were threatened by Property Management Toronto for bad review, of course after that People would use fake names for reviews.

Be careful and be aware majority of those 5 star reviews are fake.

UPDATE SUBSEQUENT TO RESPONSE FROM PMT Team

PMT Team stated “Your allegations of rudeness and threats are deeply troubling to hear”. I assume that you can imagine how deeply troubling it was for me to get letter from Jerome where he threatening “notifying our legal team”. Especially considering that your little company doesn’t have any legal team.

PMT Team stated “We truly want you to use this platform to voice your honest experience and we want to resolve your concerns. ”. I can assure you that I use this platform to voice my honest experience and I have already resolved my concerns when I stopped being your client.

PMT Team stated “we have neither purchased nor employed deceptive reviews”. What else can you say?

PMT Team stated “we are committed to transparency and fairness”. How can that be transparent if you didn’t do move in inspection, no financial reports, no MLS listing (under Sutton Group Realty), how can that be fair if you claim, on your website, to have 4.7 stars on Google when in reality it is only 4.1 stars?

PMT Team stated “It's crucial to recognize that baseless accusations can significantly harm our business”. I am sure that all people who take the time to write reviews based them on solid evidence and personal experience.

Also, PMT overcharged me for all repairs and cleaning compared its real price on the market. They took advantage of me because I am living in another country and was not able to check if those repairs and cleaning have even been done. After I have been charged for all that jobs, with collecting the Goods and Services Tax (GST), I asked PMT for a proof of what has been done and how much each job and items cost (if business collects the GST, they have to provide proof and issue a receipt because they must show how the GST is being applied. This is a CRA rule.)

Since I didn’t get any answer from PMT. I decided to submit a lead to the Leads Program at the Canada Revenue Agency (CRA). The CRA administers tax laws for the Government of Canada and for most provinces and territories. A lead can be submitted online or directly at National Leads Centre of Canada Revenue Agency.

I sent to CRA all documents that I have from PMT for its investigation. I know It will take some time, but I am willing to wait CRA answer….

My experience with PMT so far has been excellent. Tyson, Rosa and Pedro are extremely professional, courteous and responsive. As I've never been a landlord before, all of my questions and concerns were addressed quickly. PMT's background check process is thorough and filtered out a red flag for me, something that I likely would have missed on my own. A big thanks to my team for all of your help, a real pleasure to work with. Highly recommended!

Look no further if you are looking for Property Managers who treat your investment as their own.
I had a "bat out of hell tenant" I mistakenly leased my property to via Kijiji. It was the worst mistake of my life.
The tenant refused to pay rent, refused to adhere to the landlord tenant board and refused to comply with any directives seeking to bring an end to their tenancy.
Property Management Toronto succeed in helping me navigate through this hellish experience and also provided a legal resource go after the tenant for intentional damages to my property. I highly commend their professionalism and beyond that, their management team of Jerome and Dana who directed the sourcing and placement of the ideal tenant in my unit after renovations which they also help oversee. I now live worry free and will never lease or place any tenant without them passing the Property Management Toronto litmus test.

After a year of very unsatisfactory property management experiences with one of their "competitors", my business partner and I decided to move our rental property over to PMT. Best decision we've ever made!

The team at PMT is a breathe of fresh air. The transition was seamless. They are "on the ball", responsive and get things done. Kudos, in particular, to Lujain W.and Tyson E.for resolving an ongoing tenant issue in less than a month - something our previous property manager wasn't able to deal with in over 6 months!

Property Management Toronto is a very professional, well-run service. From my initial search for my condo rental through to my last days at my unit, all the staff have been very professional and thorough. My property manager Sam was incredible in helping manage what were some very stressful times when major, unexpected repairs needed to be made to my unit. The support made the situation manageable and solutions were found promptly. I would highly recommend PMT and Sam in particular.

PMT team including Jerome, Dana, Tyson, Daniel and Tom B are all awesome! Right from onboarding process through property management they have been impressive. My tenant also has very good experience with them. They manage a condo and a townhouse for me, and I have had smooth sailing throughout 2 years. They always communicate with the landlord and follow up on every single issue with both the tenant and landlord. Some other property management companies that I spoke to, only make tall claims and have a marketing speech on the phone, but in real life they fall way short - which is exactly where PMT shines! $99 + HST fees is totally worth the landlord's peace of mind!

Denied viewings and applications for properties even though my partner and I have a combined income well over what they were asking, the only reason they denied us is because my partner is Ukrainian and recently came to Canada and does not have a credit score even though I do.
Horrible experience talking with them, and horrible business practices to deny Ukrainians who have come to Canada to seek safety and shelter based on a ridiculous caveat.

Tenant here. They are extremely prompt, professional, and curteous. Requests (maintenaince or otherwise) get responded to extremely quickly. If there are repairs requests, professionals get sent out extremely quickly. Nothing bad to say about them!

I engaged PMT a couple of years ago to help relieve the stress and worry of trying to manage a condo from a distance. We have been very pleased with their service from day one, they have proven to be professional, prompt and efficient in all the aspects of managing the condo, from finding the tenant to the maintenance of the condo unit.

Nicole and Michelle are the most horrible people I’ve ever had the misfortune of working with. The stood me up TWICE despite having booked a showing and each time they were too rude and arrogant to apologize for the inconvenience they had caused. They don’t belong to a customer-facing industry such as real estate and I hope clients show them what they deserve which is their back! Stay away from PMT!

Nicole has no manners and doesn't belong to customer facing industry such as real estate. She shows up late to showings and instead of apologizing, she rudely brushes off the poor clients who have been waiting for long time. Beware of her mannerism and stay away from this company. If technically was possible I would have given her MINUS 5 stars as she doesn't even deserve one!

This agency is poorly managed. Think twice before getting into business with them.

We tried to rent a townhouse in Toronto, and the agent wanted to see all of our private information and income documents BEFORE the actual 1st showing. It is outrageous, they have no boundaries at all and actually don't want to do their job, expecting a client to "get naked" first.

The quality of the photos of the property is bad and does not provide a full picture to make a decision either.

I guess this is what happens when the market is overheated. I wish for a change and more respect as a tenant.

I’ve been a client at PMT and they’ve helped me manage multiple condos in downtown Toronto for a couple of years now. When I first started with them I was positively surprised at the quality and the value that was offered. The team is phenomenal, professional, knowledgeable, helpful, prompt and very pleasant to work with. They take care of everything from inspections, tenant selection, repairs, buying or selling a unit etc. Their tenant selection is thorough and they’ve always found me high quality tenants, even during the toughest period of COVID. All of this happens seamlessly. I’m so glad that I’m working with such an amazing team of people. I can travel overseas for a long period of time and have the peace of mind that my real estate is in good hands.

I have been renting my property through PMT for about a year and half at the time of writing. PMT has done a great job with showings, tenant onboarding, as well as responding to any maintenance issues.
I had a tenant issue and PMT had done a great job in looking after my interests and helping me get through LTB.

Just acquired a tenant using PMT's tenant placement services and WOW what a team! Right from my first conversation with Jerome I knew I was dealing with a professional company. They were all so prompt, knowledgeable, extremely helpful & patient. I dealt with Nicole, Chris & Daniel. They responded to every call, every text & every email so quickly it made me feel like I was their most important client! Amazing job guys! So glad I found this company.

I rented one of their units near Church and Dundas and I am really impressed how responsive they were. Daniel and Cindy were really helpful during my tenure as a tenant. I was struck abroad for 4-5 months during pandemic and wanted someone to check my unit for any leakages, etc. And they responded very quickly. The reference checks initially of my contacts were also done in a very polite and professional way. They charged me a cleaning fee when I moved out. So, I had to send receipt of professional cleaning done and with some explanations, they reimbursed it. Overall, A very good experience with the PMT team and I would highly recommend them.

My husband and I just had the worst experience of our life dealing with them as tentants for one of their properties at 85 wood street. They asked us to submit the keys at their office after our lease ended and ensured us that we will get our key deposit back but after 2 days we got a reply from them saying that we left the unit extremely dirty and they will have to get professional cleaning done for which they forcefully kept most of our key deposit. This was extremely unfair to us since we cleaned the entire unit very nicely and we even asked for pictures of the dirty areas which we never got from them.

I recently had the opportunity to work with PMT in helping a client lease a property they manage. I mainly dealt with Daniel, who I found to be very thorough, organized, and responsive. Daniel and his team were very easy to work with, and made the whole transaction a smooth one. They even accomodated my client with a request to move in earlier than first agreed. Daniel worked quickly in making the appropriate arrangements in order to get it done. I feel confident my client will be well taken care of by PMT during his tenancy with them.

Submitted an offer on a unit managed by the company, didn't receive any word before the deadline only for them to ask me to extend it a day and then, a full 24 hours after the initial deadline, decline the offer with no reason. Unbelievable, unaccountable, and completely unresponsive.

Absolutely awful service experience. Me and my partner attempted to lease a new unit at 488 university and provided all required information, from bank statements to high credit scores (over 700). Our broker was unable to reach them for multiple days, no communication back, absolutely terrible service and no respect to the purchaser.

Have never experienced such awful level of service and respect. Be careful using this group as they are oblivious to your time and personal requests.

I hope that Property Management Toronto takes some serious internal restructuring time to become more attentive to future clients and their needs.

Whenever you choose a property management company to manage your investment rental condo, you never know what to expect, but I can honestly say that I am very pleased with their services and I WOULD HIGHLY RECOMMEND THEM TO ANYBODY LOOKING TO HIRE A PROPERTY MANAGEMENT COMPANY!

One star too many for the poor level of service provided by this property management company. I have previously owned two apartments and leased them out to tenants using property management companies. Both were fantastic in comparison.

As a tenant, I have been appalled by the level of service.

Where to start.

1) 5+ months of no working washer or drier. On top of this, a new washer and drier in the middle of the apartment (again for 5+ months) because the property manager couldn't be bothered to resolve installation issues.

2) Keys left with concierge for the property manager to resolve the issue mentioned above. Not only were they never picked up, but they were left with the concierge for so long that they had a difficult time finding them (5+ months). When I asked what would happen as a result of this, the response was that I would lose my key deposit.

3) Away for a work trip for two weeks to return to an apartment with no running water. When I asked about this, the response was that someone potentially turned the valves off when they came to deal with the issue noted above. I found this strange as I hadn't been notified of anyone entering the apartment, and the new washer and drier were still in the middle of the apartment uninstalled. The company could not confirm or deny when I probed further. After all of that, it is now over a week later and the issue is still not resolved. Not being able to flush the toilet has been a very pleasant experience, and I am sure the owner of the property would be pleased with this outcome.:)

I could keep going, but the above should be sufficient warning to anyone intending to lease their property through this company.

Not a great property management company if you are a tenant.

Window seals, cranks and weather stripping have been broken since we moved in in 2017. We were told they'd be replaced in spring 2018. This still has not happened, despite multiple contacts about it. Our heat runs 24/7 and costs a fortune as a result, and the place is still very cold.

There's been a hole in the sealing in the entry/common stairs for 4 months. No word when this will be repaired.

Only time these guys are efficient is when they want to increase rent.

I had PMT take over managment of my multi unit residential property with existing tenants while I was overseas. They did a great job in transitioning responsibility of the property and building a good repore with the tenants.

I also used their tenant placement services and they were able to secure a new tenant with no vacancy and with an increase in the rent.

Their business structure is very well organized to accommodate all the different aspects of managing multi unit properties.

I would definitely recommend them for any landlord. The amount of headaches they will save you for their reasonable managment cost makes it a no brainer!

We have been a client of Property Management Toronto since January 2019 and the experience has been very positive. Specifically, they provided assistance with preparing our condo unit for rental, screening prospective tenants and providing recommendations for tenant selection. We are currently based outside of Canada, and PMT was able to assist with the entire process of renting out our suite, and also navigating the non-resident tax considerations including filing of the required forms with the CRA. PMT has been very professional and responsive to all our communications and questions, while taking the stress out of managing our property from a distance.

We have worked with Dana for over 5 years now in renting our property. She is amazing to work with - patient, understanding and accommodating. We have some unique needs related to our rental and Dana has been extremely flexible and willing in her effort to make things work. I've been with Property Management Toronto for just over a year. During this time my experience has been nothing but positive. There was one equipment breakdown and PMT reported it to me within 24 hours of the tenant letting them know. PMT gave me an estimate for the repair and had it done within couple of days of my go ahead.

This company does very well at balancing both the needs of the landlord and tenant. I would recommend them if your looking for a company to manage your property.

I've been working with Property Management Toronto since July of last year when I moved to the US. They helped me find great tenants for my condo and have not had any issues with invoicing, rent collection etc. There were some issues at the beginning when I didn't receive replies to my emails (I guess they were busy at the time) but since then it has been smooth sailing. Dana especially has been very prompt and helpful.

(FYI I am being compensated to post a review. My rating would remain the same regardless)

Property Management has been nothing but accessible and supportive of me, a new tenant of Toronto city. Available when ever I need them and a source of good advice for someone who is new to the area. I highly recommend.

We have worked with Dana in relation to two different properties.
She has an excellent understanding of her clients' needs and has found good tenants for us in both cases.
Dana also made all the paperwork easy and communicates promptly on any questions that we have.

I am so happy after switching my properties to Property Management Toronto. The staff is professional and attends to questions from me and/or from the tenants quickly. All in all, very happy with their services!

Working with Dana and team was the best decision I could have made when leaving Toronto. It gives me peace of mind to know they are there to take immediate care of any and all of my tenant's needs. They are quick to get back to me, and have provided sound advice every time I've needed it.
