The Appraisal company is in bed with major lenders.

I recently had an appraisal done (the appraiser was excellent) in order to extend our mortgage to get some much needed renovations done. I was not informed that despite scheduling and paying for the appraisal, the appraisal doesn't belong to me.

The woman I spoke to on the phone was curt and less than pleasant, and took a "rules are the rules" mentality. She told me she's had this conversation a hundred times.but still said that it's not the job of their company to make buyers aware of this.

Why wouldn't you just let your customers know this so they can make an educated decision instead of having the conversation 100 times?

My recommendation to anyone reading this prior to booking an appraisal would be to investigate whether your lender will accept a privately booked appraisal (insofar as it's by one of their approved providers). This way you are entitled to getting what you paid for.

People are allowed to be curious about the details of their appraisal and it's accuracy. This should not be a secret.

The appraiser who came to our house is Michelle Richardson. We had some concerns about the appraisal as it does not provide a fair evaluation of the current market value. For example, the additional value for the finished basement was only half of the cost, and this along caused about $15,000 under-estimated value. We provided feedback/concerns with a few points to Michelle. However, she was not the one who answered these questions. This was not expected as it showed her inability and lack of experience to answer the calculations she did in her report. The person who replied was Jim Jacques who provided canned general answers with the conclusion that everything has been considered, but shied away from the under-estimated value of the finished basement. In conclusion, other than being on time, the appraisal service did not deliver the core service value and what we expected, and the fact that we had to exchange emails with someone who did not even do our appraisal showed that their staff was incompetent. We would not recommend this company for any appraisal service. And if you are looking for fair market value appraisal or any other form of appraisal services, shop around and find someone else.
