Posted images of a house that had disgusting grime in the photos and refused to let me view the unit to see if it had been improved without my submission of a full application. Clearly shady.

RJ Tibor, Christina and Ash- They all were prompt, resolved my queries ASAP, made sure I was updated on every step and what was happening in the background. Some glitches happened due to technical issues which obviously wasn't there fault but this entire team is extremely helpful and very transparent with their customers. Also they will show you the properties of your interest and will make sure what ever you ask for in the condo unit, it is done up to your standards and expectations:)

As a tenant who had to move out early due to changing jobs, absolutely horrible experience with RPM. Do NOT rent with these guys. I paid rent on time every month didn't leave any damages or garbage when I moved out, and paid rent while the unit sat empty and they tried to find a new tenant. They will send you bills that were not discussed or in lease agreement and steal your last month's rent. Impossible to reach by phone or email. Won't explain or have a FAQ that actually helps. Will never rent with these guys again.

The worst Property manager I have ever seen! She doesn't cooperate with tenants properly.
I am going to leave this property just for her! I don't suggest you rent this building as long as she is working over there!

RPM helped us rent out our Scarborough house for almost two years. They have a very well established process to select tenants (and advise us how to select tenants), as well as handling maintenance, fix, late payments from tenants, notice issuance, and statement preparation. Their well legally grounded contracts helped ensure that we are protected despite we have limited rights as landlords in Ontario. They took extensive photos and conducted thorough checks in regular house inspection so we can rely on the photos to see all little things as needed. We can be very much hands off:)

Their services have always been very responsive and timely all years around 24 hours.lol (eg, the furnace brokeduring the winter and they acted right away)

Last, out of all the agencies we contacted, they are reasonably priced with the service they provided. They also are willing to consider alternative vendors when their help is needed to fix things.

Staff is friendly but the sink is extremely filthy and there are spider webs/spiders everywhere. I only took my keys, but I’ll have to do a thorough cleaning myself before I move in. This should not have to be done by me before moving in!
Update: staff never reached out. On top, my dryer hasn't been working for 2 weeks. They've been trying to get someone to look at it and fix it for a while.

Sahar Doostdar of Real Property Management is an expert in her field and a true asset to landlords, particularly those who are out of the country. She takes care of everything from helping collect rent to managing emergency repairs. I know when I lived out of the country and had a rental property, I would have welcome Sahar’s experience and skill to manage rather than scrambling to handle appliance repairs and all the other quirks. Have moved out of the unit these guys manage and it’s a month now and I haven’t received my key deposits back! Have been following through email and call and it seems they don’t have their shiii together!

Someone advised me to go to a small claims court. This same company were the company who increased my rent by $400 in transit city condos

I have sent multiple emails, please refund my money! I never owed you rent not even for one second, why hold my money for one month? Even after I have returned all the keys and fob to the unit?

RETURN MY MONEY!

RPM has been our property manager for almost 5 years now. They are highly professional and thorough in their approach. Their tenant selection process is very rigorous which ensures that those occupying your property are able to pay their rents on time and treat your property in the best possible manner. At the same time, they respond to tenant needs and concerns in a timely manner, which improves their chances of continuing to occupy the property for a longer period of time. Lastly, RPM’s network of other services (maintenance, real estate agents, mortgage specialists, etc.) are excellent. Through RPM, we have been able to engage amazing professionals for our real estate needs!

We changed to a different property management company, because the level of service ceased to reflect the premium fee they charged.

It is unfortunate, as we did like their service in the past.

Worst property manager in the GTA. Take away services and don't provide the tools for the superintendents to do their job. Bathroom sink plugged for 2 weeks, had to buy my own drain cleaner. The property manager forgot to buy the necessary supplies. Bad Management, and they don't return phone calls in a timely manner, they don't return them at all. Lived in one of their building for 40 years, and this is the worst Management team in all those years.

As tenants I don't recommend signing with this company for the following reasons,

-They are rude to tenants and use very authoritative language on their letters/calls to intimidate you to comply with any requests they have, sometimes unreasonable.

-after you end the lease term they will find normal wear and tear and attempt to charge you hundreds of dollars.they are quick to escalate it to collection agencies which may result in you credit getting hit.

-Safety is not their priority. We had a safety issue raised by neighbors and took them 8 months to deal with it.

Everything has been great and everyone has been very helpful. Any property issues like running toilet or AC issues have all been dealt with right away. I’m very happy in my new home.

I have dealt with many property management companies for properties I own in different cities in Ontario and one even abroad. This is by far the worst property management company I’ve ever dealt with. Simply because the husband and wife owners (names mentioned in other reviews) are too greedy and dishonest!

They charged me $480 for scuff mark damage to the property while it was supposedly vacant. Initially they tried to hide it by including other repair items in the statement that were previously fixed during tenant move out inspection. When I enquired, after a long back and forth, they admitted the charge was only for scuff mark damage and that other items were included because of “internal confusion”! They claimed they didn’t know how the damage occurred. They didn’t need authorization from me for repair amounts $500 or less so I wouldn’t have known about it if I didn’t check. That incident indicated that the property was illegally used while it was vacant. This was the main reason why I terminated my contract with them after it became obvious that they lack integrity

They charged me for waiting time ($80 per hour) for picking up the keys from a moving tenant and on another occasion for parking fees during move in inspection (both covered by the monthly management fees and unjustified according to the contract agreement). They also charged me regular management fees for months while the property was vacant. They use ambiguous clauses in the agreement to charge beyond what they’re entitled to. I regret not terminating the contract earlier. I was getting regular updates regarding tenant enquiries and I underestimated the impact of Covid

On another occasion a repair item that was supposedly fixed and paid for during tenant move out inspection appeared again during move in inspection for the next tenant. When I asked, they claimed the item was missed and was not repaired by the vendor. But it was still included in the list of items they billed me for? They never reversed the charge.

While their report would list all repair items, they would only show the total charge without individual amounts for each item and they would not provide vendor receipts (only vendor names)

Expect to waste a lot of time on illegitimate charges while constantly communicating with different people representing the company. They would take weeks and months to get back to me on billing issues and nothing ever got resolved in my favour.

I think they weren’t too happy when I didn’t allow them to charge me $80 per hour for the service of sending the keys to my new property management company by mail plus courier fees as they were wishing! They used COVID restrictions as an excuse while the lifting of restrictions was less than two weeks away. They didn’t have the curtesy to reply to my new property manager’s calls and messages to pick up the keys after the restrictions were lifted. When I called them they said they needed an authorisation from me despite being notified by email!

While they were in a hurry to send the keys by mail so they can charge for it, they didn’t pay what they owed me on time. They originally promised to pay out within 30 days of my notice of termination. I had to follow up and finally received my money two weeks late

It’s a big relief now that I am not dealing with Real Property Management!

On the positive side, they do have some nice people working for them but you only deal with them when you first sign up and they don’t make any decisions. They independently operate under a proven franchise system but unfortunately the local owners have given the brand a really bad name.

I had one of my properties manages by RPM, and generally speaking, the company does not respond well, complains if asked "too many questions", charges 10% for management of work that they d ont truly manage, and uses contractors that dont do a good job and have suspiciously high charges. If you are a homeowner looking for peace of mind, look elsewhere

I am dealing with RPM and they are very responsible and have been very Professional. They took the time to be diligent when finding a tenant for this property and that is I respect.

During all of my interactions with Real Property Management Service, I have been pleasantly satisfied with the level of attention and care they take in connecting potential tenants with homes, while taking great care of the homeowner's house.

I would most definitely look for another home managed by Real Property Management Service.

Very unprofessional all through, not at all helpful, they provide conflicting information. If a repair is to be done in the condo it takes them a month to send someone to repair. I don't recommend their services, dealing with them is a headache.

The worse rental agency in Barrie.
As they say.it’s the corporations word against the poor little single renter.
Be careful.
Do NOT rent from them or have them rent out your place.
They lie about your payments being received and will never fix existing broken problems
