Rez-One - Preston House

I have been living here for 2 years now and the amenities and service is amazing! My closet space, the size of the room, and ensuite bathroom is the best. Would highly recommend and worth the price if you are a student in Waterloo:)

The rooms are big and the price is very reasonable. Maintenance is good and they answer emails fast. The location is also perfect for Laurier and Waterloo students.

I've lived here for a few years now and have loved it! The rooms are very spacious and its in a great location. Anytime I've had to contact maintenance they were nice and accommodating:)

Rooms are big and price is decent, location is pretty good.
Management is a hit or miss - half the time management office is locked and no ones inside. If you can reach management they are fairly nice ; catch is if you can reach them in the first place. Contacted them by email once and another building responded instead which was really weird.

Maintenance requests are alright - some take a while while some are done fairly quickly.

Units are not cleaned up prior to move in - I have previous tenants belongings in my living room and I had a roach problem (though they contacted pest control quite quickly albeit after a couple of emails)

Overall not a terrible place ; price is decent for the room size and the soundproofing is pretty good. Kitchens are really dated. Biggest issue is management.

It has been a very positive experience dealing with the staff at Preston House and Bridgeport House. Our point of contact Maddy has always been very responsive and has provided excellent customer service. When the staff are busy and cant take a call they always respond with a very quick text message and follow up with a phone call as soon as possible. Their response times are fantastic making communication with them very easy. They have taken the time to answer all our questions and provide detailed feedback. I can definitely highly recommend reaching out to this group when considering student housing.

Place is decent itself but that's about it, if you have any issues/concerns and need to deal with management, then you are in for a long haul. Firstly, their maintenance guys are nice as far as I have dealt with but don't really know what they are doing. They dropped by when I was not in my apartment but had the wrong room password and needed to call me. The worst part of all is that their management is usually MIA, very inconsiderate (they are only in it for the profits and want to get you out of there asap) and possibly dishonest.

For current tenants, they claim that it takes them 2 months to process your cheque and you will receive it in the mail. For mine, I called them after 2 months and they told me that "they were scared of sending your cheque to the wrong address cause there was a lot of confusion with it". If that's OUR cheque to begin with and they had confusion, why did they not contact any of us when they have our phone and email. My guess is that they were hoping you would forget and keep your $200. Someone I knew had an incident of calling in after 2 months and waited another 2 months while contacting them several times for the cheque. So make sure they send you the key deposit cheque and keep contacting them until they do.

This place does not meet a minimum quality standards. Today, the laundry room had 9 out of 10 of the machines broken. This situation where half or more of the machines are randomly broken has been going on for at least a couple of months. They dismiss maintenance repairs without even coming to the apartment. Our kitchen faucet diffuser has been gone for months now. They dismissed 3 service request. The water is brown or just cut off without warning like once a month. You cannot trust the water you drink half of the time. Yes. The rooms are pretty and all but overall, If I could choose again I would try my best to avoid this building.

As a good thing, I would say, they do a good job about snow and ice management in the winter.

The apartments and suites are decent, however the management is very disappointing to say the least. They take very long to respond to assistance and are messy and unaccommodating when going about business with tenants. Overall, it is an okay place to live but it can be very difficult under the management.

It was great until Rez One was the management. After the new management took over, they never answer calls nor email you back.worst every management. My unit caught fire and they did not respond for 3 days. I was home less with very less stuff with me. I literally had to run behind them for 3-4 days

The layout and aesthetic of Preston is appealing and I've been enjoying my living space. With this being said, management, more specifically, Madelynne Broad, the Housing & Leasing Coordinator is extremely unprofessional, unresponsive, and incompetent. Some concerns with management include: Having yet to receive my parking pass (from 4 months ago), Registering for parking (took 2 months), laundry cards not working when money has been put on the card (roomates experienced the same troubles as well), and multiple utilities already broken upon moving in and still have yet to be fixed by maintenance. Ironically, I'm not one to complain but this has caused a nuisance and i've never experienced such problems over my many years of living in various student housing facilities.

I am a tenant who have lived for about one year and recently my sink was blocked. I want to thank one of the maintenance guy, Kevin, he was so nice, professional and helpful. My sink was gross and it was my fault. He was kind and comforted me. He helped me to not only plumb the tunnel, but also clean the sink, and he even helped me to clean the mirror! Now my sink is brand new. He was so patient and warm who really makes me want to stay in this apartment with such good tenant service.

I have a pleasant experience with Rez-One Preston House. Had an experience living in other student rental makes me realize that Rez-one provided top notch service for tenants. Management and security on-site was the reason my parents decided to move forward with Rez-One. Maintenance team also very good. They fixed the issue within a day or two. The only cons is the price is slightly higher compare to other. But, I think it is worth it with the service and the size of room you will get. The bedroom and living room was HUGE! Compare to other student rental in town, I recommend Rez-one group is one of the best.

I am having the best experience here, marketing agents are fast and effective, after staying for a couple months, the service is also beyond expectation. Manager Ayulina is super nice and friendly. Everything inclusive also saves me so much trouble as a student.definitely recommend this place for all viewers

Selina is a very friendly and responsible receptionist. She will deal with the tenants' problems ina timely and objective manner. Thank you very much for your help.

Pros:
- Large bedrooms and ensuite washroom
- Clean and tidy, slightly on the modern side
- Fast wifi
- Large personal pantry for everyone in your kitchen

Cons:
- Management MIA 24/7
- Recycling is downstairs in a room that may (and probably will) be locked for months without reason
- If you suffer from water damages or other, they will not care

Great experience! The maintenance guy Kevin is super helpful! My sink was blocked and I filled out a request form. The next day he came and solved the problem in a very professional manner. And the manager Ayulina is also really nice and helpful!

Had the most amazing experience with Ayulina. I called Friday evening to find out about a room for the fall and she was super helpful. She gave me all the information I needed and took the time to walk through everything with me, and didn't rush me at all. Her responses were very prompt and she made the entire process very pleasant. Thank you so much Ayulina with all your help for my lease. It was very much appreciated!:)

Erin is one of the nicest people, she enjoys being very social and will jump out her seat at a moments notice!

Overall it’s not bad. Management is good, front desk people are very helpful especially Ayulina

The best place to live if you want to pay extremely high rates for living and parking
And also their ceilings leak toilet sewage so yea they got that going for them as well
Parking is expensive and they will complain if you park in the handicap parking no one uses because all the other spots are taken but then will ticket you if you park in the basement, meanwhile you're paying 4x what universities charge for their parking rates
Management is a joke.

I have been lived here since 2 years ago and I feel this building has the best location. It is in the main street (king st) and just couple steps away to the plaza (many restaurants, bank, LCBO). Bus stop also right in front of the building to go to University Waterloo. Compare with previous management, current management is better and they response to our request really fast. The girl downstairs also really helpful and kind. The security here "uncle" also very helpful. I think many bad reviews because of the previous management.

Very Good Experience! The staff is very nice and friendly and are committed in helping the tenants. The place is a 5 min walk to Wilfrid Laurier University and a bus ride away from University of Waterlo which makes commute to school super easy! Being located on King Street makes it a prime location to live having access to buses and eatery plazas right outside of the doorstep! Would highly recommend Preston House to any students looking for a place to stay in Waterloo!

1Horrible management and security.they are never available when utility is not function in the unit, even when the electric lock is out of battery, and the maintenance could have changed it easily, the on call security’s suggestion is to live outside for that night and wait till next morning, just because it is too complicated to make a quick phone call.

2. And the furniture are not clean, the chair in my room has a strong smell when i first got the room
