Their lending solution might not be the best solution to your problem.

Through a mortgage broker, I was offered a RiverRock "mortgage" - the word mortgage is in quotes, because it's actually an interest-only loan with a lien against your property. I wisely chose not to accept, but here are the details of their "offer":

- loan term of one year, renewable
- interest only payments (you will owe the same amount one year later)
- $180,000 loan secured by a property with value of AT LEAST $375,000
- income of $64,000; but you don't have to show bank statements, simply "attest" that you make that much with a written affidavit
- interest rate of 6.9% (when big banks are offering under 2%)
- effective interest rate of 11.2% when you add in all the fees
- upfront fees of; $3,300 to RiverRock, $2,900 to your broker, $990 for your own lawyer, $400 for property appraisal, etc.
