I would like to give zero star If i could.ridiculous management, should never reside in this building they promise you something which they cannot provide.they charge huge amount of money for providing pathetic service.writes false things in the lease and then says it was a mistake.they have a very common response for every problem " we are out of supplies" (they can say this for 4 months long) and we have to live with the undone vanity box, doors were not in good condition, every now and then new problem arises. They charged 900 dollars for repairing wardrobe mirror and 350 dollars to unclog toilet. I finished my lease in August month and i was supposed to get my 400 dollars key deposit which I have not received yet even after 2 months. The best part is sage management share the contact details of unit owner and asked us to figure out on our own to get money back saying that they are not responsible for that n apparently we paid management that deposit when we signed lease and the owner is so nice and has a very busy schedule so that he is not able to reply to mail not even once he has replied.
Hopeless management!

There isn’t even a complete wall for one of the rooms for a two bedroom apartment. It’s not a room, but you pay the same as all other rooms. It’s not even well maintained. For how much it costs, it sucks.

I was thrilled to rent a condo for my first year in university. Their rental agent max was amazing in responding until he suddenly left. When trying to pay for the deposit fee, I couldn't due to an error on Rent Cafe stating "First Name, Last Name and Email do not match with our records". When I explained this to the new agent Jenna on call, she told me to try again. I call her and Sage Kingston back multiple times a day for a week straight when it still does not work with no response or call back. Yesterday I got an email saying my contract was voided and now I have nowhere to live the day before I was going to move in. An absolute shame.

Students, please DO NOT rent from this company if you can avoid it. Firstly, there were a lot of undisclosed/misleading information in the lease that was not communicated prior. For example, I was not informed that the lease was a minimum of 3 years or that the last month of rent was going to be more expensive, before reading over the lease myself.
Secondly, the company refuses to hand over the keys at the beginning of the lease term, which is a breach of the contract. My classes start on September 1st and I am told that I am not allowed to move in until September 2, with no reimbursement, even though it explicitly states otherwise on the lease. Additionally, I was relayed this information LESS THAN TWO DAYS BEFORE MY LEASE STARTS and all my transportation and moving was booked prior to this. I can only imagine what out-of-province students are faced with. Forget trying to call them as they will not pick up the phone.

Those "fire alarms" need to be fixed ASAP! It's getting ridiculous how many false alarms go off every single day! FIX IT!

First time renting with Sage Kingston despite the bad reviews at their Waterloo locations, VERY disappointed. The unit is NOT completed, NOT professionally cleaned, and NOT move-in ready. Photos are uploaded for reference. Nails and blades were found, the whole unit is also very dusty from construction works. A screenshot of an email sent from management is also uploaded. Nothing was mentioned about cleaning.

Fire alarms don’t work properly. They keep going off all the time. For a new building these should be working. Have I also mentioned this is a safety hazard.

Two weeks into my lease and my unit is still incomplete. There are no shelves or doors on any cabinets, my appliances are not working, there's still a large opening in my ceiling, and I'm still missing furniture. I receive e-mails that they are aware of these issues, but no one has come to fix anything since I've moved in. It's getting a little ridiculous at this point.

What I don't like about this company is that it seems like it makes all kinds of loopholes and traps with clever wording just to make money. Also, when I tried to view the place during the open house the meet links never work. They also are very unresponsive in regards to requests for example, I had paid my rental deposit for my apartment but my contract was terminated because my annual rent was more than 30% of my Guarantor’s Gross Annual Income. I was promised a refund on July 6th and it is now August 8th and I have gotten no response. When will I receive my refund?

Cameron W.and Max were phenomenal. Polite, friendly, and efficient. As a Law student transitioning from Western Canada to Kingston, they reassured me that housing would be the least of my concerns. Thanks Sage Team.

Leasing representative were nice and responded quickly however pricing is a little misleading. The prices currently listed on the website are only for the first 11 months of the 3 year lease term (3 years is the standard for this building and they will not let you sign a shorter lease). After the 11 months is up the units increase in price by almost $600 a month.

The building that just collapse was definitely an insurance job or a means to get the historical protected building out of their way. Interesting that when the historic building fell the side that is now exposed was already built to be a wall of windows to the street which was blocked by the historic building. Why would you design a wall of windows without a view unless you planned to remove all of the obstructions and make it a view.
