I really appreciated the timeliness of Sage's property management team in helping me rent out my unit. In addition, I really appreciated Patrick's communication and work behind the scenes. I needed Sage's help in renting out my unit under a very tight timeline. Sage and Patrick quickly helped us set up a tenant in time, which helped us out immensely. I cannot thank them enough!

DO NOT RENT from Sage Living Kingston.
They charge an illegal application fee ($250 + tax) that’s non-refundable even if your application is denied. Upon requesting a refund of the illegal application fee; the rental office manager acknowledged the fact it’s illegal to charge an application fee but also repeatedly said that it’s non-refundable and there’s nothing they can do. Unacceptable. So you have to pay a $250 application fee, a $200 key deposit, first and last months rent ($1800/month for a 1 bedroom) and if you need a parking space they charge a yearly rate instead of a monthly rate so that’s $1200 lump sum payment to reserve a spot. They will give you a key to the building/apartment before your application has been accepted and you have signed the lease to the apartment. Rental agents are clueless about the Landlord and Tenant Board (LTB) and the Residential Tenancy Act.

I had to terminate my lease early and the leasing admin team was always available to help me throughout the entire process! Thank you so much to Sandra and Romana for always being friendly and patient with me. I had a good experience living in Platinum 1 too, every time I had any issues (e.g. Snow bank blocking my parking spot, oven light not working, etc), they were resolved fairly quickly.

Sage is a very rubbish company.
We have moved out for half a year and still charge us for various unreasonable reasons. We have paid more than 2,000 dollars in maintenance.
Employees did not do their job well. The problem is always unresolved.
Never choose sage!

Absolutely the WORST experience renting here. DO NOT RENT HERE unless you want a lack of professionalism, competence, and cleanliness.

The management doesn't communicate and cannot keep files straight. Also, the apartment was NOT cleaned when I first moved in. This was especially gross and unsanitary during a PANDEMIC!

Finally, upon leaving Sage, I received an invoice for a broken chair that wasn't even mine in the first place, even after I had noted it on the deficiency report.

1 star is generous. Please save yourself the hassle, even if you are a student, and don't rent with these crooks.

Over 3 years dealing with the leasing office, and nothing was easy. Never got my accounting reports on time. Rent was received late from my tenants multiple times. Overbilled for management services for 2 years until I caught it myself. Chased down the office for answers multiple times. Even after I sold both of my condos, the information was NOT forwarded to the utilities properly, and I am still receiving bills for my sold condos more than 6 months later. I contacted the office and I was told to contact the utility directly. They never do what they promised, and they also dump their responsibility onto other parties. This is the most unprofessional office of any type that I have ever dealt with. They build their agreements and their "management services" in a way that draws money from condo owners without providing actual services that have any value.

Lived in many apartment buildings and this is one I wished I avoided.

If you have any self worth you will avoid this place

After you sign their lease, you're on your own. They arent willing to hear you out or be reasonable with requests.

Parking is atrocious. They charge for a full year up front at $1,800. Switching to a monthly charge would change a lot. Elevator is a slow as two guys pulling it up on their own

They gave me a fraud contract and a garbage centre as living place. I request to terminate the contract, they Said YES, then changed their mind after 3 days. I can't imagine how they can do this. Here are some pictures from their condo.

DO NOT RENT HERE. I REPEAT, DO NOT RENT HERE. EVEN IF YOU ARE A STUDENT.

First off, the exerpience with this company started out well. That quickly changed once my lease was signed. This was a poorly designed building. They do not take care of the units. They will say "$150 / month parking" PLEASE NOTE THAT THEY CHARGE ANNUALLY NOT MONTHLY ***$1800 up front for just parking***

Once you finally find your unit in the god for saken maze of buildings, you are welcomed with the worst kept rooms in waterloo. I had stains on the walls, ceilings and furniture. The mattress was old and stained. Floor boards warped and water damaged. Toilets, sinks, dishwasher & washer all smell horrible. Shower head and drain were clogged beyond belief. The stove top was caked on with years of food. Multiple holes in the walls and furniture.

When brought up to sage they said. "It looks like dust, we won't clean it" ARE YOU KIDDING? See the pictures for yourself.

Do you like 6 different entrances to your building? Not to mention they are all at the back. Do you ever get things delivered? Not here you don't. It is a postal / package nightmare. You will always have to go pick it up. On top of that, ordering food or anything similar will result in a confused driver and most likely no food.

Subletted @ 250 Albert. Countless issues with response time as well as refusing to maintain amenities (also probably due to the cheap appliances) that were included in my lease. Refuse to open the fitness room because they don't want to pay a cleaner to meet government health standards. Only 3 visitor parking spots and they ticket like hawks if you're parked more than 2 hours. Don't fall victim to the appeal.

As of today I completed the lease and payment process for a term that will begin in the Fall. Over the past week I had the pleasure of having Natalia as a representative to guide me through this entire process. Natalia consistently exceeded any expectations I had for such a representative. Indeed, I have no doubt that my ultimate satisfaction was of the utmost priority to her. To be concrete, the following are a few illustrative examples of my above claim:

(1) Natalia was never delayed in her responses despite the large magnitude of emails she encounters on a daily basis. Moreover, not only that, but each individual email was very thoughtful, detail-orientated and immensely kind.

(2) When first searching for the unit that was of the most interest to me, I was very satisfied with any available unit that remained. However, I mentioned to Natalia that one additional aspect to my suite would change my state from very satisfied to ecstatic. Surely enough, upon mentioning it, Natalia searches through the databases to determine whether any units with such addition remain and, shortly thereafter, replies back with the news that one such unit will be available.

(3) When I had some questions/concerns about conditions posed in the lease agreement, Natalia instantly set up a phone call for later that day, from her personal phone no less, so that she could allay these questions/concerns. When a minor mistake was noticed in the lease agreement, she voided the corrupted one immediately and had an entire new drafted by that same evening!

I really cannot thank Natalia enough for all her support throughout that process!

General remarks: I was vastly impressed with how organized Sage Living Inc.was in general. In particular, when first applying, I was sent a spreadsheet containing all possible units that will be available, and, included with each one, were numerous details such as, but are not limited to, the room number, square footage, unit type and in addition they had tailored virtual tours and floor plans attached. The payment process was swift and easy through their online portal for residents and is highly secure.

I feel scammed! My daughter and friend lived in Sage 6 for 3 years but a week before moving out they gave us an invoice for $399 (water damage in both bathrooms?) which conveniently would wipe out the $400 key deposit. We disputed these normal wear and tear items and they dropped it. But a month after we moved out they sent another invoice for $100 to each girl for 'Excessive cleaning' charges. Totally bogus and we sent them a video of every part of the apartment that was left in a move in ready state. We deep cleaned everything including the oven and fridge! Still awaiting their response to numerous emails. Too bad because the place was pretty good for 3 years until they did this.

TAKE PICTURES BEFORE YOU MOVE OUT. This is my second lease with sage and they proceeded to bill with me with a garbage $100 invoice cleaning fee. I did not get this the first time I leased and the unit was in the same exact condition as the last time I moved out. Also, management accused me of not paying rent when it was their fault for messing up and allowing the previous tenant to get away with a month's rent. DON'T TRUST THESE SCAMMERS, LIVE SOMEWHERE ELSE. I have never had a problem with any other leasing company. I've lived at ICON, ACCOMOD8U, Everywhere.

The worst management service ever. When they showed me the place, the room was unclean and they told me they would clean it before giving it to me but it wasn't. My AC was not working and it was repaired after 2 months when the hottest summer was over. And then when I left, they charge me a cleaning bill of $120 for no reason. I cleaned the entire house. They're big SCAMMERS, beware of them.

If I could I would have given have a zero or negative stars to this company. As an owner I have been denied the right to enter the unit for inspection, it is simply because it is the Manager's (Brock Currie) discretion. He claims it is the busiest time in the year. When I ask if it is stated in the contract, he said NO but this is his discretion to disallow me to go visit. This person was a liar, first he says because he was waiting for our account info to set it up in the computer, then he changes his excuse. Owners who are planning to sell your properties managed by Sage, PLS WATCH OUT, as they have the discretion to deny the showing by your agents!

Terrible experience, they provided me a broken mattress, so I had to sleep on ground for weeks. They ask for the picture, so I sent it over and then no reply at all. I sent a email to ask now what, they are like they never see the first email, and they asked for a picture again!
After 3 phone call, 5 email, nothing even get done!
They really know how to make you believe that they are working on it and then get nothing done.

STAY AWAY form SAGE Living! I am owner and used the service for 7 months it was terrible experience! My unit was in terrible condition but they charged me extra money for repairs! Many wrong information and high fee.

I have a rental property which is being managed by Sage Living. Unfortunately we have had some tenants who have not been making their rent payment on time. It was such a stressful situation as we were having to pay for the mortgage out of our own pocket which was not in the plan for this property. However Cameron went out of his way to follow up with the tenants and provide advice on how to get it resolved. Being my first rental property I was not sure how to handle the situation but he made sure to explain in details the measures that could be taken and ensured it was done on time. He followed up with me in every instance and I was very impressed with the level of service provided by him. We appreciate it Cameron!

When I met difficulties in paying the rent, I came to the office for consultation, and the staff was very kind to help me solve the problem, and said they could continue to help me in the future,they are so nice!

Highly recommend you find somewhere else to live if you're debating living here. I have had an absolutely horrible experience with this company overall, very low quality materials used in their units, bad employees and service. They 'accidentally' rented out my room to someone else and moved me to another building on the day i was supposed to move in and have falsely charged me for for several things I was not responsible for. Literally everyone I know who has lived here has had similar poor experiences with this company and highly doubt any of the positive reviews on here are real.

What has made my experience with Sage so enjoyable is the continuous effort and support from Anna, one of the employees at the office. Every time I have had any questions or concerns she has always reached out to assist and has been extremely nice and professional. If you need to reach out for anything, she is definitely the person to call!

I have paid for a parking spot. However, parking is never enforced. In the past month I have emailed them several times notifying them that someone is parked in spot without my permission. I always get an auto-reply saying that they will address the issue in 24-48 hours. I mean that’s ridiculous. I have never had anyone follow up with me after the auto-reply. It’s like no one addressed it because it’s likely that the person parked in my spot simply just left.

The visitor parking is always full and you can’t park on the street before 6 pm. So, I have to either take over someone else’s designated spot (which I don’t because it is assigned to someone else) or I have to wait in my car until one of the visitor parking spot opens up. It’s ridiculous.

My experiences with Sage living have always been positive. This company manages many student rentals and they still manage to maintain the buildings&premise surrounding to a high standard. The employees give exceptional service, whether it be those working in reception, rental agents, etc. When entering the main office there is always a great vibe, the employees treat each customer with respect and they are extremely accomadting to tenant needs! If I were to rent again in the KW region I would for sure choose Sage!

Extremely unprofessional, negate basic property laws of the conveniently financial variety. Demand ludacris and undocumented fees, all while expressing zero transparency of payment processing, in concurrence with tenant - landlord lease agreement. I highly suggest avoiding anytype of collaboration with this company on a personal (leasing) or business perspective due to the sheer display of ambiguity by the company from front desk employees to higher ups alike.

They are very diligent and organized when it comes to collecting rent and making sure you sign the appropriate lease forms but could care less about anything else related to your unit.

Saje is a highly recommended living establishment. For such affordable living the rentals are beautiful and well-maintained. The building is clean and the amenities are nice considering the large amount of people that live here. The gym is always clean and there is always room to workout, the board room is beautiful and well kept, the customer service is good (I have met a lot of the staff and have to say they do whatever they can to fix a problem or get things moving to do what they have to to fix things), the management have a lot to take care of but still get the job done, and most of all; they care about how I feel. I wish there was more I could do to thank the Saje Living team.

Absolutely horrible management. The unit was left as a disgusting mess by the previous tenants, and was not cleaned in any way. The previous tenant's belongings were still in the closets and rooms, food was left in the fridge, and floors were sticky and stained. It has been more than 1 week, and after multiple complaints, they still have not come to clean our unit. Additionally, they assured that no parking enforcement would be present during move-in ticket, but I received a parking ticket regardless. Customer service is unhelpful, they never pick up the phone, and e-mails are not replied to. I would never recommend anyone live here - a complete waste of money.

Really really bad management and service. I started living in Sage X this September. There is no signal in the unit so I can't even have a phone call inside the unit. I told them this problem but they asked me to contact my service provider without even having a look at the problem. Besides, they don't reply to me when I want to set up auto payment. Don't ever rent sage condos if you want a peaceful life.

This company is pure trash. Horrible employees that don't know how to do their job and don't respond to emails (I won't say any names*). Their units are overpriced and filled with horrible quality materials that will brake by themself and you will be charged for it. They send random people to check your room on a weekly basis for no reason and you cannot refuse entry at any time.
Definitely recommend finding a different place to live other than sage.

Just like some other reviewers, I had an amazing experience dealing with Sage. Kyle was a rockstar and was extremely thorough and organized when it came to dealing with my lease. He went out of his way to make sure the apartment was cleaned properly, sent update pictures during the previous' tenants move out process, was accommodating when I wanted an early move in date, and even gave us his personal number if anything were to go wrong, day or night. On move in day, he even willing to meet us at the apartment to give us our keys. After moving in, he checked in to make sure everything was as expected. He is really changing the face of Sage, one client at a time! I have no doubt in my mind that if you deal with Kyle at Sage, you will be wellwtaken care of. After living at different student properties (Icon, Hub) over the last 6 years, dealing with Kyle was a refreshing change.

Asked for more rent when we already paid it. Pictures/gym don't look like they promised. Didn't promise me a parking spot! Overall, nice place, quiet, but unorganized and unpromising to what they say.

There are bad reviews about the customer service and management - I think they just did not meet Kyle. Kyle is so professional, helpful and understanding and patient. He tried his best to help me hold a promotion (one month free+$500 cashback) for 4 days when there were only 10 suites left with that promotion. He is always responsive and happy to help whenever you have a question, and gives a detailed explanation and his honest opinions. If you are considering Sage, ask him for help!

Do not believe these 5 star reviews, I have personal experience with this company, 1.the hydro fees are incredibly high, more than 3x what these agents will claim when touring. 2. The maintenance is poor, no upkeep of common areas, and worst of all, the amenities look beautiful on the website, but are no where close in person. 3. They take no care/pride in their buildings, the moment you sign on the dotted line and pay your deposits, they completely forget about you. 4. Parking is ridiculous, they make you pay for many months in advance via cash, often do not guarantee the lot, do not enforce parking, and there is virtually no security/monitoring of the safety of not only the vehicles parked, but the tenants themselves. If you visit the office in person to discuss any of these issues, the moment they find out you’ve already signed a lease, they either ignore you or make you wait for so long, to the point you give up and leave. Do not believe the pictures, and reviews, SAGE is definitely not the place you want to live, let alone shell out thousands of dollars, when there are many more comparable and quality housing companies nearby.

"THE WORST CONDO MANAGEMENT EVER" I will be more happy to say this, Over 2 years of what i requested was never changed and no responsible person. HORRIBLE SERVICE UN PRO/CRAZY STAFF I guess they work for free, as they don't show any accountability to anything.

I have requested to change the owners name wrong for last 2 years, they want the legal documents I have email again and again. Everytime I ask they want legal doc. Once i sent no response to it.

They want me to sign the lease renewal, if I don't sign in time they want $850 in fee what a company.

This is not right one to be in KW area. They are continuously changing company names as they getting bad reviews.

Pretty nice properties. Pretty bad service. Expect staff to be fairly laid back, and possibly not on the same page. Did try to discuss leasing a place, and ran into obstacles that shouldn't be a problem, such as databases not being up to date, managers deciding to leave early for the day because not busy, and staff refusing to pick up the phone during service hours (even though I usually see at least two sitting at the front desk). But unfortunately, none of this is surprising when compared to other student housing options in Waterloo.
