*DO NOT RENT Apartment in Building Owned by Starlight Investments/Maintained by Forest Hill Kipling Residential Management Inc. -FHK-L5A 1W6/L5A 1W5) *
CEO's & their companies are Profiting from Rent from Tenants yet they are HURTING/HARMING/INJURING Tenants & Continued to NEGLECT Requests & Emails sent to their Attention Regarding Chronic, 24/7, Disturbances/Vibrations/Tremors/Murmurs coming in our Apartments thru Walls/Ceiling/Floor & Caused by some sort of Malfunctioning of Plumbing/Mechanism installed in Dec' 2022 or FHK Staff broke something in Dec' 2022 as these problems started since then & they bother NON-STOP for Hours/Days in Night/Day, 24/7 at Varied Intensity/Duration & is not allowing us to use Furniture/Table/Chair/Bed as these above problems are causing Structural Shivering, no longer in Apartment Structure but also in Furniture, something i have not experienced living in high-rise for 25 yrs. FAKE REPORTS are created using handyman by Michael Noudelman (General Manager-FHK) to prove that there is no problem, nor he want to fix them but is Issuing Eviction Notices to Tenants who bring these problems to his/above CEO's attention. These CEO's are using Michael Noudelman as a Muscle Arm/Goon to handle such problems by Threatening Eviction using Notices & Evicting Tenants rather than fixing problems. Michael Noudelman (picture attached) is not qualified to MAINTAIN/MANAGE any property as he FAILED to fix these problems in last 7+ Mons.since it was first reported to him. CEO's FAILED to respond as they are very busy (doing nothing) & 50 Emails are sent to them, yet they forward all of them to ABUSIVE/CARELESS FHK Staff. Such problems that bother Tenants SLEEP/PEACE/HEALTH & QUALITY OF LIFE/STAY as Tenants are CHRONICALLY NEGLECTED to make them Suffer/Leave so that Apt.can be Rented at Higher Rent. ALL problems are VERIFIABLE & Prop. Mgr. -David Hien FAILED TO FIX this problem & HIDES Cause/Source of problems from Tenants.

*STARLIGHT INVESTMENTS-Corporate Landlord Owing 1000's of Rental Buildings*DO NOT RENT in Rental Buildings Owned/Operated/Maintained by Starlight Investments & Forest Hill Kipling**Buildings are more than 30+ years OLD & have Structural Problems or Problems are Created in Structure thru some UNDISLCOSED Mechanisms/Mechanical/Plumbing & Property Managers/Supers DO NOT Share as to WHAT they have Installed/Broke as many of the problems did not exist before & started after something was done Deliberately/Knowingly to HURT/INJURE/HARM Tenants as a Result, Tenants Apts.now has Chronic Disturbances from Structures & in Structure (Wall/ceiling/Floor) that did not exist before & above companies' Corrupt ONSITE/OFF-SITE Abusive Staff even after confirming these Debilitating problems in our apartment, REFUSED to Uninstall/Remove Mechanism that they Installed/Broke somewhere & REFUSED to provide Reasons of such work done as this has WRECK HAVOC in our Day-to-Day Lives & making us Suffer, 24/7 & is not ALLOWING us to Sleep/Watch TV or ALLOWING us to use our Apartment peacefully & such problems are deliberately created to get rid of Tenants so that Apartments can be rented at higher rents. FAKE REPORTS are created using Handyman's that no problems exist even after VERIFYING & knowing that ALL problems are VERIFIABLE. Tenants in these Buildings go thru Chronic Sleep Deprivations/Disturbances & there is Chronic Tremors/Vibrations/Murmurs in Structure due to Structural Deficiencies.

They are using INAPPROPRIATE tactics to HURT/HARM/INJURE/MAKE Tenants Suffer, by Maintaining Disturbances in/around apartments so that TENANTS cannot SLEEP/Remain SLEEP DEPRIVED. Above companies/their staff are CRIMINALS/Characterless.

Rent is Increased by $700/Month per Apartment in last 1 year & there is Chronic Problems Daily with Water Supply/Hot Water & they are asking to Pay for Water. Refrigerators & Heat Radiators are Kept Out-of-Order with Chronic Cockroach Infestations.

They buy apartments and immediately start to make as much money as possible while not compenstating their staff to be helpful or friendly to the tenants. They add fees for services you can't opt out of, like valet trash or a cleaning fee.

As a current tenant at Bainbridge Sunlake in Lutz, FL, I can 100 percent guarantee you I will NEVER lease with Bainbridge again, nor would I ever encourage someone else to. My location is great, and my view is great. But the management, the maintenance, the staffing, the communication, the overreach, & most importantly the convenience here has got to be one of the worst I have ever experienced.

This entire management here is at the sole inconvenience of its tenants. They only care about their money, and nothing else. I moved in Dec 2023, and the amenities haven't worked since January (Fire pits, Clubhouse are always a wreck with the solution being locking it up rather than making the accountability fall on the proper parties, the parking has been a catastrophe since day 1, the gates are always broken or left unsecured). Then when you file formal complaints or concerns, you are blatantly disrespected by the office staff and discarded and targeted by the higher-level management for speaking out.

Starlight is an exceptional company. Their renovations are beautiful, and renting from them brings me joy. I appreciate their dedication to the environment and charity work. Starlight is changing the world, and I'm proud to be a part of it!

It was an absolute pleasure applying for my new apartment.

Cathy was a great help throughout the whole process and helped it be smooth and quick, and was and continues to be great to work with.

The process only took a couple days from when I was shown the apartment, to my approval. I would not hesitate to rent through them again!

Purchased our apartment building and ruined it by hiring Devon Properties to manage our building. The quality of the building and management has deteriorated quickly in 1 short year.

DO NOT RENT.
Disgusting buildings.
Poorly managed, Rude staff.
Bed bugs.
Rodent/roach INFESTATION.
I hate every second I have to spend in this smelly, awful building.
Couldn’t use my shower for 9 days because it caused flooding in my bedroom when I turn it on.
Drunks sleeping/vomiting in the hallway in front of my unit.

Awful, awful, awful. How can you let people live like this? I submitted a request about pests and it was closed 5 minutes later. So many issues here. Just despicable.
