Terrible apartment.not clean, no good services.heat has problem, door’s balcony is not fix. Everything is too old, many times toilet flushing not work.dishwasher has problem. I am not satisfied by this unit.

I've been residing in one of the buildings managed by this company and I must say, I'm quite puzzled by the negative reviews. In my experience, the team here has been incredibly diligent and dedicated to resolving issues promptly. I had a recent concern that I brought up with Ms. Sarah Topash, and her level of attentiveness and thoroughness went above and beyond my expectations. It's reassuring to have such responsive and hardworking individuals managing the property.

We had a very short time to plan and prepare for our move within the same building, but Trish and the management work extremely hard preparing the new unit, so we could move in on time. I want to personally thank Trish for going over and beyond what we expected. Thanks again, Trish!

Unprofessional! E-mails go ignored and they increased the rent from $1,597 to $2,097 for a one bedroom in a matter of months on a rotting old building. RIP OFF! It's not good to be greedy.

Worst property managers I have ever dealt with. Ignoring my emails and phone calls for over 2 months now and almost impossible to get a hold of anyone at their head office. I would not recommend them to anyone. @Amanda & Amira if you can get back to me that would be great? Thank you!

I moved into a renovated Sterling Karamar unit 9 months ago and have regretted it ever since. There have been issues since day one. It took them months to arrange a parking space, windows are still missing screens, the floors were not refinished (tiles just stick to your feet when you walk) the pipes were not installed properly (literally fell off the wall) and for months I've had no cold water. I have made several maintenance requests but nothing has happened. I really got duped as I'm paying high rent for a renovated "luxury" unit.

0 Star review. Trying to run a business out of one of their commercial properties with no AC for the last month. Property manager has been unresponsive and unprofessional. Lied and failed to fix any issues. HORRIBLE COMPANY NEVER RENT ANY TYPE OF SPACE FROM THEM.

Terrible management. I am currently living in 1065 Eglinton Ave. West. As of now, we don't have heat because boiler is down and the part that they need to fix is not coming till next week. We didn't have heat for a few days now. If you need something to be fixed it takes at least a month. Cleaning is not a priority anymore. It has gotten worst. One time they didn't clean our building for 3 weeks! It is so disappointing. Lack of communication from property manager. Never responded.

We applied for an apartment in one of their building and it took them 15 days to reply and they rejected the application without providing a reason wasted a long time for us and their team was very hard to reach and when reached had no idea what they are talking about and the answer to everything was they don’t tell me it’s the main office answer but the main office was also out of reach and it seemed like mission impossible. Once the application got rejected the person that showed me the place and sent me the application stopped responding to calls and messages too so now I would never know why the application got rejected. So I highly suggest new applicants to have their options open since if they don’t feel like doing their job they will waste your time and at the end leave you with an no-reply email and that’s it. So keep this company last option.

Starlight investments bought our property two years ago right before the pandemic began. This company was put in charge of being the property managers. Since then they have done nothing but make the lives of the people in the building absolute misery. The vast majority of the time at least one of the elevators out of three is out of order. They decided to renovate the balconies right at the beginning of the pandemic when all the parks were closed down and you couldn’t even go out without legitimate reason. There are quite a few elderly people in the building I live in and what these geniuses did was take away the balconies for many of them so that these elderly people couldn’t step outside. When it came to the balcony renovation it was so far off schedule that in my particular case it literally took almost twice as long as what they had quoted in the initial email that they sent us. They don’t shovel snow, they don’t have a snow removal company, what they have is a snow prevention company. They put down so much salt that anyone who has a dog and tries to walk that dog is going to have the poor dog with all kinds of cuts and burns and God knows what else on their paws because they are literally walking across ground covered in nothing but road salt. Every single renovation they have done is purely cosmetic. If you want anything done inside the apartment like getting a refrigerator replaced you’ll be told, it still works. New tenants get a dishwasher and all stainless steel appliances and double the rent. It is perfectly clear that this companies only purpose is to drive out the original tenants many of whom have been here for decades in order to jack up the rent two or three times. They also had the nerve to tell us that when the renovations were complete that they were going to apply to the landlord tenant tribunal to apply for a special rent increase based upon their investment in improvements in the building. Their contractors are all halfwits many of whom can’t even speak a word of English and who work at what can be best and most generously described as slow motion. Don’t ever ever ever ever rent an apartment managed by this Company.

I’ve been a tenant in the 323 Rusholme road building for over 14 years and am very happy with things. Very friendly people and nice workers.
Office people are very to me always they helped me especially Adriana and Sandra.

Jason is also very good worker polite and friendly

The only problem with my downstairs niebour who smoke marijuana for 3 years I am sick and tired of him. Before him we had no issues with the other tenant.

The worst management company in ontario. I applied for one of the apartment and it took them 20 days just to reply me back and they decline my application with no explanation and when i tried to reach them they did not give me any explanation. I highly recommend to keep your options open because this company just waste your time.

Constant construction in the building throughout the week makes it impossible to work.

Buildings fire alarms go off on a weekly basis in the middle of the night due to people smoking in the stairwells.

Big problem with packages being stolen, management has no security cameras so they can't do anything.

Buzzer just doesn't work sometimes.

Worst management company ever. It’s the middle of winter in Ontario, Canada and I have to fight every time it snows just to get the parking garage salted. I have never seen anyone remove snow. I have been stuck in the parking garage in my car more than once and never received help or had anyone respond to my request for maintenance. I had to call the emergency line at the management company just to get someone to salt the garage. Still have no hot water and it’s been over a month. Water tank just exploded so not only do we now not have hot water we barely have water. Lived here for over a year and it just keeps getting worse

Edit update: emailed the email they provided to provide feedback and request some basic safety measures take place and have not received an answer

I'm currently renting a unit in Scarborough and the building has major heating issues drafty windows and doors.i once seen ice chuncks that fell from a vent in the hallway a long with electrical problems that can't support 2 space heaters

I recently moved into a beautiful old building, managed by Sterling Karamar. As with most moves, there are small items that need to be attended to. I barely got my hands off of my keyboard when I received a response from the Resident Managers! The repairs were completed the same day and the following day. I'm very impressed with this company and their attention to service. Their listing agents, Resident Managers and workcrews are always polite and friendly and get the work done very quickly.

This company recently purchased the building that we live in. In one month they have increased the rent of a 1 bedroom from $1000 to $1600. They do not answer calls nor emails. The property manager Trish Schnieder that they put in charge I'm sure was pulled from the mail room as she lacks any kind of management skills along with professionalism. So far this company is a joke and only cares about the almighty dollar. Congratulations Sterling karamar you lost another good tenant.keep up the good work!

Probably the worst residential property management in Canada. Unprofessional, rude management who think they are somehow special because they are our landlords. Absolutely horrible leasing staff have absolutely no idea what they are doing and don't tell a prospective tenant anything about what they need to furnish in terms of documentation, we need to keep poking them and asking for info. Kyrsten Lingenfelter who is the manager for Residential Property Admin is the rudest, most high handed person at this organization. Treats all residential complaints as a nuisance and acts as if though she is paying us to rent her buildings, not the other way around. Run away!

I'm a new tenant for a month an two weeks and haven't had hot water in my taps since moving in. The response to fix it is going at a snails pace.

I have been in my bldg for 7 yrs now and have never had this problem before.it is full of cockroaches.ants and mice (not justmy apt) and they are charging skyhigh rent.its no wonder so many people have moved out.you cant just spray 1 apt you have to do all apts or it will never so away.so disgusting

I have been a bussiness owner and tenant at the links plaza for over 50 years Hair Salon in all that time I have never had a problem with them. During this covid 19 when we have been closed down more than we have been open they have been great through the whole thing and have treated us very fairly thank you.

They recently took over our building and the lack of communication is horrible. And complaints are treated like you have interupted there relaxing day and they don't want to deal with it.

Samantha Coppaway is the rudest individual. They enter apartment without permission then acuse tentents of not being ready for scheduled pest treatment. We explained to the individual in the office a 3 days before that our family had been in a car accident and would need to reschedule our pest control. Told by staff this was not an issue and they would reschedule. Then receive a the threatening letter that says we were not ready.

Samantha should not deal with the public upon answering the phone you could hear the attatude in her voice that I was clearly interrupting her morning.

Samantha should not be allowed to interact with tents as she is rude and cranky

I have lived at 357 Rusholme for 9 years and have been very happy here. I face into the courtyard which is a nice view. The property managers take very good care of the building and are very serious about keeping things clean and up to date i.e washer and dryers.they take pest control very serious (thankfully) and work hard to keep the grounds in tip top shape. (unfortunately some people have no problem leaving garbage around). I also want to mention that I recently had an issue with my stove and Mohamed (maintenance) came in to help me out. He was very friendly and resolved the issue fast! I have in the past and will continue to recommend these apartment to friends and family.

Already not impressed with the new management here, I live at 1 Rosemount Drive and they just took over the building from it's previous owners, Northview who were decent. We got dropped with a bomb shell that they had bought the building and already are causing issues here, the lack of people on site, tried to hand in necessary documents to them and no one is ever in the office.

Next they expect us to get apartment insurance which is on a case by case basis I know however still most people in this building are on a tight budget, myself included. I am already not impressed with these guys and it's only been three days since they took over, avoid 1 Rosemount Drive period if you don't wanna live in a garbage hole.

Roaches everywhere at 2701 Eglinton W since Sterling Karamar took over. They placed carpets in the halls and did other pointless changes in the building but ignored everything else. I have never seen so much pest in the building and ive lived here for 5 years. Most people who live here are filthy low working class and don't care about hygiene. My boyfriend and I are planning to move with next few months.

The most inconsiderate property management! They are ruthlessly conducting super noisy and extensive construction work while the tenants continue to stay in the building, and most likely working from home. It’s an absolute torture, just to face lift the building and increase rent. Their lift emergency call doesn’t work, managers number in notices is incorrect, they try to avoid talking to you in these situations and do everything with a mindset of making money. Tenant comfort is least of their concerns.

They recently bought our building and started doing renovations. They hired contractors to do exterior walls and balconies, provided tenants with schedule which not align with what happening at the moment on our building. Dust, noise and no replies from management at all. They are not picking up phones, not replying to emails, it looks like the best tactic is to ignore us. They don't care about people who lives in the building they care about money which we pay. Poor quality and no proper communication with tenants. I wouldn't recommend to rent apparents from this company, at all!

I feel like I have to call every weekend for something. This week we have not had hot water or properly working elevators for days. This place reminds me of co-op but instead you pay crazy high rents. The people are lovely in this building but to pay full rent when things barely work is so belittling. Each floor brings in about $10,000 in monthly rent. 3 buildings with about 12-15 floors each. These should be top notch.

A month into our tenancy at 323 Rusholme and one thing that I appreciate everyday are the efforts made by the maintenance staff to keep things clean and smelling fresh. It's awesome! Also, I know the staff have been working for this company at this location for a long, long time - that always speaks highly to me of the organization as a whole. Kudos!

323 Rusholme is infested with cockroaches and management has only done the bare minimum, they've even blamed the issue on the cleanliness of tenants and advised us to "put our kitchen appliances in plastic bags". This company is infested with parasites.

Sterling Karamar bought my building a little over a year ago and it has been chaos since. They are a nightmare for tenants and will do anything to make a quick buck. This has been even more highlighted during the COVID-19 crisis.
We have had at least 4 supers in one year (it is honestly hard to keep track). The heat was broken in the winter for far too long, they lent out space heaters when enough people complained about the safety hazard but didn't plan around the fact that the building couldn't handle space heaters and the electricity kept going out. When it was 'fixed' it was overheated with no control.
They are flipping units constantly to increase their revenue and the construction goes past noise hours, the workers smoke in the units, they leave the building doors open and unlocked, and units they are working on unlocked, all of which are safety issues. This behaviour keeps going even when you escalate it through management.
Before the COVID-19 crisis hit we were actually scheduled to take them to the Landlord Tenant Board which has been postponed. They have been incredibly shady and unhelpful during the crisis even when tenants try their best to express concerns. They've been intimidating tenants and have been called out by our political representatives and only double down when called out.
This morning I was woken at 4 am when they installed 'open for business' signs on all buildings. If you book a 'virtual tour' ask them to show you the common areas, such as the laundry area which at the time of writing this has a huge puddle outside the electrical room and rust everywhere.
If you want safety or any peace of mind in your home do NOT give your hard earned money to SK.

I have been living in the 1650 Sheppard ave E building apartment and I must admit that the superintendent and his wife have been excellent. The only recommendation would be is to hire more people as two people managing the building is cumbersome and hard. Thx

BEWARE!

If possible, everyone needs to bump this thread!

This extremely corrupt company has performed an abundance of illegal actions towards my business in the last 5 years. From major disruption of my business to a complete shut down of my business so they could build a gas station for Esso next door. Now, they decided to take two months rent out of my account. They claim it was an honest accident but I have been waiting days now for the return of my funds along with an explanation. I am now making the appropriate organisation informed of whats happening and my lawyer is also involved.

Both the president and Vice President have been purposely ignore our phone calls and emails for over 3 months because they owe us money. They even ignore our building manger on the situation. Terrible customer service! Do not rent from them!

Staff are inept, rude, and unprofessional. The property manager either does not respond to emails or phone calls, or the staff at the offices defer your calls at every opportunity. There are constant requests for access to units either without providing notice or less than the legally required 24 hours notice. There have been constant water and heat shut offs, again without notice and no response regarding when the services would be restored. Elevators in the building are always out of service (66 Spadina road). The 5 star shill reviews on here are a joke. The sheer number of 1 star reviews should provide insight into what type of business you are dealing with. I will be making inquiries and filing complaints shortly with all applicable agencies.

From the day I moved in I was surprised to find animal droppings in my basement wires hanging from ceilings complete safety hazards and filth. I am living there one year now and every week I send an email for work to be done if I’m not completely ignored I’m given the run around! I pay 1700$ plus utilities while others have bigger place and pay a fraction of my price horrible staff horrible management! How can I get in touch with hi lo investments I need repairs and no one is doing anything no one calls back or responds broken promises about repairs I’m told to come out of pocket on all repairs I want done. Who can I speak to who’s in charge here jack Beaton Vice President? Or hi lo. Isn’t hi lo the same as sterling so much scam so much dishonesty. You need to get cameras and police and recorders when dealing with these people their known in lanlord tribunal and in the city. I won’t stop until there’s justice they will have to hear me! Be ware of Michelle superintent that does nothing and at the least a Wanabe thug. Pat who is unprofessional with improffesionalism with co workers inabling his ability to properly deal with issues. The whole staff and system of hi lo / sterlinging managment or whatever their name is this week is warped becareful.

Made an apt with "Michelle" to see a place near Bathurst/finch. When we called to make this appointment, we were told by Michelle that she was going to show us several places. We arrived 15 minutes late to the first location (which was not at all close to the place we inquired about) to find out that she had already left because she had another appointment shortly after ours. When she called to tell us this, we asked why she made us meet her at a place so far away from the place we inquired about. She told us "I told you the place you inquired about was unavailable" when really, she didn't. We also asked why she booked another apt right after ours since she told us she was showing us several places. Extremely upset, we told her we would be writing a poor review online and she said "please do. " So that is what I am doing now. Don't bother with these people!

I have lived at the Gates of Bayview for quite a few years and I really love living here. The management is extremely helpful. Recently I moved from a one bedroom apartment up 2 floors, to a 2 bedroom apartment. The move was extremely smooth and the office was very helpful in making this an easy transition.

When I inspected the apartment I was going to move into, it was so clean and newly painted, and even had some new appliances. I was very pleased.

I recommend Sterling Karamar Management properties to anyone who is seeking a great place to live.

Staff at 4 Goldfinch Court office is wonderful. Both Bibi and Nadia are so pleasant and helpful. It's a pleasure to live here knowing that they will look after everything in such a professional manner. It's not an easy job, as some people can be be very unreasonable, but they seem to be able to handle the job. Thanks
