Request to fix thermostat as it doesn’t work. I have balcony door open most of the time to cool things down. This request was likely three years ago, when Nuno was here. He said thermostats no longer worked. I talked to Shawn about it when told thermostat should work and I am currently on a list to fix it. Shawn has always been so helpful in anything I have asked him. He is always kind and listens to people’s complaints. That takes a lot of patience.

We are located in the Talbot Centre, a summit property and in our first year of business Summit has been great. They are always on top of any maintenance or security issue, everyone is friendly and their spaces are very well kept and elegantly designed. If you are looking for business space in downtown london, summit has something for you!

We were very pleased with the management and staff in our building as well as Halls Carpeting company for the excellent job they did in our appartment. It was an friendly and professional job.

Dan, the electrician, was very prompt and performed his task very efficiently. He plans to return when he has someone to help him remove the microwave in order to fix the switch issue under fan. He was very personable and I enjoyed Interacting with him interacting with.

We have lived here for a few years. Nice neighborhood! Our building is always kept clean and well maintained. Our supers are awesome people! Friendly, efficient and always go above and beyond!

In 2005 when my wife and I sold our house and moved to Summit properties, we arranged to use our own refrigerator rather than the one supplied. As it was nearly new. Last Sunday I discovered a warm refrigerator and unpleasant odour. I tossed what food that was ruined and salvaged what I could in a cooler and ice. On the monday I inquired about repairing the fridge and found about $250.00 charge and 6 to 8 weeks wait for parts, not worth it for an 18 year old appliance.
Just before noon I called Summit properties and spoke to a very nice, sympathetic lady named Natalie. "Leave it with me and I'll see what I can do" she said. Two hours later I had a new refrigerator delivered and installed by a very pleasant and capable young man named Jimmy.
The kindness and professional way that this problem was handled by these two Summit employees was more than I ever expected and what was a very messy and unpleasant situation for me was quickly solved.
To find people that have such pride in their work is seldom seen any more. Natalie and Jimmy have proven that they are outstanding and Summit Properties should be proud to employ them.

My experience with Summit Properties has not been positive. It is virtually impossible to get broken or very old appliances replaced in the apartment. Tiles are cracked throughout the units and staff will not replace them. It seems like building managers would rather cover something up, like leaking sinks and toilets, then replace them properly. Our unit has water damage due to this and I have heard that other units have water damage as well. Water damage can also be seen on the ceiling in the laundry room. Tenants at 744 Proudfoot regularly use BBQs and I am concerned about this from a safety perspective. This is unlawful but nothing has been done to address this. I've seen roaches too. The list goes on. I am moving out in the summer.

The garbage chute of 700 Horizon Drive is disgusting and very dirty. Nobody cleans the garbage! I do not recommend renting at Summit properties.

We have lived at 565 Proudfoot Lane for 6 months now. Generally I’d recommend this building to potential renters. However I must point out some of the good and some of the bad that potential renters should be aware of based on our personal experience.
PROs
It is a beautiful building, well appointed, gives you the feeling of a condominium
They have some of the largest suites available in London, some with spacious balconies. Modern open concept layout.
Some “ luxury” amenities such as nice plush carpeting, window blinds, over the range microwave, dishwasher, air conditioning,
A dedicated professional property manager.
Building is well maintained
Great location, convenient to shopping, restaurants, banks etc.
Nice wooded trails available

CONS
Paid a premium to be on the top floor so there is no one above us, only to find out we have the constant droning of the boilers above us 24/7
Air conditioner is under sized for the larger apartments, and you will be charged for the hydro for any additional air conditioners
Garbage bins are placed at the front of the building twice a week for pick up. The apts on the first two or three floors have the unpleasant view and smell from the garbage.
Washers and dryers are older coin operated machines
Modern appliances advertised are the same basic appliances found in many rental buildings.
Not enough parking spaces, visitor parking Is always full.

Update:
The noise from the heaters on the roof seem even worse this winter and are very bothersome.
We have decided we can not stay in this unit another winter. However when I inquired about a transfer policy, I was told there is none. The company does not have a policy for transfers to another apartment on another floor when one is available. We were told we would have to reapply as if a new tenant. I was quite disappointed. This means if a unit like ours becomes available we would have to reapply again, at the new higher rental rates, come up with first and last months rent again, sign a new lease I assume and bear the expenses of moving. They would then be able to increase the rent on our unit. Great for Summit- but not for us. I really love the apartment/ unit we have- just not the constant noise from the heaters above us. ️

I have lived at a Summit Properties building for about 8 years. I have had a good experience for the most part. The building mangers work very hard to keep the property running smoothly

The bm of 535 proudfoot lane is a racist. This is the worst experience when I was in CA. When we were busy moving out our furniture from 535 proudfoot lane, we saw the bm kicked our table. Many of my neighbors believe that the bm is incredibly mean. When we lost our key and ask her for a favor, she was so rude: no greeting, no smiling, no warm and kind words. Warm remind never come to this property unless you want to be discriminated.

I've just finished going through the application process for an apartment with Summit. I was helped through it by Rose, Summit's representative. Rose was gracious, professional and natural throughout, answering my questions promptly and asking for what she needed to complete the application clearly. It was a very positive experience for which I am grateful to Rose. If this is an indication of what my experience renting from Summit will be, I am looking forward to my time in their building.

Raised our rent the maximum amount permitted right at the beginning of the pandemic even though our air conditioner has been broken since we moved in (April 2019), not to mention amenities built into the price of rent such as the gym were not even available for months. When we first moved in, half of the appliances were broken and it took months to fix. No offer to discount rent so we have continued to pay full price when even now, there are still issues that haven't been fixed over a year after moving in. We have recently requested AGAIN that the A/C be fixed and we were told to just not use it (in the middle of a heat wave), they refuse to even look at it until they clean the units on our floor. The broken A/C has also basically made our balcony useless since it's flooded it with water.

They also messed up setting up our direct deposit for rent and it took them 3 months to sort it out. They kept sending us eviction notices and would then promise us it wouldn't happen again after we would call to find out what was going on. It was really strange how difficult they made it just for us to pay our rent and a little unsettling that they just sort of "lost" our banking info.

I have been a tenant at 565 Proudfoot Lane for almost a year now and have been very impressed with the cleaniness of the building (especially with COVID-19 happening) as well as the friendliness of the staff. I was able to speak with Natalie for rental assistance and she was very efficient in getting back to me the appropriate and helpful information for my situation. I recommend anyone who is looking for a family-oriented or student place to check out what Summit Properties has to offer, you will not be disappointed.

535 Proudfoot: Would give them ZERO!

They con you into signing a lease for an apartment they won't let you view. They charged full rent to apply for an apartment which is illegal. I also have a voice recording from Rose Taliana stating that Summit does not rent to students, and had requested that my daughter, a student will need to give 6 months rent up front and submit to financial record checks! This is discrimination and illegal. Charging full rent to apply for an apartment is illegal. Property manager Heather Fernandes is trying to keep my money and they have rented the unit they assigned to me! And they won't refund my money so they are getting 2 rents from both of us. The ones I saw had new carpenting and paint and was clean. This unit, they tell me to trust them that it's clean! This started illegall with asking for rent and parking of $1505 to APPLY!

ILLEGAL! Natlaie Lake would not give me a receipt and would not take my application unless I give them a bank draft for the full amount.

I have RETAINED A LAWYER now and we will be going to court unless these crooks give me back my money!

Know your rights! I wish I knew a this before this ordeal! I had never rented and this company conned and took full advantage of me!

Just don't rent from Summit. Just check out the reviews. I would NEVER move into this place!

Which Building? Just look at the reviews for 700 Horizon.

Filthy building. Floors in Lobby are NEVER cleaned properly. Do not rent here. (700 Horizon) Lazy Manager & Assistant.

Nicki and Randy are phenomenal building managers. They go above and beyond to keep the building clean and well maintained. They are professional and responsive to any issues that have arisen. They help make apartment living as enjoyable as possible. Keep us the good work!

Moved into a lovely corner unit at 565 Proudfoot Lane last year. Rose the Leasing Agent was sweet and helpful. The Building Manager is very diligent about ensuring cleaning is completed. I feel safer here than my last rental. I can't believe how much space I have in my closet, the layout here is wonderful.

I recently posted a five-star review but did not provide additional content to suppport this. After reading some of the other reviews on here, I would like to address some of the concerns and provide updates about improvements at the building from a tenant's perspective.

First off, my original review was prompted by willingness of the Property Management Company to work with me through a stressful situation and I felt that the customer service was exceptional. That continues to be my experience, so I am offering some additional information for anyone considering Summit.

I see that some of the less positive posts are about the building management team. It is true that there were previously two Building Managers who worked as a team in this building and very much felt like family to many of us. We, as tenants, were very spoiled with their careful attention to detail and their passion for caring for this building and making it our home. Since they have left, there were some transitional growing pains, however there is now a new Building Manager who is very motivated to be a change agent and has already initiated and implemented several significant improvements including to our parking and garbage situation. She is consistently visible and available, and is takes great pride in her role, which I find to be evident.

My personal experience has been that Summit chooses their employees very carefully. I feel that the staff here go above and beyond to care for the building and treat tenants with respect. Summit has acknowledged in their replies here that there has been room for improvement with some of the concerns, and I want to acknowledge in this post that the improvements are being made. I am not a person who is naturally inclined to apartment living, but I am happy here and I think the team has done an exceptional job of making this space a home.

If you are considering Summit as a prospective housing option, they have several offerings at different price points. I can highly recommend them, as I feel the value is fair and the people who are in charge take care of their buildings and their tenants.

Place charges premium rent but is run like a slum. No consideration whatsoever that his building is home (and now office) for the people who live here.

Never clean, threatening notices left everywhere, a break in a common area not reported to the tenants, lighting not fixed / replaced in the garage (repeated requests) - my car was broken into, 2 unexpected service visits without notice (had I not been home they would have entered - keys were in hand when I opened the door), followed by a subsequent visit where I was not home and they entered without notice - and then tried to tell me they had given notice. Why would I lie.

Avoid Summit! When this place was an Old Oak property it was amazing. If you are going to hire low quality people, you get the result you pay for.

The absolute most unprofessional and useless company I’ve ever wasted my time dealing with. These people do not respond and they do not take responsibility regarding anything they are liable for. Do not even waste your time calling or emailing which is their go to response for everything.

My roommate and I have had a great experience living at the 565 Proudfoot residence. Our unit is large, clean, decently maintained, and the building is kept in good condition. Issues have been dealt with promptly, and the staff are all very friendly. I'm happy to be extending my stay here.

I was happy to leave Pineridge. I went back to Old Oak and it was the right choice to make. The managers are really friendly. I had a leaky dishwasher at pine ridge that no one was willing to fix.sometimes it is easier to move then to deal with bad management

My wife and I live at 565 Proudfoot and could not be happier. We were sorry to see Jenica leave but so far the new managers are fine. We have never had a problem that wasn't resolved in a timely manner and to our satisfaction. My wife and I give respect to those in charge and we get the same in return. Kudo's to Summit and their customer service. Keep up the great work and Thanks again.

I do not typically leave reviews but feel obligated to do so.

I am a non-argumentative tenant and always try to fix something myself rather than reporting issues to management.

My experience at Pineridge Place begins with Michael, a manager that typically works on weekends. I contacted Michael on the phone to report an issue that I could not resolve myself. It was our first time chatting. I have never been so caught off guard by how rude someone was.completely out of the blue, and completely unwarranted! I asked how he was doing and introduced myself. The reply I received was shocking. He was sarcastic throughout our brief conversation and condescending. I figured he was having a bad day and moved on. We have since interacted on 3 other occasions and he has, again, been very dismissive and degrading (even when simply asking a question about the building, it is horrible). My brother was visiting and asked Michael a question about parking for visitors- I was so embarrassed by the way he responded to him. I have since spoken to 2 other tenants and they have reported similar experiences with Michael (that he is grouchy/miserable and speaks down to people). I don’t understand how people with this type of approach/exceptional rudeness end up working in management.

To make matters worse, I have not had positive experiences with the building manager Nuno. When I identified an issue in my apartment that I could not fix myself I was dismissed and constantly cut off when trying to explain myself. I paid out of pocket to have it fixed myself (it was easier to pay $276.00 than to deal with this type of management). Again, I have spoken to other tenants that have similar complaints about Nuno.

The management at Pineridge Place is flawed, unreliable, and often disrespectful to tenants.
I have lived in 3 apartment buildings in the past and developed strong relationships with building managers. Many building managers try to make tenants feel welcome, supported and cared about. Summit Properties is truly failing in this regard. Tenants are a source of income and profit, not part of a community.

Pineridge Place is quickly resembling an old, outdated, and unkept apartment that is not worth the current rental price. There are apartments in the area that are furnished with new appliances, that are kept much more clean, and that have supportive/pleasant management.for the same price.

My husband and I moved into Pineridge Place some time ago. We were deeply disappointed and shocked by the condition of the unit at the time of move in. It resembled income housing.

-Garbage left in unit behind cupboards
-Sizeable stain in fridge
-Very old and original appliances (not as shown on website)
-A dozen + cracked tiles throughout apartment
-Toilets not cleaned/remnants of feces in them
-Cupboards very dirty / interior had food stains throughout
-Broken knobs on cupboards
-Broken blinds

My husband and I did not expect to spend the first 2 weeks of our tenancy cleaning (hired outside help). Paid out of pocket to have things properly repaired due to negligent/disorganized management. Living conditions at Pineridge Place are not consistent with the price of rent. We will be relocating after 1 year (will be returning to Bluestone Properties). I would attach photos if there was the option to do so.

During these challenging times, my wife and I feel the need to extend our gratitude for the tremendous effort put forth by the management to keep its residents safe at 740 Proudfoot Lane. This is clear to us as we often see Mike and Nuno diligently cleaning common areas in the building when we have to venture out. Thank you!

Hi everyone. My mother has been living on Proudfoot for a few years. She will be giving her notice in May and there are a few reasons why. The units are outdated and there are better apartments available for the same price. Management does not fix broken tiles that are in units. According to the tenant board, cracked tiles should be repaired and maintained. My mother cut my heel on the crack in the bathroom. I had to cover it with duck tape. Summit should take the time to repair all damaged tiles and consult the landlord and tenant board to see what they are obligated to fix. My mother has found that management is unkind (specifically Nouno). She is 84 years old and should not have to deal with that. Her air conditioner has not worked for 2 years. Even though Summit claims to have air conditioning, they are very old machines. I installed 2 air conditioners for her myself. I will breathe a sigh of relief when she is in her new place.
