Absolutely horrible. Came in with my girlfriend trying to inquire information for a place for myself. Second I came in I wasn’t even able to speak and the guy was saying no only thing I have available is a bachelor and it’s too small for you two. In the first place didn’t even say a word about look for a place for the two of us. The guy was just absolutely nasty and rude through out the interaction that I’d that’s how they talk to potential tente the I can’t imagine how they speak to their tenants on a regular basis

Thanks Neil for your help in securing a lease in my new home! Being a newcomer to Canada, starting a new job and still building credit I was hesitant I’d be able to find an affordable and desirable long term lease in the current market, as were the realtors who I had contacted previously.

I visited 20 Carlton St and met Neil to view some upcoming units and was delighted with the unit, building and the service received that made me feel at home.

Everything from the application process to moving in was explained clearly and in detail along with a full tour of the building. With Neil’s support I was able to quickly package my application, kept up to date throughout the process and have my approval granted within days of viewing the unit.

Amazing service, can’t wait to move in!

20 Carlton is the building you want. The Maples is a complex of buildings spanning across Carlton to Wood Street. The Carlton street building is excellent with zero pest issues and quick response for any maintenance requests. I put in a maintenance request for the fridge and had a brand new fridge in less than an hour. Other maintenance requests are answered in a timely fashion within 24-48 hours. Building has a good vibe with respectful neighbours and friendly, attentive staff. Great amenities with pool, gym and roof top common Terrance with running track. Central A/C and heat. The sound proofing between units could be a bit better (it’s not awful and normal level sounds can’t be heard but loud sounds like raised voices/laughter/louder music can be heard in a muffled sort of way). The building faces a very busy street corner of downtown Toronto so I would recommend thick curtains to reduce sound. As long as you have both sliding doors to balcony closed and good curtains it’s not unbearable. Excellent location for all manner of shopping and directly on the subway line. Building staff A+, amenities A, location A+, cleanliness A, maintenance A+, Sound proofing B, Pest control A+ no pests ever.this building is usually wait listed as it is hard to find a building of this quality and location for the price. Balconies recently renovated. Their is a reason this building is waitlisted with lower turnover.

I've never shared a review before, however I feel like it's necessary for my experience trying to view an apartment at 20 Carlton / 25 Wood Street. I had the worst experience viewing an apartment at 25 Wood Street.
Neil was unprofessional and pushy throughout the entire process. During each phone call, he continuously spoke over me, while also interrupting everything I was asking a question or talking.

When I got to the apartment viewing, he was upset that I was 10 minutes early for the viewing and he said, word for word "well I haven't even had lunch yet" (it was 3: 30pm, and not my problem). He asked me to sit in the lobby, and then while I was sitting in the lobby, a homeless person came in, kicked me off the bench I was sitting on, and then started smoking crack in the building's lobby. I told Neil about this, and he replied "Well why didn't you tell him to leave? ", implying it was my job to control the building's security?

Lastly, he told me the unit I was viewing was at 20 Carlton Street, however he brought me 25 Wood Street and showed me a tiny apartment. I was not interested mainly because I've seen the apartments in 20 Carlton Street last year and I was interested in viewing one of those.

After my experience with Neil, I will never be viewing another apartment at this building again. I'd absolutely hate having to deal with this person on an ongoing basis.

Tried to rent here and the person who responded to my emails and calls was awful. Took way to long to respond and spoke over me the entire phone call.

Great place to live! Staff are super nice and helpful, your close to everything, plus you get great amenities. Apartments are a bit small but definitely worth your money! Never seen no roaches

I love this place! Building is downtown and near all things you need. Grocery stores at your door step. Building is clean and very safe. Management is friendly and always there when you have a question or need an assistance.

We just rented here! Great location and amazing amenities. Amazing rental agent Joven and superintendents. Prices are good, they have promotions. Can't wait to move in!

I recently called to inquire about a unit and the Leasing Agent seemed to have incredible issues with anger management. I asked a few simple questions and by the end of the call I was in tears while he impatiently answered my questions. I’m not even a current tenant! Just a prospective one. I hope you know you’re chasing potential tenants away with your demeaning and impatient attitude! Maybe get a different agent.

There was a theft in the basement garage, no security whatsoever, people are tresspassing all the time. Avoid!

I used to live here for a year. It was the worst renting experience I've ever had. Endless construction, bed bugs, cockroaches, rude staff. Avoid at all cost!

Really bad cockroach infestation! Avoid this building at all costs - they constantly send out notices telling people that there are lots of bugs in the building. When you tell them you see roaches, they do nothing, they don't arrange for treatments. Terrible, incompetent management.

As per their memorandum:

Re: Tenant Due Diligence and Pest Issues

In the last two years, there has been an increase in pests throughout the complex. It is crucial that you come forward if you feel you might have a pest issue. "

Yet you submit a work order telling them that you have cockraoches and they don't even respond. City badly needs to intervene to force management to do something.

I've been living here for 5 months now and I've had the greatest experience so far. Ideal location, great amenities, no bugs and affordable rent for downtown. Management is very friendly and attentive to any issues. I would easily submit any maintenance request online and they would get back to me within 2-3 days. Overall near perfect experience.

Roach Motel! My girlfriend and I have lived in the building for several years. Summer of 2017 we started finding cockroaches, had our unit sprayed a few times but they keep coming back. Park Property has no idea how to get rid of cockroaches. They continually treat a single unit instead of treating multiple units at the same time. Now instead of doing a proper thorough treatment of the building, they are doing a "Preventative Treatment". What a joke - your building is infested. I kill multiple cockroaches with my hands everyday, you will too if you decide to live here!

Good location. Ok facility. Horrible management. The super is nice enough, but the people in the management and rental office are petty, rude, vindictive and unhelpful. They will try to pressure you in to things that you legally do not have to do. They will yell at your for asking questions. They will ask inappropriate personal questions regarding your living arrangements. They're absolutely miserable people with no patience, no empathy, and no anger management skills. They must have friends and family in upper-management at ParkProperty because they have zero people skills.

The man who picked up the phone was so rude and impatient. My phone had a connectivity problem and he just kept yelling "hello" "hello" in an aggressive way and shut me down completely when I tried to tell him there was a problem. He kept saying that we had talked today when I had been at work until now so there was no way I talked to him regarding a listing and replied sarcastically when asked about the price. I asked him if the price was $1325 and he replied "I dont know where you heard that but it $1350". How does someone so incredibly rude and uneducated work in customer service I am so disappointed with the company and will not recommend it to anyone. Please go through anger management before you comeback to work.

Has moved into this apartment managed by Park Property for a bit while, really feel that the apartment is poorly managed. All kinds of constructions keep going on inside the building, which disrupts everyday life a lot, besides, part of the building facilities are closed caused by that and never get reopened. It seems the management office never try to consider from the perspective of tenants and wouldn't hear their comments at all. Would not recommend this place to anyone and simply not worth the price charged at all.
