This place is down right awful. I used to live there. I had to leave because I had some medical issues. When I was in emerge bleeding to death, I called the landlord and told them that I am going to be away for a month or two. She than asked me to lease my apartment to someone else well I was in the hospital. When I was told by the hospital, I had some more injuries and that I could not return home, I gave them 60 days notice in writing by email. When I had family pick up my stuff and hired a company to clean the unit so others could have it, they continued to charge me rent for the year which was well over $4.000 WORST MANAGEMENT TEAM EVER! They don't even deserve one star. They all have bad attitudes, they just want young peoples money that's the sad reality of it all.

FOR THOSE LOOKING TO RENT AT 75 ANN STREET:
PLEASE PLEASE PLEASE PLEASE.do yourself a favour and DONT unless you want to spend COUNTLESS hours trying to get the management to listen to your concerns, only for the front desk to completely dismiss your concerns and tell you "you should be understanding because everyone else is having the same problems. " No. My ~$800/month rent does not include my empathy for the filthy living conditions and lack of care on your end.

I have been living at the MARQ for the past two years and while my first year has been manageable, my experience this year has been absolute hell. This year, however, I was greeted to a house INFESTED with cockroaches. Three weeks in, I am still not able to cook in my own kitchen due to the cockroaches we see everyday (we still have one cabinet we haven't been able to touch because there are AT LEAST 20-30 dead cockroaches). Aside from the cockroach infestation (and multiple attempts of getting them to provide pest treatments for us), we have been living with a broken AC system + window screens for the past two weeks. I've filled out at least 3-4 maintenance requst (the only supposed portal they will use to accept requests but your requests get lost and it takes them weeks to send someone over for every concern) regarding our window screen (since the first week of September when it was 34°C+ outside and our unit felt like a steamhole). One of my roommates moved into a room with no bed frame and had to spend the first week with their mattress on the floor. This, combined with the ongoing cockroach infestation, left her waking up to find multiple cockroaches crawling around her bed. After filling two separate maintenance requests and waiting a good 4-5 days (initially hoped to have everything fixed before classes started), I was frustrated enough to make a visit to the front desk, to which the front desk people were simply rude- didn't bother doing anything other than to file out another maintenance request (like thats going to fix anything.).

I am sick and tired of the property, front desk, and everyone involved - what's the point of re-painting the outside building and adding useless vending machines to the game rooms when literally all that your tenants ask for is to live in a somewhat clean, cockroach-free property with proper AC and a window screen (so I can actually open my window for the first time in two weeks).

*I am never one to publically leave negative reviews of this sort but the MARQ is an absolute waste of a property and I truly, from the bottom of my heart, do not wish for any other students to have to go through the same amount of stress and frustration (don't be fooled by the amenities and repainted walls like I was).

Please MARQ, if you have the least bit of decency left in you, BE BETTER. DO BETTER.

HATE THUS PLACEEE. Other than the fact that our kitchen is literally falling apart, ther is also a HUGEEE cockroache infestation AND black mold. I really regret signing the lease and will be out of here as soon as i can. I don’t recommend this place to anybody because in the past 2 weeks i have written more emails to maintenance and exterminators then i have to my own professors. On top of all of that, the front desk girl is the rudest person i have ever encountered, don’t even waste your time trying to get information out of her. If you’re looking for housing ples ples don’t sign the lease here!

They will ignore maintenance requests. There are cockroaches everywhere. It takes months for them to complete maintenance requests when they do respond. The alarms are often going off for no reason and in the middle of the night.

AWFUL AWFUL AWFUL! The GREEDY property managers exploit young people who have little to no experience renting properties. They don't take care of their buildings, the homes are left borderline unsafe, and they attempt to lock you into the lease agreement through the use of N11 documents and others. Attached photos are from the Beaufort street house across from mine while I rented there in 2020. DO NOT RENT FROM THESE HORRIBLE PEOPLE. They have no moral compasses and WILL try to screw you if they can.

The building management are unsympathetic, and are trying to just take as much money as they can. They are slum lords. I highly recommend finding somewhere else to stay, as this place is not worth it

Update: Called the number and got in contact. Staff remained unwilling to help.this company is a greedy one, willing to break laws and target those without the greatest knowledge on land tenant rules. Do not trust the reviews either, as all the good reviews are fake

I don't recommend staying here, MARQ is not responsive when it comes to your issues and it takes a lot if fighting to have anything fixed.
They charge as much as possible for as little service as possible, you're honestly better off with an individual landlord who's more attentive

Aside from any other negative feedback I love the Marq property because it is well-maintained, and the best part is the gym, which is not overly equipped but adequate for the job.

Had sushi night for whole building advertised free sushi from 4-6pm came at 4pm saying to come back in 30 minutes and then at 4: 30 they said they were out of supplies. Whole building is unorganized and do not properly prepare for anything. They charge money 60$ for parking your own vehicle a month and fridge is in the living room. Also there is a huge roach problem throughout the whole building as well. I do not recommend this location at all. Stay away at all costs. They bribe tenants with a free water bottle and little bag for good reviews do not trust any good review on this page!

One the best building in London. The location is just perfect for students. Close to Downtown but on a calm inner street. The management is lovely. I know all of them. They ate nice people. They actually care. They have a lot of interactive events and the building is always clean. Props to the cleaning team. Moving in with your friends might guarantee you a great college/University experience, being international or not. Cute amenities downstair too. Ok I gotta go get my burger

It's a good solutions in terms of location and prices, but prepare yourself: the administration is so unavailable, unreachable, takes away services without explanation, uncooperative. The cleanliness in the common areas is poor. The furnishings are broken, never replaced, stained. The appliances antique (we waited a whole semester in vain to have our dishwasher changed as it did not work). If you don't have a chance to stay in the living room to do your business, I recommend NOT taking the windowless room, unlivable. Good luck.

Avoid avoid avoid! Western and Fanshawe students…save yourself the headache and avoid this place. Sketchy parking garage, terrible management (Sarah was unpleasant to talk to and was not proactive on any sort of maintenance requests and would provide incorrect information, Josh is the only manager that would try to provide solutions to my queries). I was told by one of the staff that the parking garage was broken into by an individual with an intention to rob the building, and as a result, broke the door on the lower parking level. Management never fixed this and did not give tenants access to that lower level of parking (which has bigger parking spaces). Without access to the door, technically someone could park in the lower level, but would have to walk up the ramp to the main parking garage level which is DANGEROUS. One of the staff told me that nobody had been hit by a car yet so walking up that ramp wouldn’t be too dangerous and to avoid walking in the parking garage in the night to be safe…. Like what? ! They will advertise that they have a security guard, but there is only one security guard who comes in the night maybe 3-4 times a MONTH. His name is Bill and he was nice, but it was funny that they assured me that there would be overnight security when there wasn’t consistent security. 3-4 times a month does not cut it. The Luxe building and Masonville Yards has security overnight every night… To management: Don’t promise something when you can’t deliver. Have heard several horror stories from other tenants who had it much worse than me. Last point: had cockroaches in the apartment and had to get our apartment sprayed with a treatment THREE TIMES. This is disruptive, disgusting and a huge inconvenience to students since we have to move all of our stuff out of the kitchen pantries and washroom cupboards out into our bedrooms which is a huge hassle! I also lived in a three bedroom and had the window room and noticed that there was an annoying draft that came in the entire year (and would let in a bunch of ladybugs). Honestly, I wish I saved myself the headache and found somewhere else to live. Trust the negative reviews and don’t sign a lease here… save yourself the hassle!

Had a virtual tour booked for 12 and by 1 pm still no response. I called management and asked about if my appointment was still happening (as i would prefer to not wait a whole hour for them to call me) and they said that they were backed up with tours and to wait in their chat room and they would answer eventually. An hour later and I gave up on receiving a call. I then received an email apologizing for missing my appointment, and with a link to secure one of the rooms, no effort to reschedule my appointment. I just wasted an hour of my time and now I have someone emailing me asking me to sign a lease here - with no tour to even review the place? Great first impression!

So far this experience has been so wonderful and smooth. Great service on move-in day, excellent condition rooms and amazing internet. Not to mention all the wonderful community rooms on the lower floor. Any issues I've had thus far were promptly sorted and resolved. Would highly recommend to any future students looking for housing in London!

This is literally the worst student rental in London. I don't even know where to start. First of all, no one ever picks up the phone, even when the front desk is supposedly open. The suites themselves are DISGUSTING. Our bathroom had mold everywhere, the floors were scratched up in the common area, layers of dirt in the windows, stains on the sofa, and much more. Also, the shuttle to Western is not hourly as advertised on their website.
Roommate assignment is also horrific. One of my roommates isn't even a student, and her boyfriend is over ALL the time (I specifically requested a suite with all females). The front desk said they couldn't do anything about that when I told them about this. Not to mention the constant fighting and yelling you hear coming from the paper thin walls.
The study room and lounge area are located in the basement, and are super sketch. The neighbourhood itself isn't the safest place.
This place is super filthy, and management is the worst. Do yourself a favour and go rent somewhere else.

Do NOT stay here. Save yourself the headaches. They will not meet contract requirements and fix things on pace, no matter how awful the damage. Below is the state of my apartment when I moved in August 31st 2021. I complained the day I arrived and numerous times after, nothing was seen to till November 8th. They fixed the smallest issues (missing lights bulbs), and still have not addressed things such as moldy baseboards or a broken backdoor. Didn't get all our furniture such as couches, side tables or even wardrobes till about November either. Had to clean up contractors and previous tenants mess. Management continued to request full rent and ignored any correspondence regarding my damages. 0 stars

So far my experience at the MARQ has been good, the team is friendly and responsive to emails. The building also hosts small events every so often, like the National Cereal Day event recently, which makes the experience at the MARQ more enjoyable as a resident. I look forward to have more events at the MARQ, maybe in the theatre and media room of the building that has potential.

Pay above average rent price to live in a shoe closet. 2 rooms in each unit don't even have exterior windows, which I don't even think is legal. Add an extra cost for parking don't forget. Broken dishwasher from the day I moved in, requested maintenance and they came to look at it and told me it was toast and they would put in for a new one. 3 months later, nothin. Thankfully I only signed for 4 months!

The Marq is a lovely apartment to rent, with lovely events like the national cereal day event that was top notch. Hopefully we get more events on competitions and game nights.

I did not get any furniture. They said "You will be sleeping on your own bed by tonight" it is 10 am I still do not have my furniture. The carpet is torn up, paint and dust everywhere. There was mold in the freezer too.

My experience with TheMarq has been quite terrible. A very unprofessional and sketchy company. For many months I have been struggling with the staff about the awful condition of my unit. I have lived here for about a year and have been treated like a delinquent, a prisoner.
The staff is nice at the start but it quickly changes once you're in.
One day, they lied to my face about the location of the supervisor, I asked to talk to Sarah Menezes and they told me she left and was no longer available, I soon find out that she's actually upstairs in the same building.
The maintenance team is unreliable as well, I've put in dozens of reports and they usually go unnoticed. A day after you put in your request, you'll get an email stating that the issue has been dealt with, regardless if it did or not. I've put in 8 maintenance orders in one day about my toilet and it took them an entire month to resolve it.
My unit has been infested with cockroaches since February and they haven't taken it seriously, they've been blaming me and my roommates for being dirty and disgusting. The problem has only gotten worst in time and I've had to change my habits drastically. I've only used my kitchen maybe three times this month because it is so disgusting. I've had a roach fall into my boiling broccoli one day. This has been drastically affected my health in a negative way and they don't seem to have any sympathy.
They have been doing construction for the past 2 months and it is nothing but noise, they start at 930 every morning and trust me when I say that it is impossible to stay asleep, it is mind numbing. They did this last year too.
I would not recommend this place to anyone, it is overpriced, taxing and overall very disappointing.

This place is attempting to engage with the residents in several ways. They had a colouring book give away and celebrated hot chocolate day by giving out some hot chocolate. They do their best to engage people and make it a community.

I have stayed here for almost two years and the experience has been amazing. The apartments are well laid out and up to standard and the staff is very helpful. I recommend this building.

I am referring to the townhomes on St. George street that are managed by the Ann Street office.
I’m sad that zero stars is not an option here. Giving the one star is really far too generous.
Since day 1, this management company has been frustrating to deal with. Repairs are never done or addressed in a reasonable amount of time. The latest one is 2 months with a leaky washing machine. 2 months of having to do laundry somewhere other than in the townhouse. Yet still charging full rent!
The lack of communication is unacceptable.
The lack of respect the office management has for tenants is shown in the fact that phone messages are NEVER returned.
The responses from The Marq on the bad reviews listed here are insulting. They say they want input, they want to address concerns or complaints, try answering messages, that might be a good first step!
I am sure that this review is just one of many frustrated tenants complaining and will fall on deaf ears. I expect nothing will change. Nothing will be done to correct the problems that they have in the office.

needless to say I called the so called customer support phone number last week and have not received a call back! What a joke! And no response to the update

The building hosts small events every so often, and I was pleasantly surprised one morning when taking my dog on a short walk that there was a booth set up in the lobby! There were prepackaged colouring books with water-colour pencils, and microwavable popcorn! As soon as I returned to my apartment my roommate noticed the package and went down to grab her own. I keep the colouring book on my desk to use whenever I need a break.

As both a long time tenant and former employee (2.5years) I feel I have a unique perspective into living at The Marq.

The building is a good value and usually there are generous leasing incentives. Unfortunately most of the rest of the negative feedback is justified.

Management has little regard for ethics and integrity. They will give master keys to their friends and family so they can park for free, while tenants fork out $60 a month for parking.

Maintenance goes through periods of being overworked and short-staffed. My unit wasn't cleaned when I moved in and this is a very common experience for others too.

Employee turnover is high. There were 18 different employees in the 2.5 years I lived there. Make sure you get everything in writing because if you speak to an employee chances are they won't be there in a few months.

The lease structure is complicated. Make sure you fully understand it before you sign.

This isn't a bad building if you get lucky and land a good unit. However it can be a bit of a gamble. If you get a unit in rough shape or bad roommates you're going to have a bad experience. This happens more than it should.

I’m happy to be here. But it was a mess when I get here, bunch of stuff is not fixed, a lot of things are broken, dirty mattresses, garage from previous tenants, should’ve came in to a clean apartment because of covid 19, but it was not even cleaned at all. Not happy with the place, but starting to because I have been cleaning and getting it up to what it should’ve been.

Very safe building but there were some hiccups with the move in time. The building overall is quiet and fairly clean. The bus shuttle schedule could also be improved. Overall it's fairly decent for the price and location. Its next to a very nice park and right next to downtown

THIS BUILDING IS A SCAM. AVOID AT ALL COSTS. They lie to students with a nice demo room and refuse to allow them to see the actual unit because of "COVD safety". Once paper work is complete they get stuck living in a dumpster. They are already facing legal issues and soon will definitely be prosecuted. Ignore the fake reviews that these vultures are putting up.

I recently moved in at the beginning of May and was dealing with a lovely lady named Janine.
She was very quick to answer questions when i asked and even followed up with me a couple weeks after to make sure my move in went smoothly.
If your thinking about moving in to 75 Ann st, id recommend dealing with Janine!

As a CEMS exchange student I recommend staying at the MARQ 75 Ann Street because it's usually the place where the most CEMSies are located.
Also, the administrative process was super easy and the communication is pretty good. The rooms are not exactly equipped like it's indicated on the website. It's basically just the bed with the mattress and a writing desk. Everything else needs to be purchased.

Stay away from the Marq and Centurion properties. If you are a Western/Fanshawe student, you are better off living ANYWHERE else. Seriously, you'll definitely find more reasonably priced rooms around town in much better conditions and under the management of much more serious people.

The MARQ is completely and utterly incompetent. I reside at the 75 Ann Street location, where it appears they just eat rent money and use it for everything other than maintenance. Before move in, they couldn't even CLEAN OUR APARTMENT before giving us the keys. Front desk representative is never there, and we have actively seen them using their phones and having personal conversations when matters are to be discussed. The keys magically stop working after new years because of some cheap electronic issues. For the price they charge, they try to be fancy but it completely fails. The laundry room is a complete joke. It essentially is a swimming pool, with numerous washing machines never in operation, and the MARQ neglects to even attempt to remedy this, forcing residents to cope with high water levels on the floor. I honestly don't know how they haven't been sued already. For their price, PLEASE live elsewhere.

Also Chris in the office is willing to help with anything, he even jumped my car once when it wouldn’t start.

I loved living at the Marq this year as a student, the amenities and staff at the Marq are great and really accommodate all your needs and concerns. Would recommend for students after 1st year as furniture comes with the apartments and takes very little time to move in and out.
