I recently rented a 2-bedroom unit at 1591 Lycee Place, and I couldn't be happier with the leasing experience, all thanks to Becky Cloutier, the Leasing Consultant.

Becky is simply amazing! She's patient, incredibly nice, and radiates positive energy. From patiently answering all our questions to promptly following up on everything, Becky made the leasing process a breeze.

Although I've just moved in, Becky's exceptional service has already left a positive impression. If you're looking for a knowledgeable and friendly leasing consultant, I highly recommend Becky Cloutier. She truly made my leasing experience enjoyable!

J'ai choisi d'habiter The Riverside pour que ma fille soit à côté de son lycée. C'est la première fois que j'habite ailleurs que chez moi. Au début j'avais très peur, mais je m'y suis habituée.
L'endroit est très calme, et les voisins sont très gentils. C'est Becky et Moses qui se sont occupés de nous dès le début.
Je les remercie.

The the fact that the three building have a 2.8, a 1.9 and a 1.2 out of a collective 15 should tell you something. Namely that the customer service is the same throughout all 3. Positively medieval. On the other hand, if you're into LARPing as a peasant from 900 A. D.and have lungs powerful enough to withstand the mold, then this may be the perfect place for you.

Matt in maintenance has been harassing me.here is what he has said to me.i am disgusted at this place, he should be fired.him and his partner are always screaming at each other and their dogs bark constantly - a pit bull and a big german shepherd that make other people and animals feel scared.i am pretty sure he was fired from his last job for not actually doing his job.

I tried the police but they couldn’t do anything.someone needs to get this lazy person out with their girlfriend and dogs and have a friendly person who doesn’t curse every sentence.it’s highly unprofessional.

I lived on the Riversides (1541 & 1551) and now on 815-1591 for over 20 years I highly recommended it is a nice quiet neighborhood and convenient location close to all amenities. I always have a good experience with the management
Michael and Manny are great so helpful and considerate.

Greedy property rental company looking to make a quick buck however they can and no regard for their tenants. Denied lease reassignment for a roommate change because current rent is "much lower than market value". Additionally, we have waited over a year for a light fixture to be repaired after multiple follow-ups. Stay away if you can.

Raw sewage came out of my bathtub here. Never addressed, occasionally the new superintendent would show up to lie to my face about calling a plumber.

This is not about living conditions of apartments. I had an appointment for a tour of the building at 2pm on May 5th. When I arrived the rental office was having a meeting. I waited there for 15 mins since I didn't want to interrupt their meeting. I called the number and went to automated wait time. They saw me waiting outside the office for atleast 15 mins but nobody came out for a sec to ask us why we were waiting there (they could see us waiting) until I left without even talking to anybody. This is very unprofessional and wasteful of my time. I mean if you book and appointment atleast have the courtesy not to disrespect people's time and effort. You can do better The Riversides.

I gave 1 star cause I had to. We have been living here for a year.since last year our window was broken and it was supposed to be fixed till now we sent 10 email no one cares. The lobi just for painting the walls and small construction is still not complete first floor smell a awful. Our neighbor has s load voice we called 3 times email 5 times no answer back
There is no management

At the Riversides Apartment, Management does not care about you.
I lost my fob at work accidentally, and have called them TEN times over a period of a 7 days to get a new one, and they STILL have not gotten back to me.

I repeat, I cannot get into the apartment I live in.

I pay rent, I pay for parking, without the fob I cannot get into the building nor the parking garage. I have been getting tickets for $125 because I cannot park in the garage I paid to park in. It has been one week and they say "we'll get back to you tomorrow" every single time, and never do.

UPDATING DAILY UNTIL RIVERSIDES RESPONDS
January 17 -> January 23 - 10 calls, 3 emails. No response, locked out of apartment for one full week now.

It’s a nice apartment and well maintained but the customer service could have been better. Worst thing is they will post a notice in odd times during the day and take it for granted that you must have read that and then the water is shut off for unlimited hours or the elevator is out of service for repair. They don’t seem to care about the convenience of the residents. The parking garage door also goes out of service a lot during the winter and they do not have a permanent solution to that.

Very nice neighborhood for families and a very convenient location specially due to close proximity of major bus station (Hurdman) and Walmart which makes life very easy.
I had a good experience with the mgmt who is helpful and considerate. Their online system really keeps well to keep track of issues and resolutions.

Extremely poor customer service. Inconveniences to residents are rarely if ever taken into consideration (I.e, poor project management on maintenance projects, extended shut downs of water/elevators for issues that never seem to be resolved for long). Enter suites without notice of entry (when asked to stop, they responded with “well we didn’t have to tell you [we illegally entered your home]. ”). Large units, affordable and a great location. But I would not recommend for the above stated reasons. They cause many headaches and frustrations.

Only giving one star because it's mandatory. Do yourself a favour and avoid this rental property like the plague.

I have lived at this property since 2012. It has been going downhill at about the same rate as Alicia the leasing assistant hob-nobbled her way up to Property Manager. She leads the most incompetent team of employees I have ever had to deal with - they are consistently rude, condescending and make a game of disregarding the rules of their own leasing agreement.

- The indoor hot tub has been closed for almost two years (citing "renovations"), with the indoor pool just having reopened from almost a year-long closure.
- At least one parking garage is closed EVERY SUMMER for restorations, forcing residents to park far away off site - they won't mention that in the tour.
- When they are in service, the outdoor parking garages accumulate a lot of snow and ice in the walkways. Make sure to ask for an "inside" spot along the inside of the parking garage, or you'll be brushing it like it was outside after any small accumulation of snow. Spoiler alert, the cheaper "uncovered" parking is a 6-flight climb of stairs up to your car.
- There are at least two building-wide 8 hour water shut-downs per month, citing "emergency repairs".
- There have been two fires at 1541 Riverside in the last four years, and not one word from the landlord.
- Elevators are slow and unreliable; you can always rely on at least one elevator being broken.
- Laundry is obscenely expensive and the features of the system do not work as they are supposed to.
- Units are drafty and prone to mold, which the landlord will ignore until you involve Ottawa Public Health.

There is no such thing as a one-contact resolution - the aforementioned Property Manager loves to fire off condescending long winded emails that completely miss the point.

A few months ago I raised a few of my routine concerns with the Property Manager (lack of communication re pool closure, broken elevators and icy parking garage). After 6 years of paying my rent on time (nearly $100k worth) this is an excerpt of the response I had from Alicia: "At this point, we can only conclude that we are not able to meet the standards you expect of us. Therefore, we would like to offer to release you from your lease obligations without penalty with minimal notice. "

While I appreciated (and accepted) the offer, anyone who can read will see the proof is in the pudding that this property is run by only the most incompetent humans who could not be less interested in your satisfaction. As stated off the top, do yourself a favour and avoid this rental property like the plague.
