We have just rented in 50 Alexander Street.the best part of this process was the great assistance and guidance of Andrew King! He was helpful beyond words, any questions or doubts we had he immediately clarified it and helped us through it. All staff are exceptionally nice and friendly.
The Building is clean and well maintained, the location and view form apartment is everything!

I have been living in this building (55 Maitland) for years and love it so much. We have the most amazing superintend (Jerry) and building custodians (Maria) and not to mention, William who is wonderful. The office staff are friendly and respond to our questions and requests quickly.there is a sense of community here and want to live her forever.thanks soooo much everyone. Mehrnoosh

I talked with Andrew for the whole apartment viewing/renting process. He was really helpful and very responsive.
I have read some reviews that seem to have valid concerns, and I have not been here long enough to form a very comprehensive opinion about this place. (And I also don't have that much of a frame of reference.)
However, my experience has been good so far.

After reading the many negative reviews on here we wanted to give a fair review of our experience at Village Green.
We moved in to this building mostly for its location but also because the unit sizes are larger than that of the new luxury apartments and the reviews, that were legible were encouraging.
First, the security aspect of this building came in helpful. We encountered a few instances where they needed to be called after someone wandered in from the street. It’s downtown Toronto people, that’s what you get.
The maintenance staff and office staff were always on top of any issues and responded quickly, always going out of their way to do any repairs or address any issues around my partners shift work schedule.
Both the office staff person and building manager behaved in a kind, courteous and respectful manner with us each and every time. That’s not something you typically get from most rental companies in the city.
The other and most important part was the noticeable absence of bugs. Almost every aged building in the downtown core has bed bug or roach reviews for pages on reviews.
We lived in two different apartments on two completely different floors and never had any issues with either. In fact, I don’t recall ever seeing a bug the whole time. I also kept my apartment sparkling clean, you can’t complain about bugs if you don’t care for your surroundings.
This community is old, I believe it was built in the 60’s and yes, there are things that need work but something people need to remember is, with significant upgrades come rent increases. It’s called business.

All in all we were very impressed with the overall service and can honestly say, most of these reviews seem drastically exaggerated and perhaps from disgruntled ex-tenants. The grounds are beautiful, you have tons of space compared to new buildings and the staff actually care.

I lived here for a long time (over 5 years).

Pros: Building is clean, pet-friendly, units are spacious and well sound-proofed, there's working A/C and management has been very responsive to maintenance issues in my unit. There's a grassy shared yard, a separate dog park and underground parking with a car wash and shop vac (very handy).

Cons: Cost is the biggest. The landlord applied a retroactive rent increase DURING a pandemic and they seem to apply for above guideline increases every year, despite my unit being in the same 1970s state it was when I moved in. The rental increases also apply to parking, which has become extremely expensive given the amount of empty spots downstairs. They also lease parking spots to the hotel down the street and construction workers which I'm not a huge fan of for security reasons. New units in the building are very highly priced, and it seems odd to me that replacing a 50 year old kitchen is not considered part of regular maintenance.

Other cons outside of cost are the 8 hour noise of leaf-blowers every single Wednesday during warmer months, the construction noise that begins often at 7: 30 AM from condos being built on the same block, (and soon many more will be going up nearby). On weekends late at night you'll hear drunken screaming from nearby bars if you face the courtyard. There are an increasing number of sketchy people in the immediate neighbourhood and building security isn't always around to deal with them.

Overall, I loved my time here because it used to be a good value and easy commute when I was a student, but sadly that is no longer the case.

Save yourself the headache and move elsewhere. Lots of other buildings in the area with comparable rent and much, much better amenities.

AGIs yearly for them to plant flowers in the courtyard to attract prospective tenants. Their very recent Above Guideline Increase was 5% per month on top of the monthly rent. Serious, SERIOUS security issues - trespassers, package theft from hallways and in front of suites, bikes constantly being stolen from bike racks in courtyard, trespassers using drugs in the stairwells, people often sleeping in the entrance in the early mornings, dirty needles in the underground parking.

Hallways are dirty and gross looking with chipped paint and stained walls. Looks like the last time the hallways were painted was 1960. Entrance doors to units are deplorable looking (at least on my floor)

HVAC/ventilation system has been cleaned once in the 5+ years I have been here.

Building management LOVES to do their yearly inspections of suites. It consists of them coming into your unit, looking around the entire apartment, marking down what needs to be fixed, and then never following up with the repairs.

Repairs can take weeks - months to be done. Often, they’re down right ignored.

The area is becoming overdeveloped - construction EVERYWHERE.
I would encourage anyone looking to rent at either 40 or 50 Alexander or 55 Maitland to look at other reviews under Greenrock Property Management Ltd.as there are reviews about the above three buildings within that review.

The first 10 days have passed since I moved to 50 Alexander street. Now that the main chores of moving are over, I can say with all confidence that I really like my new home. General feeling of comfort and safety. All those representatives of management with whom I have been able to communicate so far (first of all, Andrew, Roman and Draga) are very nice, friendly, and responsive people.
The location of the building is very favorable (the heart of downtown Toronto). Everything is clean and well maintained. The layout of my studio is such that with proper zoning, you can get a very cozy and comfortable place to stay. Especially pleased with the good sound insulation in the apartment. I hope that this will continue to be the case. Thank you so much!

Just moved in, and I'm really happy with the place. This building is pretty cool, always clean and tidy! The studio layout is great for a studio, not like a small box of a room where you see the bed when you first go in and you're cooking in your bedroom.
Management is very effective, proactive and very kind, I was blown away by the professionalism, support, and cheerfulness of the staff, thanks Andrew, Draga and Roman! The facilities are in impeccable order. Anyone looking for a comfortable and luxurious place to hang up their hat need not look any further. The amenities are also top-notch. A real gem in the heart of downtown Toronto. Great place to live.
