If you don't mind living in one of the ugliest building in Montreal this place is for you; The only way not to see it is to live in it. Administration even install cheap hideous crooked Christmas lights on top of their building's roof to make their buildings look even more gaudy.

Email or call the admin is extremely difficult as no one will answer your calls or replying your emails. You essentially cannot solve any issues. Can't believe the big contrast between the leasing agent and the management. I will avoid.

Shout out to Robin Zelaya who sold me on leasing an apartment at Le Colisee in Montreal. He went the extra mile in conducting on-line tours of the available apartments, and he was quick to respond to messages and answer my many, many questions! Thanks Robin!

Sydney takes really good care of the building. It's very clean and a delight to live in. Very helpful and courteous. Lecolisee is located in the heart of downtown. Such a wonderful place to be.

Yet to move in but the application process was extremely easy. The visit was efficient and my rental agent Sarah Chinerman was courteous and down-to-earth about the building and its amenities. She was responsive to all questions and offered help at every turn.

Loved the floor plans from the listing, and loved it even more once I visited! Great location. No complaints so far.

Good location. Perfect heating. Nice view. However, there are several trade-offs.

First, it is unnecessarily challenging to reach out to staff for any problem, as no staff resides in the building. Email response is slow, and the phone response requires your patience. The maintenance service is mostly unsatisfactory. The maintenance team may visit your place, but they leave the problems as is. You may need to solve most of the problems by yourself.

Second, as the building is next to Sherbrooke street, you can't avoid loud exhaust noises and sirens even with windows closed (my apartment is on higher floors). The noises get worse during the weekends. If one is sensitive, one needs to be careful.

Third, the kitchen uses a centralized ventilation system, which is not really working, while it is recently renovated. The inadequate kitchen ventilation is because the apartment is old. Thus, one needs to be careful about cooking.

The building is so well situated, and the rental team is so professional and helpful. Marisa Stefanelli helped me visit a few units and the follow up with her was a great experience. She answers pretty quick to my questions and doubts.

It's a great building located in a good neighborhood. My unit has a nice view.
Also, renting an apartment from CLV group is a favorite experience since the employees are very polite, on-time and responsive.
Special thanks to Marisa Stefaneli, the leasing agent who helped me with the rental process. She is very responsible and helpful.

Looking forward to move in in Aug 2021. The apartment is in downtown Montreal with shops, restaurants, and bus stations within walking distance. The rooms are fully renovated and have great views. The process of applying for this apartment is simple and straight forward. Robert, who is helping me along the process, is very nice and responsible. He responds to emails quickly and provides as many information as you need. Overall, this place have amazing rooms and helpful staff, which makes it great place if you are looking for.an apartment in Montreal.

Moving in on July 1st 2021 and cannot be more excited to be at the heart of downtown with an amazing view. With that being said, a big reason why I'm so excited is due to the extra care, transparency and hospitality Sarah provided me with throughout the entire application process. She always made herself available and always kept me up to date with what I needed to get done and provided me with great service. Moreover, unlike other leasing agencies I've communicated with that tend to overlook "younger renters" for whatever reason, Sarah treated me in a very hospitable and respectable way throughout the process, enough that I genuinely wanted to write this review. La Colissée is very fortunate to have someone so devoted to their line of work!

It was a great experience to move into 235 Sherbrooke St W. The Community Leasing Agent, Ezra Barette, is responsible and professional. Last Friday April 16,2021, an inter-provincial travel restriction was imposed. We are from Ontario and we were supposed to move in Le Colisée on April 30. With the restrictions, we couldn’t move as planned. We contacted Ezra for a early move-in request before the restrictions started. He responded and got approval from the property manager for us. This eased a lot of our frustrations and hassles. Thank you, Ezra, for being considerate and responding even during his Sunday and Monday day off. He showed us his professionalism and care for his clients. We also thank the property manager for his consideration too. We appreciate it.

Like any other building there are both positives and negatives of living here, but in my opinion the positives outweigh the negatives. For me the most important thing is having access to good onsite maintenance, so that the critical issues can be resolved. I have found the building to be exceptional in this department. The onsite Maintenance specialist Etienne is one of the most wonderful support technicians I have ever come across. He first helped me with a heater issues and now with the AC installation. He provides you an exceptional service every time. He is very very polite, extremely kind and will always go the extra mile. Very few people can be as motivated and professional as him consistently. I hardly ever write reviews, but Etienne's extraordinary support and kindness forced me to write it this time. I would highly encourage the CLV management to give him some sort of an award, because I have heard many residents praising him. I would suggest that you do a survey for all customer facing staff, because these people can really make a huge difference in the lives of the residents.

AVOID! Living here is HELL. If I wasn't trapped by my lease I would leave. Constant construction noise starting at 7am, weekly fire alarms at random times, no hot water or any water without warning, they shut off the power without warning.it is an absolute nightmare. Do yourself a favor and go somewhere else.

The staff of CLV group go out of their way to make sure you are comfortable in your home here. The resident manager Florin Glavan is very friendly and he goes out of his way to help you whenever you need. If you ever need anything, Mr. Glavan's door is always open! He also responds to his emails very quickly - which is something you don't see too often in many Montreal property managers.

My gf and I went for a visit as we're searching for a place to rent. We instantly fell in love with the la colisée un general, and the apartment we applied for. The saleswoman was very professional and courteous. Once we expressed interest, we felt tremendous pressure to pay 500$ deposit within 24hrs otherwise, the apartment could go to the next applicant. They assured us that if we change our minds or in case our application is declined, the deposit will be refunded as quickly & as smoothly as possible. Less than 12 hours after depositing the funds, on Sunday at 10: 30am, we were informed that the application has been declined. No matter how hard you try, they will not disclose the reason for the decline AND they give you the run around for your deposit! Which suddenly can only be done by cheque which takes 2-3 weeks to issue. I feel scammed.

One day after 8pm, I forgot my keys in my appartement when I did laundry on the first floor. I called the company’s head office and the administrator lady told me I had to wait until the next morning when the administrator came to office to open the door for me. I was hopeless and then called my friend to stay at her place. A lady who is the tenant in this building happened to hear my call and she told me there’s a night guard staying all night here and he has spare keys. Then the lady led me to search for the night guard. To our surprise, the night guard stayed at the building’s administrator’s office all the time, and he never bothered to come out to ask me what’s happening. Finally he opened the door for me with spare keys in the office. The lady told me that during her 15 years residency here, she has seen many times that someone forgot keys when doing laundry, but few of them have ever been informed there is night guard who can use the spare keys to open the door for them.

Update: I spoke with the manager and they explained to me the procedure. I also consulted some legal information and I understand it’s not illegal for the building to ask the tenant to wait until next morning in the case of locking themselves out. I would suggest them to improve the customer service in the future.

CLV group is the worst company ever, we are paying for services we do not receive, we have no support in emergency case whatsoever, they don't give a **** about people, AVOID THE COMPANY CLV, no matter what buliding you live in. YOU'VE BEEN WARNED!

Édifice à logements bien situé près du centre ville de Montréal et de stations de métro. Possède une buanderie un stationnement souterrain et une piscine. A proximité d'une épicerie et de plusieurs restaurants. Trois assesseurs à la disposition des locataires. Chute à déchet à chaque étage. Plusieurs logement, sinon tous, possèdent un très grand balcon offrant une très belle vue de Montréal tel que montre la vidéo ci-jointe.

This is a terrible management company. I would encourage everyone to submit a complaint against them to Le Regie du Logement. They are very rude, very cheap and extremely greedy. The CLV Group are just awful. They took over Tour La Fontaine 2 months ago and increased fees that were included in my lease for 10 years. They increased them by 20%, while cutting out almost all services. Poste Canada can't even get in the building at Tour Lafontaine and our mail is being withheld. For a real-estate monopoly.and that's exactly what they are, it takes CLV months to make repairs. Avoid them. CLV is a monopoly and behaves exactly how you'd expect a power tripping monopoly to behave. Be warned: Stay away! The owners of CLV are a stereotype. I would also advise against working for them.

Darren, I agree completely! You nailed it. CLV and Interrent REIT are the most dishonest people I've ever seen. They push for automatic withdrawals for rent payment and take out more money than the rent. There are numerous complaints filed against them for unlawful transactions.

Horrible management. I lived there for 2 years and decided to move out because of the new building manager. She is VERY condescending and rude. I used to wait until the weekend comes to make any kind of request because I couldn't handle the main building manager. Otherwise, nice location and amenities.

When trying to get an apartment in this building they ask you for first months rent and then if you change your mind good luck trying to get your money back. Very professional very unacceptable! And nobody wants to say who’s in charge of payroll or the Money controller nobody wants to see that person‘s name which is absolutely crazy! We should know who that I’m professional person is! And I’m sure that the manager would like to know as well because a lot of people complain and ruin the reputation of the company!

J'y suis aller pour avec l'intention de louer un appartement pour pendant ma session à temps partiel à l'UQÀM. Quand je lui ai dis que c'était pour les études, la dame à la réception s'est mise à rire de moi en me disant que ce n'était pas une place pour les étudiants et que je n'avais sûrement pas les moyens de vivre là. J'avais pourtant vu les prix sur Kijiji et ça me convenait parfaitement, c'est pour ça que j'avais pris rendez-vous pour la rencontrer! En plus, je fais sûrement un plus gros salaire qu'elle dans la vie. Honnêtement, c'était la première fois de ma vie que je rencontrais une personne aussi non-professionnelle et déplaisante. À éviter.

Awful! Avoid!
2017 was a year of continuous and steep decline for Le Nouveau Colisee. As I'm writing this as we're again going through yet another power outage caused by failure in the building's electrical equipment. We didn't have power on Christmas day just a few days before 2018 new year's day. Power shut downs and water shutdowns were very common throughout 2017 and to this date. Now the entire building is running on an elecrical generator for almost 5 weeks. The management yelled at me on the phone when I pointed this out.
I'm moving out soon. Avoid this building completely.
