DO NOT BUY HERE. These buildings are a class action lawsuit waiting to happen. I've lived here as a tenant for just over a year. In that time the fire alarm has gone off for no reason at least a dozen times. The elevators have broken down multiple times. I've seen them using a bilge pump to get water out of the parking garage in one of the other buildings twice (meaning there's a serious leak in the parking garage). The light fixture in my bathroom almost started a fire. The faucets leak. These buildings are a decade old at the most, there's no way things should be this broken. They were cheaply built and it shows.

Lived here for 8 years, was one of the first batch of residents that moved in. The initial stages after move in were rough. The garbage sorting system had to be abandoned as they could never work out the issues. The initial plan to allow people to sort their garbage via the garbage chutes using buttons to switch from paper to plastic to metal waste. This mechanism never worked properly and they just gave up and switched to having people throw their garbage down the chutes and if you wanted to recycle, you had to go down to the garage.

The early council was hilariously incompetent with the finances, underestimating revenues for one year which led to a significant increase in the maintenance fees. Since I don't live there anymore, this may have changed.

Whatever warts it had however is made up for the fact that I found the actual facilities excellent. One of the most convenient locations in all of Montreal with the 20 right there and Lionel Groulx Metro almost literally across the street. I saw St. Henri gentrify around me over the years and the neighbourhood became more and more attractive for people Thick walls, safe building, quiet neighbourhood and convenient location. Even though a lot of the units are open concept and don't ga have separate rooms, they way they are laid out allows you to separate then easily. My old unit was shaped like an "L" so it was very easy to section off a part of the unit. High ceilings and big windows hardwood floors added to the aesthetic.

I dunno what the prices are like there now but for the price I paid, I think I got a bargain out of it. The only thing I'd be weary of if I moved in now are the maintenance fees. While I was there, they never failed to raise the fees $10-20 per year at minimim including one year where it went up about $50 or 60%.

Très bien, belle terrasse, très cher à l'achat, pas pour tous les budgets.
