We had a strange experience with him. Many years ago. Honestly he’s agressive online so we waited before sending any reviews.
The report was half completed but ultimately we needed a printed and pdf version of the report as there was an issue at the house we weren’t comfortable with and needed to officially walk away. He invited us to his place to review the report. Then when we asked that he email it. He had a bit of trouble with the PDF. We tried to help and he snapped at us. Told us his computer is state if the art and is the most powerful and a pdf takes time (it wasn’t and it doesn’t) It was strange. He stormed off. Threw our cheque back at us (which we obviously didn’t take back as he had done the work) and told us to leave. I was able to get the report on a usb stick in the middle of that chaos.
Like I said it was really really strange and not the way you expect to be treated. When we did eventually find the right house we did not engage with him again.

Upon reading my review, Robert Young has asked that we “get to the facts” and that I submit a retraction.
This is the timeline of events.
Friday, Nov 25; We had hired Robert Young of Montreal Home Inspection Services to inspect a duplex in LaSalle. It commenced at 9: 00 am as planned. It was a raining when the inspection started. Upon completion of the outside ground level and inside floor inspections it was raining and Robert informed us that due to weather, he could not inspect the roof. He stated it was unsafe to do so and that a wet roof hides flaws so it was best to do it on a dry day. He stated to the property owner and myself that would return on a nicer day and when he was feeling better (He had mentioned a few times that he wasn’t feeling well, likely due to a medication change). I did not ask for a return date because his health seemed to be the driving factor.
Sunday, Nov 27; Two days after inspection, Robert texted at 1: 00 saying “Report sent”. This seemed odd because I assumed the report would be held until the roof inspection was completed. I immediately texted back saying “ Thanks Robert, Hope the medication is working out better and the dizziness is gone. When can we schedule the roof? ”. No response. I didn’t want to bother him as it was Sunday so I waited until Monday to email.
Monday, Nov 28; Emailed Robert at 8: 30 saying “Thank you for the report. The roof inspection is still outstanding due to the weather conditions on Friday. When are you available to complete it? We had rain last night so the roof is wet but the forecast for tomorrow is dry. Can we do it tomorrow? ”. No response so I called him at 9: 45 and left a voice message. Robert responded by email at 1: 40 saying “Les. Please understand. There is nothing outstanding. The roof could not be inspected due to weather. I can not control weather. If you read the contract, I do not even have to mount the roof. It is totally up to the home inspector. If you wish me to return the fee is $125.00. It would be the same at in winter. Roofs can not be mounted unless dry and safe. ”
Note; I dispute Robert’s “Response from owner” remark that he “honorably offered a 3 day window to return for free” at time of inspection. He offered to return but I did not hear a time constraint attached. If he had made a time sensitive offer, I would have gladly accommodated any date that worked for him. And even of one assumes that Robert did put a 3 day time constraint that I didn’t understand, I still asked Robert for a date to do the roof within his supposed 3 day grace period. (on Nov 27 by text upon receipt of report and on Nov 28 by email). The first time I heard of this 3 day grace period was in his response by owner.
Monday, Nov 28; Called Robert at 2: 10 after reading his email. We discussed my recollection of what the property owner and I understood him to have said and he relented. He said he still wasn’t feeling well so Tuesday wouldn’t work but tentatively agreed to come on Friday Dec 2 at no additional cost.
Thursday, Dec 1; Texted Robert at 11: 27 to confirm inspection. No response.
Thursday, Dec 1; Called Robert at 3: 00 to confirm inspection. He said he was still ill and would keep in touch to reschedule. I mentioned the buyer was becoming apprehensive but I did not cancel the roof inspection as Robert seems to be hinting at in his response by owner.
Friday, Dec 9; After a week with no communication I called Robert at 2: 00 and left a message. No response.
Monday, Dec 12; Called Robert at 11: 00 and left a message. No response.
Tuesday, Dec 13; Called Robert at 10: 30. I inquired about his health and timing for inspection. He said that he still wasn’t feeling well and voiced weather concerns. When I mentioned that the weather was expected to improve later in the week Robert stated that the $125 fee would be required. I admit that I cursed and for that I am sorry but it was driven by frustration. 3 weeks had passed and we were clearly at a dead end. At that point, I gave up on the roof inspection.

Robert inspected my home last year. His comments were on point and now, after a year since the inspection, all the points we discussed were accurate.

Robert's inspection helped us make the right decision – we walked away from a house that would have been a living nightmare to repair.

Robert doesn't sugar coat anything. My partner and I felt that Robert had our best interest in mind. His on-site inspection, report and post-report consultations were thorough and to-the-point. We learned so much, and cannot recommend Robert and MHIS enough.

You can tell that Mr Young is well experienced and has been in the field for a long time. His reports are extremely detailed and you can count on him to be honest with you. This allows you to be at ease when you finalize your purchase of your home as you know what needs to be fixed immediately and what will need to be repaired in the near future. I would highly recommend him!

This was the first time I ever needed inspection done for a property and boy am I glad I chose Mr Young for this. Inspection has started at the agreed time and went on for about 2h. At the end, I was informed briefly about some of the issues and was told to expect the report to be sent out within 24-48h.

Honestly I didn't know what to expect so I was rather surprised to se such a thorough report on over 100 pages (in comparison, the "inspection" someone had in Western Europe for some property was limited to making sure the water is running, toilets flush and windows close). I was a bit shocked to see so many things mentioned but later on I realized that not all are problems but rather the inspector was making notes of everything he had found, providing information about potential risks and improvements to consider. He verified a lot of things using a variety of specialized tools.

With this report I was able to address with the seller some issues and have an idea what to expect in the future.

After seeing Mr Young's reply, I feel I need to confirm what he has said and to add that my agent prepared me for the home inspection price so it wasn't really a surprise (to be honest it is not that much yet i think it depends on the property to be inspected). Given the amount of money one will invest in a property, I find it imperative to do an inspection before purchasing - it will save you a lot along the way. In addition, along with the report, you're getting your money back basically - you'll have the opportunity to negocitate with the seller to make the necessary repairs. It's a win-win situation, no question about it.

I have never met a more knowledgeable and patient inspector. Mr. Young has been a tremendous help and support in our decision. His reports are very detailed and very user-friendly. Even after the inspection was done we contacted him server times with questions and he always answered promptly.

I was recommended by my friend to contact Mr. Young to inspect our first-ever property. The professionalism and honesty in Mr. Young's report amazed me as we learned so much about housing maintenance and repairs. Mr. Young encouraged my family to give him a call to emphasize the severe issues of the property we were interested in. After the discussion, we thoroughly understand the defects and based off his report to negotiate with the vendor. Purchased a 37 year old house at a great price specially given the current market, contacted Robert to inspect and was happily surprised of his price. What's even more impressive is that Robert will walk the house and do a very detailed report as if he was purchasing the house for himself.
Having sort of agreed with the sellers that we won't be able to negotiate any lower, we found ourselves adding another substantial amount to be deducted from the price. That said, the inspection paid itself and more.
Following the inspection, Robert took several hours to go through point by point, gave us a price to each repair needed and explanation to each topic. We will renovate the house top to bottom this spring and will reach back to Robert for additional services.

I have had the pleasure for the last Several Months of accompanying Robert during his Home Inspections while he is mentoring me to become a future Home Inspector.

Watching him going through the Inspection from the Exterior to the Interior with his fast and methodical approach is inspiring he even has a Great approach with the animals on site (which should not be there).

Robert will always take the time (after an inspection) to discuss several issues with the client and answer pertinent questions.

The Best part of the inspection comes from the remarks from the different people at the inspection who contently remark to me the knowledge that he possess in this industry and how beneficial it is to them especially from the first time home buyers.

Robert takes the time to explain to his clients the difference from major and minor defects which is the difference of the Client understanding the situation rather than panicking!

If you are going to purchase a Home in the Near future I would strongly suggest having Robert inspect the dwelling before signing on the Bottom line, it will reassure you and help you understand how to maintain your investment for many more years to come!

We just had our second property inspection by Robert. I would not go into details of how Robert works except few sentences- 1) Robert is a nightmare for property that has issues- Robert finds everything!
2) By the time you are done with inspection, you would have sound knowledge about what a good property is.

Robert does not just issue a report showing the issues. He helps you understand what these issues are in “plain and simple” language.

Robert Young is extremely thorough! At the end, the inspector that was sent from the ACQ told him that he had seen many other inspectors hired by various clients, but he had never seen one so thorough! I would recommend him without hesitation!

Possibly the least competent inspector in Montreal. Had to get a second opinion when it became obvious that he had no idea what he was talking about.

Never believed in inspections until I met Mr. Young.

Mr. Young was extremely knowledgeable, professional and respectful. I believe hiring Robert was a very good decision.

Je vous recommande Robert, car il est vraiment professionnel et il connaît très bien son métier. Pour me montrer ce qu'il a trouvé pendant notre inspection, il m'a donné, après 2 jours de l'inspection, un rapport avec beaucoup de détails, comme c'est quoi le problème, ça fait combien pour régler ce problème, etc. Il a plu quand nous avons eu cette inspection, mais il est encore monté sur la toiture pour la vérifier. C'est un super professionnel.

Update: I was concerned about what I thought was a leak in the walls so I called Robert for a post inspection review. He came over within a good time frame and explained everything about the situation. All free of charge. I'm glad I went with him in the first place.

. Robert Young has a very particular set of skills, skills that he has acquired over a very long career, skills that make him a nightmare for buildings lacking integrity. Whatever the problem is, he will look for it, he will find it, and he will include it in his report.

Robert did an amazing job with our condo inspection. He was thorough, efficient, on time and took great photos that easily explained issues. Beyond that he took his time to have a phone conversation to answer questions. His report was done and sent the next day, giving us lots of time to think about what he said before end of conditonal period.
